A remarkable family home of approximately 265 sqm with six bedrooms, two bathrooms, and a striking, generously sized garden. This exceptional municipal monument is located in the heart of Amsterdam-Zuid.
Tour
This charming home unfolds around the spacious family kitchen, accessible via the side entrance and connected to the dining area through French doors opening onto the garden. The main entrance on the stately Apollolaan leads into a welcoming vestibule adorned with stained glass and a generous cloakroom. From here, the expansive living room opens out, bathed in natural light thanks to the characteristic bay windows. This elegant space exudes tranquillity and character, with a working fireplace, a Belgian bluestone mantelpiece, and an oak herringbone floor that flows seamlessly into the dining area.
The dining room is the heart of the home, featuring double French doors to the terrace and visual connections to both the kitchen and front garden, enhancing the sense of openness. The kitchen is fully equipped with a six-burner gas hob, oven, stainless steel worktop, quiet external-extraction hood, tall cabinet wall, integrated Etna fridge-freezer, and a dedicated coffee corner. It provides direct access to the rear garden, while the adjoining utility room offers individual storage lockers for family members and functions as a practical buffer zone for pets.
Throughout the ground floor, a Flos lighting scheme complements classic Candido terrazzo in the entrance and stairwell, and the oak herringbone parquet in the main living spaces — a harmonious blend of elegance and functionality.
The first floor houses three bedrooms. The master suite, quietly situated at the rear, includes a fireplace and a custom-built wardrobe wall in keeping with the house’s style. The luxurious en suite bathroom is bathed in natural light and features a double vanity, freestanding tub, and spacious double shower, all finished in bespoke timber and brushed stainless steel. At the front are a compact bedroom with washbasin and a spacious office with access to a wide east-facing balcony that captures the morning sun and overlooks the side garden. The entire floor is laid in Hungarian point oak flooring.
The second floor offers three more bedrooms, each with its own character. The largest is positioned at the rear under the roofline, with six traditional Amsterdam-style windows, two original built-in cupboards, and continuous oak flooring in Hungarian point. The second bedroom overlooks the garden, while the third is ideal as a guest or study room. All bedrooms are fitted with designer radiators. The bathroom features classic terrazzo flooring with underfloor heating, a walk-in shower, toilet, and vanity, all naturally lit. Adjacent is a practical laundry room with connections for washer and dryer, a sink, and a window for light and ventilation.
Above the main living areas are two attic spaces. The first is accessed via a removable staircase and fully insulated, with oak Hungarian point flooring and three Velux skylights — ideal as a studio or guest room. The second, accessed via a retractable ladder, serves as additional storage.
The property is enveloped by gardens on three sides: a south-facing front garden, an east-facing side garden, and a generous rear garden. This layout ensures sunlight or shade throughout the day. The front garden forms the formal entrance, accessed through a decorative wrought-iron gate on Apollolaan. The side garden brings light into the salon and dining room, while the rear garden is accessible via a path around the house and through French doors from both the kitchen and dining room.
The rear garden offers full privacy and includes a lawn with terrace, a bike shed with a sedum roof, a freestanding storage unit, and a greenhouse. A covered seating area with a wood-burning stove is a cosy and inviting retreat. The side entrance is ideal for everyday use, providing direct access to the kitchen — an informal yet highly functional convenience. The balcony on the first floor expands the sense of light and openness in the sleeping quarters.
What the residents will miss
“What we love most is how peaceful the house feels while being so close to everything. Within five minutes you're on your road bike in the countryside, Beatrixpark is just around the corner, and both De Pijp with the Albert Cuyp Market and Beethovenstraat are within walking distance. When we purchased the house, we undertook a full renovation with architect Peter Geuzenbroek, two-time winner of the Zuiderkerk Prize. The result is a thoughtfully designed and comfortable home, where the kitchen is the beating heart. Guests — whether friends, family, or the kids — often enter via the side path and arrive straight into the kitchen. Thanks to sliding doors, it can easily be closed off for larger gatherings.”

Het Hoekhuis aan de Laan
A magnificent family home of approximately 265 square metres, offering six bedrooms, two bathrooms, and an exceptionally spacious and beautifully landscaped garden with a striking sense of presence. Architectural grandeur and intimate comfort are seamlessly intertwined here. For twenty years, this house has been a warm and cherished home for a family who learned to appreciate its rhythm through every season and every moment of the day. Important conversations were held at the expansive garden table, studies were completed beneath the serene eaves of the top floor, work was done in the spacious office, precious memories were made in the welcoming living spaces — and play unfolded freely in the garden.
Now, after years of careful stewardship and thoughtful refinement, the current owners are beginning a new chapter elsewhere in the city. With dedication and care, they have modernised, enriched and preserved this home — always with deep respect for its original architectural intent. The result is a residence that truly honours its prominent position on the Apollolaan: generously laid out, architecturally refined, and warm in spirit.

Design Vision
Apollolaan 20 is part of a distinguished ensemble from the late 1920s, designed by architect J. Gratama within the urban masterplan Plan Zuid by Berlage.
