The apartment offers a generous living room with open kitchen, two well-sized bedrooms, a modern bathroom with freestanding bathtub and walk-in shower, and a private internal storage space. A private parking space is available for separate purchase in a nearby covered garage for €60,000 buyer’s costs.
Tour
The entrance to the former Sigma factory is striking at first sight: red brick, steel-framed windows, and tall facades echo the site’s industrial past. Inside, the building has been fully reimagined with careful preservation of character. A lift takes you to the first floor, where the apartment is located on the southeast corner.
Upon entry, the space immediately feels open and well-balanced. Almost three metres high and thoughtfully proportioned. Light filters into the hallway and across the oak herringbone floor that flows seamlessly throughout. On the right, the bedrooms. Straight ahead, the living space.
The living room is positioned along the eastern facade, bathing in morning light. Large industrial windows frame rhythmic views of the courtyard gardens and façades. The kitchen is a visual anchor, designed in matte navy blue with a sleek countertop. The dining area invites long dinners, while the seating area offers calm and comfort.
The two bedrooms are located on the quiet south-facing side, separated from the living area. The primary bedroom includes a custom wall of built-in wardrobes and has direct access to the loggia. The second bedroom also opens onto this sheltered outdoor space. The centrally located bathroom is crisp and clean, with a walk-in shower, freestanding tub, and a vanity in a warm wood tone.
The loggia is an intimate south-facing extension of the home. Fully enclosed and fitted with openable windows, it offers a serene retreat year-round. Patterned tiles, a built-in wooden shelf, and green views transform this into a full-fledged living space that adapts to the seasons and the moment.
What the owners will miss
“We loved winding down with a drink in the sun at Krux or grabbing something delicious from Millie Vanillie bakery. And when we cooked, we always appreciated the view toward the water and the soft natural light in the apartment. We’ll truly miss it — the height, the summer cooling, the comfort, but above all, the calm and sense of belonging this home has given us.”

The Art of Paint
At our agency, we have the privilege of representing a wide range of distinctive properties. Personally, I find myself consistently inspired by the unique atmosphere of Cruquiuseiland. It’s a place where the vibrancy of city life meets the tranquillity and openness of the waterfront. Once a harbour and industrial district, this island has undergone a remarkable transformation into a lively neighbourhood, rich in architectural variety, home to creative enterprises, inviting cafés and scenic walking routes along the water.
The apartment at Cruquiusweg 104 E — now available through our agency — is housed in the former SIGMA paint factory. Here, the industrial past has been beautifully reimagined with contemporary living in mind. With its soaring ceilings, expansive windows and open-plan layout, the apartment offers a true loft experience. Flooded with natural light and blessed with open views, it is a place that simply feels wonderful to live in.
If you would like to know more, I warmly invite you to come by for a visit. I’d be delighted to tell you more about both the apartment and the surrounding area. Hope to see you soon.

Design Vision
At the bend leading to the Cruquius area, five new residential buildings have been developed around two existing structures. The Sigma factory — the largest historic building in the vicinity — was preserved as a vital anchor in the transformation of this former industrial site. Its continued presence ensures that the area’s rich history remains visible within the new urban fabric.
Monument preservation authorities advocated for a prominent positioning of the main factory building, requiring it to retain visual dominance upon entering the Cruquius district. To honour this principle, an additional floor was added to the top of the factory — a long-envisioned possibility already anticipated in the original structural framework. Furthermore, the adjacent lacquer workshop behind the main building, though in poor condition, was also retained due to its value in reinforcing the scale and ambiance of the area.
The result is a cohesive architectural ensemble in which the rational design language of the factory subtly influenced the surrounding new structures.
The apartment at Cruquiusweg 104 E is located on the first floor, just behind the distinctive horizontal ribbon windows on the southeast corner of the building. Inside, the nearly three-metre-high ceilings create a striking sense of openness and airiness. Floor-to-ceiling windows usher in the morning light, while the south-facing loggia offers a rare blend of sunshine and serenity — a calm retreat in the midst of the city.
Wining and dining
Light is the heart of this living space. Stretching nearly ten metres across, the industrial-style windows capture the soft morning light as it gently filters through the glass. The effect is one of clarity and calm — a space that doesn’t demand attention but quietly invites you to dwell and be present.
