A family home across three delightful levels. A surprising and versatile residence of approximately 220 m², spread over three floors, featuring a bright and playful living room and six bedrooms. This home has its own distinctive style and character, with an unconventional layout that also lends itself well to working from home. The striking double-height void, the internal staircase, and the beautiful natural light are what make this house truly stand out. With generous space for a variety of functions, it offers a rare opportunity to live comfortably in one of Oud-Zuid’s most sought-after locations.
Tour
Entry is on the upper ground floor, leading directly into the main living level – a wonderfully light-filled space with French doors opening to the south, making the dining area especially inviting. The kitchen, semi-open in layout with a bold and contemporary feel, is a dream for cooking enthusiasts and benefits from abundant daylight through the glass rear façade.
A striking void and steel staircase connect this level with the lower garden floor, where the sitting area is located at the front of the house. The vertical wall of the void forms a strong architectural element that visually ties the two living levels together. From the kitchen, a fixed staircase also leads down into the garden.
The garden floor offers a primary bedroom with en suite bathroom, a versatile front-facing room, and a central space with multiple potential uses. This level also features a laundry room, storage, additional wardrobes, and a guest WC. The sunny, secluded south-facing garden can be accessed from both the kitchen and the primary bedroom, and is framed by mature greenery that provides privacy and atmosphere.
On the first floor, there are four bright bedrooms, a generous bathroom with bathtub, walk-in shower and double vanity, plus a separate WC. The largest bedroom at the rear opens onto a sunny south-facing balcony. The entire floor is finished with white-painted wooden floors, adding to the airy and serene atmosphere.
Together, the expansive living areas, six bedrooms, two bathrooms, additional multifunctional spaces, and the intimate south-facing garden make this the ideal family home in a prime Oud-Zuid location.
Neighbourhood
Located in the sought-after Concertgebouwbuurt in Amsterdam-Zuid, near the entrance of Vondelpark on Jacob Obrechtstraat and just a short walk from Cornelis Schuytstraat and the PC Hooftstraat. This part of Van Eeghenlaan is considered one of the most desirable residential addresses in the city, offering the tranquillity of the park and a refined local atmosphere, thanks to the excellent amenities in the area. Within walking distance you’ll find trendy cafés, exclusive boutiques, and high-quality local shops including a bakery, butcher, and greengrocer. Every Saturday, the farmers' market on Jacob Obrechtstraat adds to the neighbourhood’s charm. There are gyms, yoga studios, and the luxurious spa of the Conservatorium Hotel all nearby. The Zuid district also offers a wide range of reputable (international) schools, including the British School, which is just a five-minute bike ride away. De Drie Dubbel
Sometimes we come across a home that immediately captures our attention due to its distinctive and unique atmosphere, for instance, because of the beautiful natural light it receives. This certainly holds true for ‘De Drie Dubbel’ at Van Eeghenstraat 39. Here, the residents have left their own mark and identity on the property, giving it a truly individual character.
What makes this home particularly remarkable are the open space created by the mezzanine, the internal staircase, and the beautiful natural light that streams in. Furthermore, the house offers ample space for a variety of functions. Living in this home will be a pleasure for anyone, thanks to the south-facing windows and the connection with the garden and lush greenery.
It’s clear that the current residents have cherished this space for more than twenty years. Their ongoing enjoyment and love for this residence are evident to this day.
What’s also worth noting is that the basement resembles more of a garden level than a typical cellar, as seen in many other houses. This adds a higher quality of living to this floor.
My challenge is to find the right new residents who will equally relish living in this house.

Architecture
The Van Eeghenstraat is, in fact, a part of the urban design plan created by the architect Zocher, as a component of the boundary surrounding the Vondelpark, which he designed in the late 18th century. Most houses on this street were designed in a characteristic style of that era, which can also be seen elsewhere in the 19th-century city belt. Exquisite masonry, ornate balconies, bay windows on the street sides, along with a sandstone exterior staircase and facade elements, made this street appealing to the affluent bourgeoisie, who often sought to escape the bustling city center.