As the end house in a series of 34 meticulously crafted townhouses, it immediately stands out due to its prominent position and generous width. The property is a full metre wider than the others in the row — a difference that reveals itself in every room: from the grand entrance and spacious living areas to the expansive bedrooms.
The façades display the expressive brick architecture typical of the Amsterdam School, with horizontal articulation, geometric window compositions and striking rooflines. The distinctive saddle roof with wide overhangs is a hallmark of Gratama’s architectural language. The custom-designed wrought iron gate features subtle motifs that echo the leaded glass of the entrance — a faithful replica based on the 1926 original.
Years ago, the property underwent a comprehensive renovation under the guidance of a prominent architect. Materials, proportions and technical details were all reimagined, resulting in a synthesis of monumental character and contemporary living comfort. Thanks to its corner position and the surrounding gardens, daylight moves through the home throughout the day, creating exceptionally favourable natural light conditions. The spatial layout is defined by long sightlines — stretching from the street to the garden and between various rooms — enhancing the sense of openness and flow.
Wining and dining
The ground floor unfolds around the kitchen, which is accessible via a rear entrance and directly connected to the dining area with French doors opening to the garden.
The main entrance is located at the front of the house on Apollolaan and leads into a spacious, characterful vestibule adorned with decorative stained glass and a generously sized cloakroom. The grand living room overlooks the front garden, where the distinctive bay windows allow natural light to pour in from multiple angles. This elegant living space exudes calm and character, complete with a working fireplace framed by a Belgian bluestone mantel and a beautiful oak parquet floor laid in a timeless herringbone pattern.
The dining room forms the true heart of the home, with direct access to the garden and a seamless connection to the spacious and well-appointed kitchen. Double French doors lead out to the terrace and the lawn beyond, while sightlines towards the kitchen and the front of the house create a sense of openness and visual continuity.
The kitchen is fully equipped with a six-burner gas stove and large oven, a stainless-steel extractor hood connected to an external motor for silent ventilation, and stainless-steel worktops. A dedicated coffee corner, tall cabinet wall, and integrated Etna fridge-freezer complete the design. The kitchen also has direct access to the garden.
The utility room offers individual storage lockers for every family member — ideal for sports gear — and serves as a perfect transition space for pets. The ground floor is further enriched by a thoughtfully designed Flos lighting scheme, classic terrazzo flooring by Candido in the entrance hall and stairwell, and elegant oak herringbone parquet in the main living areas.
Rest and refresh
The upper floors offer a haven of tranquillity, comfort and space. The first floor accommodates three rooms, including the master bedroom at the peaceful rear of the house. This serene suite features a built-in fireplace and a fully custom-made wardrobe wall designed in the original style of the home. The en suite bathroom is a luxurious, light-filled space, fitted with a double washbasin, a freestanding bathtub and a spacious double shower. High-end materials such as bespoke woodwork and brushed stainless steel give the room a refined and timeless finish. The flooring on this level is laid in a classic Hungarian point pattern. At the front of the house are a compact bedroom with its own washbasin, and a generously sized study facing south, with direct access to the balcony that spans the full width of the east-facing façade.
The second floor contains three more bedrooms, each with its own distinct character. The largest is positioned at the rear under the eaves and features six windows with traditional Amsterdam-style mullions, two original built-in cupboards, and continuous parquet flooring in Hungarian point. The second bedroom enjoys views of the garden, while the third room is well suited as a guest bedroom or study. All rooms are fitted with stylish designer radiators. The bathroom on this level is finished in classic terrazzo with underfloor heating and includes a spacious walk-in shower, washbasin, toilet and ample natural light. Adjacent to the bathroom is a linen room with connections for laundry appliances, a washbasin and a window providing daylight.
There are two attic storage spaces. The first is accessed via a removable staircase from the landing and is fully insulated and finished with an oak floor in Hungarian point. Three Velux roof windows provide natural light and ventilation, making this space ideal as a guest room or artist’s studio. The second attic is accessible via a retractable loft ladder and functions as a dedicated storage area.
Garden and balcony
The home is surrounded by green gardens on three sides: a south-facing front garden, an east-facing side garden, and a generous rear garden. This configuration ensures sun or shade at any time of day, depending on your preference.
The front garden serves as the formal entrance and is accessed through the property’s signature wrought-iron gate on Apollolaan. The east-facing side garden offers additional outdoor space and brings light into both the salon and the dining room.
The rear garden can be reached via a pathway around the house or through French doors from both the kitchen and the dining area. This part of the garden includes a lawn with a terrace, a bicycle shed topped with a green sedum roof, and a separate outbuilding with a greenhouse. A covered seating area — complete with built-in bench, table, and wood-burning stove — provides an ideal setting for relaxation and outdoor entertaining. The garden offers complete privacy and has a rear entrance, making access to the bicycle shed both easy and discreet. Multiple seating areas invite you to enjoy the sun at different moments throughout the day.
On the first floor, a spacious balcony extends across the eastern façade and adjoins two bedrooms. This elevated terrace captures the morning light and brings additional openness and brightness to the sleeping quarters.
The side path connecting the front garden to the rear entrance is frequently used by trusted guests and offers direct access to the kitchen — an informal but highly practical feature.
