What the residents will miss
"After work, we like to sit in the sun at Krux or pick up a treat at Millie Vanillie Bakery. And when we cook, we still enjoy the view of the water and the lovely light in the house. We’re going to miss it terribly—the high ceilings, the floor cooling in the summer, the comfort, but above all the feeling this house has always given us.”"

The Art of Paint
As an agency, we assist in the sale of a diverse range of properties. Personally, I am constantly inspired by the unique atmosphere of Cruquiuseiland. On the one hand, you experience the liveliness of an urban neighborhood, while at the same time finding peace and space by the water. The island has a rich history as a former port and industrial area, and has now been transformed into a vibrant neighborhood with unique architecture, creative businesses, cozy restaurants, and beautiful walking routes along the water.
The apartment at Cruquiusweg 104 E, which we are privileged to sell as an agency, is located in the former SIGMA paint factory. Here, the industrial character is impressively combined with modern comfort. Thanks to the high ceilings, large windows, and open layout, the apartment feels like a true loft. And with plenty of light and views of the surroundings, it is a wonderful place to live.
If you are interested, I warmly invite you to come and take a look. I will be happy to tell you more about the apartment and the surrounding area. I hope to see you soon.

Five new residential complexes have been built around two existing buildings on the bend leading to the Cruquius site. The Sigma factory building, the largest old building in the area, has been preserved to keep history visible in the transformation of this industrial environment.
The monument conservation authorities advocated for a dominant position for the main building, which meant that it had to remain visible as the most important volume upon entering Cruquius. To achieve this, an extra floor was added on top of the factory. The original supporting structure was already prepared for this, allowing this promise to be fulfilled. In addition, the paint factory behind the factory was preserved, despite its poor condition, because of its significance for the scale and atmosphere of the area.
This has created a coherent whole in which the functional architecture of the factory has influenced the surrounding buildings.
The apartment at Cruquiusweg 104 E is located on the first floor, behind the characteristic horizontal window strips on the southeast corner. Inside, the original height of almost three meters creates a surprising feeling of space and air. The high facades bring the morning light deep inside, while the south-facing loggia combines tranquility and sunshine.
Light forms the heart of this living space. Industrial windows spanning almost ten meters capture the morning light that gently filters through the glass. The effect is bright and soothing: a space that does not demand attention, but invites presence.
The living room is spacious but well-organized. Its corner location offers both frontal and side views to the outside, with deep window sills and subtle views of the greenery in the distance. The use of color is subdued, and the lines of the window frames provide rhythm and cadence. The combination of soft tones, warm herringbone wood flooring, and functional details feels natural. Each element supports the whole, nothing dominates.
The kitchen is a built-in piece of furniture, sleekly designed and finished in a deep blue matte color with a robust stainless steel countertop. The cooking island also functions as a (breakfast) bar. The composition is well thought out: the kitchen is not separate, but part of the space. Everything is in proportion, in routing, in experience. While cooking, there are beautiful views to the outside. Here, people live with an eye for detail. The atmosphere is relaxed but stylish.
The bedrooms sheltered on the south side of the apartment, separated from the living area and designed for tranquility. The master bedroom is both functional and attractive: sleekly finished, with a custom-made wardrobe and generous ceiling height. Daylight flows subtly in through the tall windows on the loggia, filtered by curtains that can both soften and close off the space.
The second room has a lighter, more playful character and is currently used as a study or guest room. It also has access to the loggia, giving both rooms Immediately with the outside without compromising privacy.
The bathroom is finished in a subdued palette of white, wood, and anthracite. The walk-in shower is spacious, with an integrated niche and rain shower. Next to it is a freestanding bathtub, subtly embedded between the floor and wall, with a washbasin in a warm wood tone opposite. The space is well-organized, logically laid out, and has a pleasant atmosphere. Everything feels natural.
Sunlight from the south, filtered through French windows, makes this loggia a fully-fledged living space. The space is completely enclosed and lockable, but the glass all around makes it feel more like a conservatory than a balcony. Here, the season is extended from early spring to late autumn—partly thanks to the presence of underfloor heating and cooling.
The loggia is connected to the living room and both bedrooms creating a peaceful intermediate space: half indoors, half outdoors. The patterned tile floor adds character, while the wooden counter along the facade serves as a bar, workspace, or reading corner. Plants thrive here effortlessly; the light is constant and the temperature comfortable.
Its south-facing location makes this an ideal spot for morning coffee or a late lunch, with a view over the courtyard of the Cruquius site. Intimate, sheltered, and surprisingly spacious. An outdoor space that is not dependent on the weather, but adapts to the moment.

accessibility
Cruquiusweg is located in the eastern port area, on the border between the city and the water, but never far from the center. You can reach the A10 ring road within minutes via exit S108, putting both the Zuidas and IJburgseplein within easy reach.
Tram line 3 takes you right across the city: via De Pijp to Oud-West and on to Frederik Hendrikbuurt. Bus lines 22, 37, and 65 connect the area with Muiderpoort, Amstel, Sloterdijk, and Station Noord, ideal for commuters. Muiderpoort station is also less than a ten-minute bike ride away.
The neighborhood itself is quiet and well-organized, with wide streets and plenty of space for cyclists and pedestrians. Parking is available in the underground garage of an adjacent building, keeping the streets free of cars. This allows the Cruquius area to remain what it wants to be: urban, but open.
Parking space
The apartment has a private parking space, which is offered separately for €60,000 ( purchaser's costs). The enclosed parking garage is located nearby in the basement of the adjacent building (2PEER) and is equipped with a remote-controlled electric gate. When you arrive home, the doors open and you can drive right in. It is not possible to apply for a parking permit for this address. In addition, the apartment has a separate storage room of approximately 5 m².
Our home feels spacious, light, and comfortable every day. The old, sturdy beams and impressive ceiling height give it a rugged, industrial character—as if you were stepping into a loft. Everything is new and luxuriously finished, but the authentic factory feel has remained. It is precisely this balance between old and new that always makes us feel at home. We Rooms with a heavy heart.
The kitchen island is the central point in our home – a place where we gather, cook, and talk. On warm days, we open the windows of the loggia and sit at the bar, with a view of the sky and the water. Outside the house, it also feels special: the island we live on is surrounded by the Amsterdam-Rhine Canal and greenery, with even a large swimming jetty across its entire width. It gives you a kind of holiday feeling, right in the middle of the city.
The neighborhood has the atmosphere of a village, with many familiar faces and a pleasant tranquility. It is quiet and green, yet within a few minutes' walk you are at the supermarket or on Linnaeusstraat. For a bike ride, you can cycle straight into the polder. After work, we like to sit in the sun at Krux or get something tasty at Millie Vanillie bakery. And when we cook, we still enjoy the view of the water and the lovely light in the house. We are going to miss it terribly—the height, the floor cooling in the summer, the comfort, but above all the feeling that this house has always given us.