This style, combined with the neighborhood layout and the proximity to Vondelpark, has made Van Eeghenstraat the most sought-after neighborhood to live in for a long time. Van Eeghenstraat number 39 was originally built as a spacious ground-floor house and an independent upper-floor house. Around the year 2000, the ground-floor house received a new foundation and was subsequently entirely renovated by the current residents. The design and execution remain in excellent condition. The residents have diligently maintained and modernized this property.
Wining and Dining
The entrance is located on the upper ground floor and provides access to the living area. It’s a wonderfully bright space with south-facing French doors, making the dining area especially pleasant. The kitchen is partially open and exudes a robust charm, perfect for a culinary enthusiast.
A mezzanine and a steel staircase connect this floor to the living area below and lead to the seating area at the front of the property. The mezzanine wall serves as a vertical element that architecturally bridges the connection between the two living levels.
The kitchen features a door to a fixed staircase leading to the garden.
Rest and refresh
The first floor is bathed in natural light and offers four bedrooms and a spacious central bathroom, making this level perfectly suited to family life. At the rear are two bedrooms, the largest of which opens onto a sunny south-facing balcony. The central bathroom is fitted with a bathtub, double washbasin, and walk-in shower, while a separate toilet is located off the landing. At the front, a generous bedroom features French doors to a small balcony, and a fourth bedroom of approximately ten square metres completes the layout. White-painted wooden floors throughout the entire level create a bright and serene atmosphere.
Garden Level
With a ceiling height of 2.40 metres, the garden level offers a versatile living space. At the front lies a generous multipurpose room, while the main bedroom features its own bathroom and ample fitted wardrobes. At the centre, a multifunctional open area can be adapted to suit different needs. This level also includes a separate laundry room with a laundry chute from the first floor, a storage room, additional built-in cupboards, and a separate toilet. From the main bedroom, French doors open directly onto the garden, allowing indoors and outdoors to flow seamlessly together.
Garden
The south-facing garden is a private and sunny outdoor retreat, accessed via an elegantly decorated staircase descending from the kitchen to the terrace. Its favourable orientation ensures sunlight throughout the day, while mature plantings and thoughtfully positioned trees provide welcome shade and a natural sense of seclusion. The main bedroom also connects directly to the garden through French doors, creating an effortless link between indoors and outdoors.
On the first floor, an additional balcony adjoins the large rear bedroom, offering another pleasant outdoor space.
Located in Amsterdam South, in the sought-after Concertgebouwbuurt, just steps from the Vondelpark entrance at Jacob Obrechtstraat and close to Cornelis Schuytstraat and PC Hooftstraat. This is one of the city’s most desirable residential areas. The immediate surroundings offer a wide range of amenities, from trendy coffee spots and exclusive boutiques to gyms, renowned (international) schools, fine restaurants, and of course the Concertgebouw – home to the world-famous Concertgebouw Orchestra.
Accessibility
The apartment is easily accessible by car via the S100, S108 and S109 exits from the A10 ring road. Thanks to its central location in the city, Schiphol Airport can be reached within 20 minutes by car. Cycling makes everything else within easy reach – from the daily markets in the Jordaan to the Canal Belt, and from the Zuidas business district to the lively market on Jacob Obrechtplein.
Parking
Parking is available through paid street parking with a residential permit (permit area Zuid 8.1, current waiting time approximately 6 months). A residential parking permit costs €192.81 per six months.
What the owners will miss
In 2004, we found this house as an outdated, rented property, spread over three floors. It had seen better days, but we immediately saw the potential. Together with DRK Architects, and with a clear vision of how we wanted to live as a family, we carried out a thorough renovation and completely adapted it to our wishes. We lived here for many years with great joy, and our three daughters grew up in this home. It was always full of life – endless outdoor play, sleepovers, birthdays, and cheerful chaos. Friends came and went, and the large, long dining table was the heart of countless dinners, conversations, and shared memories. What will we miss? The sultry, quiet evenings in our sheltered garden, while the Vondelpark around the corner buzzed with activity. The pleasant, practical layout of the house, where everything was logically connected. The laundry chute that magically kept the children’s rooms tidy. The calm of a well-designed home, where space, warmth, and light came together perfectly.
Now that our daughters have left the nest and are living on their own, it’s time for a new phase – and for new residents who will love this house as much as we have. We say goodbye with full hearts to a place filled with memories, comfort, and love.
