Well-maintained and bright upper house with private entrance of approximately 187 m² on the spacious Michelangelostraat.
Tour
On the second floor is the elegant and bright living area with a subtle atmosphere. The living room on the street side and the dining room on the courtyard side are connected by double sliding doors, allowing flexible use of the space: open for a continuous flow, closed for more privacy. Light is omnipresent: large windows on both sides create a natural balance between morning and evening light.
The dining room is spacious, with a classic marble fireplace as a calm centerpiece. The living room at the front has a softer atmosphere, featuring stained-glass details that break and filter the light. Here too is an original fireplace, a muted color palette, and views of the façades of the neighboring houses—a pleasant urban backdrop.
The generously sized kitchen is separate but cleverly positioned next to the dining room. Sleekly designed in white, with handleless fronts and a bright countertop. The layout on both sides makes the space efficient and organized, and it is naturally equipped with various built-in appliances.
On this floor is also a room that can be excellently used as a workspace or extra storage, as well as a guest toilet.
Third Floor
The third floor is exclusively designed as the sleeping floor, offering peace and comfort. Here are three full bedrooms and a spacious, bright bathroom. All bedrooms feature large windows and warm-toned wooden floors.
The main bedroom is at the rear and opens through double doors onto a sheltered balcony overlooking the inner gardens. The second bedroom, at the front, is set up as a guest room and also access to a balcony. The third room is cozier in size, ideal as a child's room, dressing room, or quiet home office.
The bathroom is a true eye-catcher, finished in light tones with a classic black-and-white mosaic floor and timeless tiling. The space exudes hotel quality: a freestanding bath under tall windows, a generous walk-in shower with marble accents, an elegant vanity unit, and plenty of natural light.
Attic Floor
On the attic floor is a spacious room, which can be used flexibly as a second summer living room, workspace, or of course as an extra bedroom. There is also a separate toilet with a washbasin—an ideal place to create a second bathroom (see also alternative floor plan).
Outdoor Space
The roof terrace is a wonderful place to enjoy time with family, relax in the sun, or dine extensively at a large dining table. Thanks to the adjacent room with toilet, using the roof terrace is extra comfortable. A pantry could also potentially be added. The terrace has an area of approximately 33 m².
Additionally, the apartment has three balconies. Both the living room and the two main bedrooms have access to their own balcony, ensuring that every living floor has a pleasant outdoor space.
Quote: What the owners will miss
" The neighbourhood is fantastic: the lively Beethovenstraat, with its excellent restaurants and cosy cafés, is just around the corner. Whether it’s a walk to the Beatrixpark or the Vondelpark, the nearby top-rated schools and sports clubs, or the easy access to the ring road – all of it makes this one of the best places to live in Amsterdam".
Neighborhood
Residents of the Beethovenbuurt continue to enjoy the urban planning legacy that architect Berlage left on the neighborhood in the last century. His design included avenues, green spaces, and varied buildings. From villas and apartment blocks to townhouses, the spacious homes in the Amsterdam School style are characteristic of this 1930s neighborhood, which is almost entirely surrounded by water. The neighborhood’s charm is further enhanced by the façade stones and bridge sculptures by Hildo Krop, who was honored with the title City Sculptor of Amsterdam.
In the Beethovenstraat and the shops at Olympiaplein, coffee bars, various lunch spots, and restaurants have given the area a youthful and dynamic character. Additionally, this street offers a quality selection of bakeries, fishmongers, butchers, patisseries, and wine shops. On Olympiaplein, you can find baker Le Fournil, Fromagerie L’Amuse, and more recently Coffee District. Butcher Zikking is located just five minutes away on Marathonweg. On Fridays, a refined organic market takes place at Minervaplein.
The broad avenues and greenery of Beatrixpark, with its modern sculptures and old trees, create a sense of space and are ideal for sports and relaxation. The neighborhood is known for its excellent primary and secondary schools, as well as its favorable location near the Ring road and Amsterdam Zuid station.

This charming and beautifully maintained three-level upper residence of approx. 187 m² is the perfect home. With its generous dimensions, four bedrooms/studies, 1.5 bathrooms, and several outdoor spaces, it offers everything you need for comfortable family living.
Homes from the 1930s are known for their highly practical layouts, and this property is no exception. It has been carefully maintained and features a stunning herringbone wooden floor and original 1930s architectural details throughout.
A truly comfortable home in a wonderful location in the popular Beethovenbuurt!
