Tour
The luxury of this home reveals itself on the ground floor, where the hallway with its refined staircase and French doors to the living room creates a warm welcome. As the current residents describe, this is a wonderful, spacious and well-equipped level for entertaining. With high ceilings, abundant space and a charming fireplace, the home invites gatherings with friends and family. The kitchen is thoughtfully designed and fully equipped; not entirely open, yet in connection with the living space. On warm summer evenings, the French doors can be opened, allowing cooking and dining to flow seamlessly into outdoor living. Adjoining the living room is a side room, ideal as a study or playroom for young children.
The basement is neatly finished and functionally arranged for additional storage; the current residents use this space as a gym. The wooden shed in the garden also offers space for bicycles and garden tools. The sleeping levels comprise seven generous rooms, flexibly suited as bedrooms, workspaces or gym, complemented by four bathrooms and a dressing room. The first floor includes two spacious bedrooms at the front, each with built-in wardrobes, warm tones and oak flooring. They share a large bathroom with bathtub, separate walk-in shower and double washbasin. At the rear lies a third bedroom next to a cosy media lounge, with a second bathroom and a practical laundry. The second floor of approximately 85 m² provides three spacious rooms. The master suite adjoins a large terrace and features a dressing with no less than sixteen metres of wardrobes and a bright, luxurious bathroom enhanced by multiple windows. At the rear are two large rooms, used by the residents as a home office and gym. Surprisingly high ceilings and ample daylight give this floor a distinctive character.
The corner house is surrounded by a side and rear garden, complete with an automatic gate, wrought-iron details and robust pillars ensuring privacy and security. The side garden, accessible from the kitchen, is furnished with a dining table and experienced by the residents as a particularly comfortable place to dine. From the dining room, double doors lead to a generous terrace and the rear garden, landscaped by design with rich planting of flowering perennials and evergreen trees. A hardwood shed is placed here for garden furniture and bicycles.
In addition, the residence features an intimate roof terrace, directly adjoining the master bedroom. The Mediterranean atmosphere is set by two olive trees, giving this terrace a unique and personal character.
What the residents will miss
"The children are fond of the 1st Floor, where they have their own ‘territory’ and can enjoy friends away from the grownups. Our family living room, located on the same floor, with splendid views of lush green gardens has created much quality time for all of us. Incredible sunrises and fun times await you on the 2nd floor’s balcony, overlooking Oranje Nassaulaan, with its trees, especially on a warm summer evening."
Neighbourhood
At the end of the nineteenth century, as Amsterdam’s city centre grew increasingly crowded, the demand arose for a leafy district close to the centre. In 1881, architect Zocher designed the Willemspark, now known as the Vondelpark. A few decades later, the first villas were built around its ponds. Stately houses in classical architectural styles welcomed families to this greener, quieter part of the city.
The grandeur of that time remains intact today. Both the residents and the culinary offering — Vlaamsch Broodhuys, chocolatier Linnick, greengrocer Wessels, Michelin-starred Ron Gastrobar and French seafood restaurant VISQUE — lend this residential area its contemporary allure. Situated between the Vondelpark, Koninginneweg and Amstelveenseweg — with the Museum Quarter within walking distance — this is an ideal corner of Amsterdam to live, where relaxation and inspiration are always nearby.

The Noble House No. 14
I’ve known this house for years, having advised the owner on the initial purchase process back then. After an extensive search, our client fell in love with it, even when it was serving as a rather ordinary office space at the time. But both our client and I saw the untapped potential and hidden qualities within the spacious and well-thought-out layout. Over the years, I’ve had the pleasure of witnessing the transformation and updates to the property. Time and time again, the name ‘Noble House’ came to mind, and rightfully so. This house exudes opulence and comfort, with true luxury subtly woven throughout, resulting in an inviting space where one undeniably feels at home with family and friends. Quite delightful. ‘The Noble House’ sets itself apart from the properties across the street in many ways, which aim to impress more. What truly distinguishes it, in my opinion, is its excellent functional design, making living here truly enjoyable. When you combine all these elements with the ‘Super Prime’ location of the property, it becomes clear that investing in this house is an investment in long term living pleasure.