The living room is generous yet well-proportioned. Thanks to the corner location, there are both frontal and lateral views to the outside, with deep windowsills and subtle sightlines towards the distant greenery. The colour palette is understated, while the geometry of the window frames introduces rhythm and cadence. A warm herringbone wooden floor, soft natural tones and functional details come together in a composition that feels intuitive. Each element supports the whole; nothing dominates.
The kitchen feels like a built-in piece of furniture — sleekly designed and executed in a matte deep blue with a robust stainless steel countertop. The central island doubles as a breakfast bar. Its placement is thoughtful: rather than a separate entity, the kitchen is an integral part of the living area. Everything is in proportion — the layout, the flow, the experience. While cooking, one enjoys uninterrupted views to the outside. This is a home created with a keen eye for detail. The atmosphere is serene, yet sophisticated.
Rest & refresh
The bedrooms are tucked away on the south-facing side of the apartment, separated from the living space and designed for tranquillity. The primary bedroom is both functional and atmospheric — clean-lined, with bespoke built-in wardrobes and generous ceiling height. Natural daylight filters softly through the tall glass façade connecting to the loggia, where curtains can either gently diffuse the light or provide full privacy.
The second bedroom has a lighter, more playful character and is currently used as a study or guest room. It too has access to the loggia, offering both rooms a direct connection to the outdoors without compromising privacy.
The bathroom features a restrained palette of white, wood and anthracite. A spacious walk-in shower is fitted with a built-in niche and a rain shower. Opposite sits a freestanding bathtub, subtly recessed between floor and wall, complemented by a vanity in warm wood tones. The space is calm, well-organised, and intuitively laid out — every element feels effortless and considered.
Loggia
Sunlight from the south, filtered through tall casement windows, transforms this loggia into a true extension of the living space. Though fully enclosed and sheltered within the apartment, its glass surround gives it the atmosphere of a conservatory rather than a typical balcony. It invites year-round enjoyment — from early spring mornings to late autumn afternoons thanks in part to the integrated underfloor heating and cooling system.
Connected to both the living room and the two bedrooms, the loggia forms a peaceful in-between space: part indoors, part outdoors. Patterned floor tiles lend it character, while the wooden ledge along the façade serves as a bar, a workspace, or a cosy reading nook. Plants thrive effortlessly here; the light is constant, and the temperature comfortably balanced.
With its southern orientation, this is an ideal spot for morning coffee or a quiet lunch, overlooking the landscaped inner courtyard of the Cruquius development. Intimate, sheltered, and unexpectedly spacious — a versatile outdoor retreat that gracefully adapts to any moment.
Cruquiuseiland has been transformed into a vibrant residential and business district, where modern architecture blends seamlessly with restored historic buildings. A variety of creative companies — from fashion and interior design to architecture and media — have made this area their home. Along the Entrepothaven, nestled between Cruquiuseiland and Borneo Island, you’ll find inviting restaurants such as The Harbour Club Amsterdam Oost and Cruquius Local. Just a short distance away, Flevopark hides a local favourite: Proeflokaal ’t Nieuwe Diep, a distillery and tasting room with a terrace on the waterfront, surrounded by lush greenery.
Accessibility
Cruquiusweg is located in Amsterdam’s Eastern Docklands, on the threshold between city and water, yet always close to the centre. The A10 ring road is accessible within minutes via exit S108, offering swift connections to both the Zuidas business district and IJburg.
Tram line 3 cuts through the heart of the city, connecting De Pijp with Oud-West and on to the Frederik Hendrik neighbourhood. Bus lines 22, 37 and 65 link the area to Muiderpoort, Amstel, Sloterdijk and even Amsterdam Noord — making it an ideal location for commuters. Muiderpoort Station is also less than a ten-minute bike ride away. The neighbourhood itself is calm and thoughtfully laid out, with wide streets and generous space for pedestrians and cyclists. Parking takes place in the underground garage of a nearby building, keeping the streetscape free from cars and preserving Cruquius’ character as an urban yet open environment.
Parking
The apartment includes a private parking space, available separately for € 60,000, buyer’s costs. The secure garage is located beneath the adjacent 2PEER building and features an electric gate operated by remote control. Upon arrival, the doors open automatically, allowing for seamless access. Please note: it is not possible to obtain a street parking permit for this address.
A separate storage unit of approximately 5 sq.m. is also included.
