Tinto No. 8
Some homes surprise you the moment you step inside. Not because they’re showy or extravagant — but because everything simply feels right. The proportions, the light, the tranquillity, the way the spaces are intuitively connected. This apartment on the Tintorettostraat is one such place.
What makes this home special isn’t just its generous layout or charming details like the stained-glass windows. It’s the effortless way in which modern comfort and character come together. The kitchen-diner is the beating heart of the home — open to the living room, with views towards the dining table and bay window. Here, you live in sync with the light, from the morning sun in the kitchen to the evening glow on the rear balcony during long summer nights. A beautiful wooden floor runs throughout the apartment.
Wining and dining
The living area combines classic charm with modern elegance. Facing south, the living room is bathed in natural light throughout the day, thanks to large windows with characteristic stained-glass upper panes. The space feels open and inviting, with a refined ceiling ornament and a warm wooden floor setting a welcoming tone. Through original sliding en-suite doors, the generous kitchen-diner is revealed. This space features a distinctive bay window at the front and a sleek kitchen with high-gloss white cabinetry, a black countertop, central island and premium built-in appliances. With its high ceilings and abundance of windows, both the living room and kitchen are bright, uplifting places to spend time.
Rest and refresh
At the quiet rear of the apartment, four bedrooms offer access to the north-facing balcony. Each room enjoys tranquil views over the inner gardens. The bedrooms are light-filled, carefully finished, and adaptable in use — with one currently serving as a home office.
The modern bathroom is finished in natural tones and fitted with a bathtub, walk-in shower, vanity unit, towel radiator, and underfloor heating for added comfort.
Balcony
The balcony of approximately 7 m² is north-facing and offers a green oasis in the heart of the city. Overlooking the leafy inner gardens of the building block, it exudes a calm and tranquil atmosphere. All four bedrooms have direct access to this outdoor space, creating a seamless connection between indoors and out.
The wooden decking, white-painted balustrade, and original built-in storage cupboards on either side highlight the authentic character of the building. An ideal spot to enjoy the soft evening sun during the warm summer months.
To this day, residents of the Beethoven neighbourhood enjoy the urban vision left behind by architect Berlage in the early twentieth century. His masterplan introduced wide avenues, greenery, and a varied architectural composition. From villas and apartment blocks to grand townhouses, this 1930s district—almost entirely bordered by water—is known for its spacious residences built in the Amsterdam School style. The decorative stonework and bridge sculptures by Hildo Krop, Amsterdam’s official city sculptor, add further distinction to the area.
The cafés, lunch spots and restaurants along the Beethovenstraat and Olympiaplein lend the district a young and dynamic character. Here, you’ll also find an excellent selection of artisan shops—from bakery and fishmonger to butcher, patisserie and wine merchant. At Olympiaplein, residents enjoy favourites such as Le Fournil bakery, Fromagerie L’Amuse, and the recently opened Coffee District. Zikking butchery is just five minutes away on Marathonweg, and every Friday a refined organic market takes place on Minervaplein. The wide lanes and lush green of the nearby Beatrixpark—with its modern sculptures and mature trees—offer a sense of openness and are ideal for sport or relaxation. The neighbourhood is known for its excellent primary and secondary schools, as well as its convenient location near the A10 ring road and Amsterdam Zuid Station.
Accessibility
The apartment is easily accessible by bicycle, car, and public transport. The A10 ring road is reachable within five minutes by car via exit S108 (Oud-Zuid). Several tram and bus lines depart from both Olympiaplein and Minervaplein, including tram 24 to the VU Medical Centre and bus 15 to Sloterdijk and Zuid stations. Regional buses from the Olympisch Stadion offer direct connections to Amsterdam Airport Schiphol. Amsterdam Zuid Station is a short five-minute bike ride away.
Parking
Parking is available on public roads via a permit system (permit area Zuid 2.2). A parking permit for Zuid 2.2 allows you to park in Zuid-1, Zuid-2, and Zuid-8. A resident parking permit costs €192.81 per 6 months. Currently, there is no waiting list for this permit area. A second permit, however, costs €482.03 per 6 months.
