Dual Living at Van Bree
Behind the distinctive facade of this 1905 building lies a unique living concept: a single residence currently configured as two fully self-contained apartments, spread across the first and second floors. Both floors function completely independently, each featuring its own living room, open kitchen, bathroom, separate toilet, and two bedrooms. It is precisely this flexibility that makes the property exceptional within Oud-Zuid, ideal for independent living within a single building, yet also perfectly suited to be combined again into one spacious apartment.
The building has a rich architectural history that is still palpable in the architecture and proportions of the house. The late-Neo-Renaissance façade, with its refined detailing and tall windows, blends seamlessly into the quiet, elegant streetscape of Van Breestraat. Over the years, the building has carefully evolved alongside the city, without losing its original character.
Inside, the clear layouts and pleasant natural light are particularly striking. Both apartments are logically designed, with lively living spaces at the front and quiet bedrooms facing the inner courtyards. The balconies on both the front and back reinforce the connection to the outdoors and give the residences pleasantly open character.
The location in the Cornelis Schuytbuurt neighborhood completes the picture. Within a short walking distance are the Vondelpark, sophisticated specialty shops, cafés, and restaurants, in one of the most beloved parts of Amsterdam-Zuid.

Design vision

The building at Van Breestraat 98 features a rich architectural history. Originally built in 1905, it is part of the classic urban development of the Museum Quarter at the beginning of the twentieth century. The architecture is rooted in the late Neo-Renaissance style: brick facades with refined ornamentation, tall windows, and a balanced vertical composition.
In 1923, the facade was modified to accommodate a meat market and smokehouse, a change that has remained subtly visible in the streetscape. This transformation added a layer of urban functionality to the building without compromising its original symmetry and proportions. The interplay of old and newer elements makes the facade visually interesting: a restrained composition in which craftsmanship and adaptation go hand in hand. The entrance to the upper apartment was redesigned in 1988, giving the building its current layout. Yet many original elements have been preserved, from the facade structure to the rhythm of the window frames. You can still sense that layering: a house that has evolved over time without losing its character. What stands out is the tranquility of the whole. No excessive ornamentation, but rather refinement in proportion and detailing. The facade blends seamlessly into the homogeneous streetscape of Van Breestraat, where unity and nuance reinforce each other.
Van Breestraat 98-1 and 2 comprise a single residence currently configured as two fully-fledged apartments, spread across the first and second floors. Both floors function completely independently, each with its own living room, open kitchen, bathroom, separate toilet, and two bedrooms. What makes this property special is its flexibility: ideal for independent living within a single building, but also perfectly suited to be combined again into one spacious apartment in Oud-Zuid.

Living and cooking

Both apartments are designed around an open living space where living, cooking, and dining come together seamlessly. The layouts are clear and efficient, striking a pleasant balance between openness and intimacy. Thanks to their positioning on both the front and back sides, both floors benefit from natural light throughout the day.

First Floor
On the first floor, the living room and open kitchen are located at the front of the building. The large windows and French balcony create a direct connection to the street and flood the living area with light. The space feels open and lively, while the kitchen remains a subtle part of the whole. This creates a natural space for cooking, dining, and relaxing without separating these functions from one another.
At the rear of the floor, a sense of tranquility prevails. From the living area, the home gradually transitions to the bedrooms the balcony, giving the layout a pleasant rhythm between living and retreating.

Second Floor
The second floor also features a living room with an open kitchen at the front. The layout here feels slightly more compact and intimate, partly due to the presence of the second bedroom on this side of the home. Nevertheless, the living area remains bright and spacious thanks to the wide facade and the open floor plan. The kitchen once again serves as the hub of daily life and is directly connected to the living area. As a result, both apartments are well-suited for independent living, with all functions logically grouped within a single floor.
What makes this home special is that both floors function completely independently, while the structure simultaneously offers the possibility to use the home as a single unit again in the future. It is precisely this flexibility that gives the property a rare versatility within Oud-Zuid.

Sleeping and bathing

First Floor
On the first floor, both bedrooms are located bedrooms the rear of the house. The master bedroom opens Immediately the balcony, creating a pleasant connection between indoors and outdoors. The second bedroom is versatile and works well as a guest room, home office, or children’s room. The bathroom is centrally located between the rooms and includes a separate toilet.

Second Floor
The second floor features a different layout. The master bedroom is located at the quiet rear of the apartment and also opens Immediately the balcony. The second bedroom is situated at the front of the apartment and, in addition to serving as a bedroom, is also ideal as a home office or studio. The bathroom is centrally located in the home and, just like on the first floor, is complemented by a separate toilet.
What both apartments have in common is their efficient layout and the sense of independence. Each floor functions as a fully self-contained apartment, while the home simultaneously retains the potential to be used as a single unit again.

Although the history of wine making started here, these countries are often forgotten in the wine world. If you have become curious about all kinds of wines, you can do a wine tasting in the wine bar, where you can choose which ones you want to taste. In addition to the appetizer platters that change weekly, there are also main courses on the menu.
