When this entire building was Sold in 1994 Sold the university had just left, I walked around here and imagined what it would be like to live here and how apartments could be created here. Of course, the building is very striking by definition, due to its architecture, mass, the power it exudes, and because it stands so beautifully in the water.
These types of buildings have a timeless quality, and inside you Immediately notice Immediately tranquility. In addition to the exterior, the entrance hall was already one of the most impressive parts of the building at that time. Grand and majestic, the entrance offers a warm welcome. The lecture hall was already one of the most special Rooms at the time, but it lacked daylight and a view. Our office has been involved in the sale and rental of several of the residences the building, and we always do so with great pleasure. All the more so because each home has its own qualities and attracts special residents who feel at home here and recognize that there is no other place like it. Architect Budding conceived and designed windows that fit seamlessly into the whole. This radical intervention has created a space that is grand and now also very light. This provided a solid basis for a good and pleasant home. I understand very well why the current owner has enjoyed it so much all this time. The basis is good and the renovation has been carried out to a high standard.

Design Vision
In 1882, the building on Plantage Muidergracht was constructed as the Physics Laboratory of the University of Amsterdam (UvA), which also commissioned its construction. Contractor W.L. Leibbrandt was involved in the construction, having previously renovated the liqueur distillery 'De Drie Fleschjes' at Gravenstraat 14-16 in Amsterdam in 1887-1888. The building is located on the former wooded banks of the Plantage Muidergracht. A characteristic feature of the building is the rear facade, which stands partly in the water of the Nieuwe Keizersgracht, with a wide central extension, in which the large (former) lecture hall is located on the first floor. This is where the apartment we are now selling is located. The first major renovation and expansion took Location in 1902, followed by several more in 1919 and 1963. In 1902, a single-story wing was added to both the northwest and southeast sides of the existing building. Almost a century later, in 1995, under the direction of Ing. R.J. Budding, the building was transformed into a contemporary residential building with nine spacious apartments, while retaining its original atmosphere and grandeur. The building has been enriched with large windows and terraces. The former Physics Laboratory of the University of Amsterdam was granted national monument status in 2004 status its architectural and scientific historical value. Internally, the former lecture hall was completely renovated and modernized for the last time in 2009, with no expense spared. In terms of Sustainability, a mechanical ventilation system with heat recovery has been installed to provide the entire apartment with filtered outside air, and double glazing has been fitted. There is also the option of installing air conditioning. Many famous physicists have lectured in the university building, including Albert Einstein (hence the name of the building: Villa Einstein) and Nobel Prize winner Johannes Diderik van der Waals, whose plaque can still be seen above the entrance doors.
Living room
The living room is impressive, measuring over 12 meters wide, almost 3.5 meters high, and with a Floor area almost 100 m². The living room can be reached via a fixed staircase from the entrance and is located on the mezzanine. The magnificent monumental ceiling with classic ornaments Immediately eye, along with the 18 names of world-famous physicists carved into the plaster. The gas fireplace in the cozy sitting area completes the atmosphere in the home. Due to the impressive size of the living room, the right-hand side has been designated as a home office and equipped with a pantry. The floor on the mezzanine and the platforms is made of solid oak.

At the rear of the mezzanine are two stainless steel spiral staircases that provide access to the stage. Here you will find a second dining area and lounge. During the summer, the three double French doors allow you to relax and enjoy the sun. It also offers a beautiful view of the Nieuwe Keizersgracht and the waterway. The windows are fitted with roller blinds with sun-resistant fabric, so that the room can be kept cool on hot days.
A few steps down from the stage lead to the spacious kitchen. The kitchen has a sleek design and is equipped with various built-in appliances, including a Quoocker, combi-oven, dishwasher, induction hob (all Miele), fridge-freezer with ice cube machine (Amana), and extractor hood. The 5-meter-long stainless steel countertop provides plenty of workspace.
Indoor-outdoor
During the summer months, you can enjoy the sun on the stage. The three French balconies with double French doors, shielded by a glass balustrade, provide a unique indoor-outdoor experience, partly due to their southwestern location. It feels like enjoying the sun in a loggia with a view of the waterway. A wonderful place to enjoy the peace and quiet and forget the hustle and bustle of the city for a while.
Sleeping and bathing
Both bedrooms are bedrooms on either side of the kitchen. The master bedroom is located to the left of the kitchen and features two spacious built-in wardrobes and a private en-suite bathroom. The bathroom has a freestanding jacuzzi, double sink, toilet, and walk-in rain shower. The second bedroom is located to the right of the kitchen. This room also has a practical built-in wardrobe and its own en-suite bathroom with a walk-in rain shower, toilet, and sink. The bedrooms enclosed at the rear with sliding glass doors, which can be darkened with blinds. It is also possible to open the sliding glass doors, creating an open connection to the stage. Additional continuous storage space has been created under the stage, which can be accessed from both bedrooms. The heat recovery unit is also located here. The hallway also provides access to the laundry room, indoor storage room, and guest toilet.
The entire sleeping floor, including the kitchen, has high-quality stainless steel tile flooring.