The street was originally developed between 1927 and 1939 with luxurious residential complexes, primarily in the style of late Amsterdam School and Nieuwe Bouwen (Modernist architecture). The architect of Michelangelostraat is Jacques Bot, who at the time combined architecture with a political career.
Bot (Amsterdam, 1892) began working as a carpenter’s apprentice at the age of 12. He attended evening classes at the secondary school of construction and established himself as an architect in 1921. Before World War II, Bot designed various housing complexes in the Art Deco and Amsterdam School tradition in Amsterdam, Amstelveen, and Utrecht. He also designed stores for the retail chain Au Bon Marché.
As a reaction to rationalism, a group of architects emerged in the early 20th century who sought more artistic expression in their work. This gave rise to an expressionist architectural style: the Amsterdam School. The emphasis lies entirely on the visual form, which is solid and massive in appearance. One of the distinctive features is the use of ladder windows: window frames divided into many small panes.
The second floor features an elegant and light-filled living area with a serene, understated atmosphere. The living room at the front and the dining room at the rear (overlooking the inner gardens) are connected by double sliding doors, offering flexibility in use: open for a continuous flow, or closed for more intimacy.
Light is ever-present here, with large windows on both sides creating a natural balance between morning and evening sunlight.
The dining room is spacious, with a classic marble mantelpiece as its calm centrepiece. The living room at the front has a softer atmosphere, with stained glass details that break and filter the light beautifully. Here too, you’ll find an original fireplace, a muted colour palette, and views of the charming façades across the street – a pleasant urban backdrop.
The generous kitchen is separate, yet cleverly positioned adjacent to the dining room. Sleek in design, it features white handleless cabinetry and a bright worktop. With cabinetry and workspace on both sides, the layout is efficient and well-organised. Naturally, the kitchen is equipped with a full range of built-in appliances.
Also located on this floor is an additional room, perfect as a home office or for extra storage – along with a guest toilet.
The third floor is entirely dedicated to sleeping and bathing, offering peace and comfort. There are three full-sized bedrooms and a spacious, light-filled bathroom. All bedrooms have large windows and warm-toned wooden floors.
The primary bedroom, located at the rear, opens through double doors onto a private balcony overlooking the inner gardens. The second bedroom at the front serves as a guest room and access to another balcony. The third bedroom is cosier in size – ideal as a children’s room, walk-in closet, or quiet home office.
The bathroom is a real eye-catcher, finished in soft tones with classic black-and-white mosaic flooring and timeless wall tiling. The space exudes hotel-like quality: a freestanding bathtub beneath tall windows, a generous walk-in shower with marble accents, an elegant vanity unit, and an abundance of natural light.
The attic floor houses a spacious room that can be used flexibly – as a second summer lounge, a home office, or of course, an additional bedroom. This floor also features a separate toilet with a washbasin, making it an ideal spot to create a second bathroom (see alternative floor plan).
The rooftop terrace is a wonderful place to enjoy time with family, relax in the sun, or host long dinners at a large table. Thanks to the adjoining room with a toilet, the rooftop is especially comfortable in daily use. There’s also potential to install a pantry for added convenience. The terrace measures approximately 33 m².
In addition, the apartment offers three balconies. The living area and both main bedrooms each have access to their own outdoor space, ensuring that every level of the home has a private place to enjoy the outdoors.
Residents of the Beethovenbuurt still enjoy the lasting impact of architect Berlage’s urban design, which left a distinctive mark on the neighbourhood in the previous century. His vision introduced broad avenues, green spaces, and varied architecture. From villas and apartment blocks to elegant townhouses – this 1930s neighbourhood, nearly surrounded by water, is known for its spacious homes in the Amsterdam School style. The decorative stonework and bridge sculptures by Hildo Krop – who was awarded the honorary title of City Sculptor of Amsterdam, further enhance the character of the area. The Beethovenstraat and nearby Olympiaplein have become lively and dynamic thanks to a growing number of cafés, lunch spots, and restaurants. The area also boasts a high-quality range of specialty shops, including bakeries, fishmongers, butchers, patisseries, and wine stores. On Olympiaplein, you’ll find popular names like Le Fournil, Fromagerie L’Amuse, and the recently opened Coffee District. Just five minutes away on Marathonweg is butcher Zikking, and every Friday there’s an excellent organic market on Minervaplein. The wide boulevards and green spaces of Beatrixpark, with its modern sculptures and mature trees, offer a sense of openness and are ideal for both relaxation and exercise. The neighbourhood is also known for its excellent primary and secondary schools, and its highly convenient location near the A10 ring road and Amsterdam Zuid Station.
