Cromhouts Buiten
Some residences seem to hold their place in the city quietly — untouched by time, fashion or motion. Herengracht 362 is one such address. With its monumental façade, four windows overlooking the canal, and a rare first-floor balcony, this apartment offers something almost unheard of in the city centre: space, views and tranquillity in perfect alignment.
Inside, the atmosphere mirrors the exterior — bright, spacious and composed. High ceilings, continuous flooring and original details have been preserved, yet the overall impression remains light and refined. The layout is well considered, with a clear distinction between living and sleeping quarters. The result is a home that effortlessly accommodates a range of residential needs.
We call this apartment Cromhouts Buiten — a tribute to the original patron and a nod to the rare balcony along the canal. A residence of perspective, heritage and quiet elegance.

Architecture
This apartment occupies the first floor of a monumental canal residence dating from 1660, designed by renowned architect Philips Vingboons. The façade is richly detailed and exceptionally wide — measuring 12.54 metres. At the front, four tall windows overlook the canal — a true rarity in the historic city centre — accompanied by a characteristic balcony with natural stone balustrade.
Inside, the residence unfolds into an impressive through-living space of nearly 70 square metres, with a ceiling height of approximately 3.5 metres. The beamed ceiling, open fireplace and generous proportions give the living room a presence that is both striking and understated. Large windows on either end provide abundant daylight and offer views of both the Herengracht and the serene rear courtyard.
At the front of the apartment, a study or library opens directly onto the balcony — one of the home’s most distinctive features. Walls adorned with panelling and stucco ornamentation reinforce the historical context. The floors are finished with wide, white-painted wooden planks that bring a sense of lightness and calm.
The layout of the apartment is clear and well balanced. The living areas are situated on the canal side, while the bedrooms and bathrooms are positioned toward the rear. Throughout, classical elements are combined with contemporary residential quality, without compromising the understated elegance that defines the space.
Wining and dining
The living room spans the full width of the building and encompasses nearly 70 square metres. With four tall canal-facing windows, ceiling heights of approximately 3.5 metres, and uninterrupted sightlines extending all the way to the rear, the space feels both monumental and filled with light. A fireplace marks the central focal point of the room, flanked by inviting zones for reading and seating. The wide, white-painted wooden floor enhances the interior’s calm and luminous character.
To the rear of the living space lies the dining area, visually connected to the kitchen. The space comfortably accommodates a long dining table or multiple functions side by side. Exposed wooden ceiling beams emphasise the room’s length, adding rhythm and architectural scale to the composition.
The kitchen is arranged in a generous corner layout and includes a central island. Cabinetry in a light palette with perforated fronts introduces a subtle interplay of texture and transparency. Large windows facing the inner courtyard allow soft daylight to flow in. The island offers seating for several barstools and serves as an informal gathering point between cooking and dining.
The circulation between kitchen, dining and sitting areas is fluid. Each space transitions seamlessly into the next, while maintaining its own identity and function within the whole. The result is an open, well-structured living landscape where light, space and symmetry define the tone.
Rest and refresh
A long corridor — softly illuminated by stained-glass windows — leads to the serene rear section of the apartment. Here, the primary bedroom is situated, generously proportioned and overlooking the garden. The room is peaceful and filled with natural light, offering ample space for a sitting area, wall-to-wall wardrobes and a mirrored wall that enhances the depth and spatial quality. The adjoining en suite bathroom is finished in beige natural stone and features a freestanding bathtub, a wall-mounted vanity with integrated basin, and a separate toilet.
On the opposite side of the apartment lies a second, compact bedroom, ideally suited as a guest room or study. Adjacent to this space is the second bathroom, clad entirely in light grey marble. It includes a walk-in shower, washbasin and toilet, and is executed in the same understated, high-quality style that defines the rest of the apartment.
The transition from the vibrant living area on the canal side to the more intimate sleeping quarters at the rear is subtle and intuitively designed. The layout ensures privacy without disrupting the open character of the home. The sleeping area feels both functional and refined, defined by carefully selected materials and a tranquil atmosphere.
Balcony
At the front of the apartment lies a balcony overlooking the Herengracht. Framed by a natural stone balustrade, the balcony is accessed through double doors from the study. This outdoor space is a rare feature in this part of the canal belt and forms a characterful extension of the apartment.
Facing east, the balcony enjoys morning sun and offers views over the water, the bridge and the buildings across the canal. Positioned on the first floor, it provides both openness and privacy, elevated just enough to remain comfortably detached from street level. Mature trees lining the quay add a sense of shelter and seasonal atmosphere.
The balcony is wide enough to accommodate seating and connects seamlessly with the interior. Thanks to its orientation, outlook and material expression, this outdoor space adds a distinct quality to the apartment — rare in this context, yet entirely fitting for this residence.
Neighborhood
The apartment is located along a tranquil and central section of the canal, near the junction with the Leidsegracht. Positioned on a gentle bend of the Herengracht, it offers a remarkable panoramic view across the water. This part of Amsterdam is distinguished by its openness and serenity — free from houseboats and notably wide in scale.
The proximity of Rokin metro station ensures excellent connectivity, with direct access to various parts of the city. The immediate surroundings offer a refined urban experience, with a balanced mix of metropolitan amenities: fine restaurants, artisanal delicatessens, galleries and cultural institutions are all within easy reach.
Accessibility
The apartment is easily accessible by bicycle, car and public transport. The A10 Ring Road is reachable within five minutes by car via exit S108 (Oud-Zuid). Several tram, metro and bus lines depart from Koningsplein and Rokin, including tram lines 2, 4, 12, 14 and 17, as well as metro connections to Amsterdam North and South Stations. Central Station can be reached by bicycle in under five minutes.
Parking
Parking is available through a residential permit system on public roads (permit zone Centrum-2e). A permit for Centrum-2e grants access to parking throughout zone Centrum-2. The current cost for a resident permit is €326.65 per six months. As of June 2025, the estimated waiting time for this permit area is approximately 13 months. A second residential permit is not available in this zone. In addition to street parking, permit holders may also park free of charge in the Oosterdok Eiland and Rokin parking garages.