Built in the 1920s when this neighborhood was established as an exclusive enclave for the affluent, the streets are part of the landscape design by architect Zocher, drawing inspiration from the Vondelpark and forming the basis for the layout. The neighborhood exudes lush greenery and spaciousness, with some streets following the meandering curves directly influenced by the Vondelpark’s layout. Oranje Nassaulaan 14, one of the three stately townhouses in this development, was designed in 1919 by architect R.J. Rutgers, who had already embraced the distinctive Amsterdam School architectural style. Rutgers, inspired by the influential Berlage, is responsible for numerous architectural masterpieces in the South and New South districts, including the iconic Hotel American at Leidseplein. Oranje Nassaulaan 14 and the block it belongs to are clear examples of the early Amsterdam School period. This influence is not only visible in the robust masonry, chimneys, and roofs but also in the interior, including the staircase and stained glasswork. The buildings are solidly constructed with deep foundations on wooden piles that are more than two meters below street level, cement-based masonry, and carefully detailed wooden frames, providing a durable and future-proof structure. In 2014, the house underwent a thorough transformation into a contemporary oasis of luxury. The layout was optimized, the installations were updated, and the house was fully insulated. The interior was carefully designed by interior design firm Klijnhout van Ronald Klijnhout in close collaboration with the owners. Ronald designs with a focus on the residents and users of a property, seamlessly integrating them with the structure and design of the building while reinforcing and enhancing the details. His input has given the house the ambiance and quality of The Noble House
The art of living and cooking. The luxury of this floor begins with the warm welcome in the hallway, featuring French doors leading to the living room and the beautiful staircase. The hallway seamlessly extends into the living room. As the owners describe it, the ground floor is a delightful, spacious, and well-appointed space for entertaining. With its high ceilings, ample room, and a cozy atmosphere created in part by the fireplace, this house warmly invites friends and family. The kitchen, equipped with all the necessary appliances, is thoughtfully designed. It’s not entirely an open kitchen, but it still allows for interactive cooking. On warm summer evenings, the French doors can be opened, extending the culinary experience outdoors. The living room includes an adjacent room, ideal as a study or a play area for families with young children.
Basement
The basement offers additional storage space, elegantly finished and functionally designed for storage. The current owner uses this area as a gym. A storage room in the garden is perfect for bicycles and gardening supplies.
The two sleeping floors offer a total of seven spacious rooms, each of which can be used as a bedroom, study, or gym. In addition, there are four bathrooms and a dressing room. The first floor provides two generous bedrooms on the street side. These rooms feature built-in closets, warm color schemes, and oak wooden floors. The rooms share a spacious bathroom, complete with a large bathtub, separate walk-in shower, and double sinks. On this floor, which spans more than eight meters in width, there is a third bedroom and a media lounge at the rear. A second bathroom is provided for this room, and the consistent color schemes and flooring continue throughout. This floor also houses a spacious laundry room. The second floor, spanning 85 square meters, consists of three spacious sleeping/work rooms. The parent’s suite includes a bedroom that opens onto a large terrace and features a dressing room with 16 meters of closet space and a luxurious bathroom. Thanks to various windows, this bathroom is pleasantly well-lit. At the rear, there are two spacious rooms used by the residents as a home office and gym. These rooms are surprisingly bright and spacious.
The house is a corner property and boasts both a side and rear garden. It features a convenient automatic gate, wrought-iron details, and sturdy brick pillars, ensuring privacy and security. The side garden serves as an entrance and houses the dining table. A door in the side facade of the kitchen has made the owners find dining here to be very comfortable. The garden extends into the backyard, seamlessly connected to the dining room via a spacious terrace and double doors. The garden is meticulously landscaped and truly offers a quality outdoor space. It is adorned with plants that bloom in every season and includes many evergreen plants and trees. To accommodate garden furniture and bicycles, there’s a hardwood storage shed. In addition to the garden, the property features a delightful and intimate rooftop terrace. It adjoins the main bedroom, with the atmosphere defined by two olive trees.
At the end of the 19th century, as Amsterdam’s city center became increasingly crowded, the need for a green neighborhood close to the center grew. In 1881, architect Zocher designed Willemspark, now Vondelpark. A few decades later, the first villas arose there, around the ponds. Stately buildings in classical architectural styles welcomed families to this quieter, greener part of the city. The grandeur of that era remains intact. Situated between Vondelpark, Koninginneweg, and Amstelveenseweg—with the Museum Quarter within walking distance—this is the ideal corner of Amsterdam to live in, where relaxation and inspiration are always close by.
Accessibility
The property is easily accessible by public transport, with tram line 2 stopping near Oranje Nassaulaan. There are also various connections from Haarlemmermeer Station. The city center is just a few minutes away by bike, and Central Station and Amsterdam Zuid Stadium are also easily accessible. The neighborhood is also easily accessible by car, via the A10 Amsterdam ring road and nearby arterial roads.
