A detached house built in 2005, measuring approximately 145 m² - expandable to around 170 m² - with a sunny rear and Side garden the sought-after Steigereiland. The house has two floors and is ideal as a family home. The ground floor has lots of natural light, a cozy open kitchen, and a spacious living room with a sliding door to the garden. On the first floor are three spacious bedrooms the staircase Roof terrace to the Roof terrace . Currently, there is parking space for two cars next to the house and, if necessary, the storage room can be moved to Location for enlarging the garden or creating extra parking space. An important asset is the lovely sunny and green garden with fruit trees, espalier lime trees, and rhododendron bushes, where birds nest every year.

Design vision
Architect Julius Bosma designed this house called 'Riant', with 'less is more' as his starting point. This motto is reflected in the functional layout of the house with its pleasant light. The facade is constructed in two colors of brick: sand-colored at the rear and red at the front. The ground floor is designed for living and cooking. Upstairs, there are three bedrooms a spacious bathroom. And then there is a lovely Roof terrace approximately 25 m², accessible via a steel staircase. The rest of the roof was recently, in 2022, covered with sedum by a green roof specialist. This green roof provides extra cooling in the summer, absorbs rainwater, and promotes biodiversity.

Sunny and pleasant
The current residents Immediately fell Immediately the large living space that flows into the garden when they first came to view this house. And with the sea of light that floods the entire house. They also say that they often eat outside and that the bench in front of the house is their favorite place to drink tea in the early morning sun. I can well imagine that.

The house is detached and was built in 2005. Its recent construction date is an advantage, as residences after 2000 are well insulated and solidly constructed. Expansion is possible with an extension, and the flat roof is a great location for solar panels.

The owners have always enjoyed living there. Now that they have found another home in their beloved IJburg, they hope that new residents will move in to fill their place in this neighborhood.

design vision Architect Julius Bosma designed this house, called 'Riant', based on the principle of 'less is more'. This motto is reflected in the functional layout of the house with its pleasant light. The facade is constructed in two colors of brick: sand-colored at the rear and red at the front. The ground floor is designed for living and cooking. Upstairs, there are three bedrooms a spacious bathroom. This provides extra cooling in the summer, absorbs rainwater, and promotes biodiversity.

Energy-efficient
This house was built in 2004/2005, which means that the insulation is in tip-top condition. The entire house has been insulated according to the latest standards, from the floor to the walls and roof, and of course double glazing has been installed. In addition, there is a heat recovery system that makes the house even more energy efficient, and it is heated by district heating. This house is therefore already completely natural gas-free.

Well-maintained
The current residents replaced the kitchen, bathroom fixtures, and bathroom in 2016. The dishwasher and combination microwave were replaced even more recently, in 2022. The exterior paintwork is also fresh, having been done in 2018 by DeHo Schilderwerken. In October 2019, the interior of the house was completely plastered.
In short: a well-maintained house that is ready to move into. And if the new residents wish, the way is clear to build an extension.
The environmental permit for this is included in the sale.

The ground floor
The functional hall behind the front door provides access to the hallway and then the living room, and via the staircase to the first floor. There is also a stair cupboard for extra storage space and a separate toilet with a free-hanging toilet and washbasin.
The living room features large windows that let in plenty of light and Burgundy oak flooring that exudes tranquility and brings unity.
The wide sliding door to the outside makes the garden an extension of the living room on nice days. The large dining table forms the focal point of this space, between the sitting area and the kitchen.
The kitchen is located at the front in a corner unit. The robust concrete worktop gives it a sturdy look.
And as befits a modern home, all the necessary kitchen appliances are provided.

What the residents will miss
When we moved here more than 15 years ago, we knew this would become our family home. We fell in love with it because it offered us, as a young family, wonderful spaces. Not only the house itself, but also the street, the pleasant neighborhood of Steigereiland, and IJburg as a whole. It had the tranquility and feel of a village, but was still in the city with all its advantages close by.

Our children grew up playing outside in the street and then all over Steigereiland. Safe, but with the idea that the world is at their feet. In the summer, they swam and sailed a lot in their own boat. With your towel over your shoulder or paddleboard under your arm, you could be in the water in less than two minutes. And even in winter, with snow and ice, they enjoyed everything the neighborhood had to offer.

We are very fond of the lovely garden that comes with the house. You can enjoy the sun at any time of the day, whether in front of the house, on the Roof terrace in the Rear garden. In spring and summer, the wide sliding doors connecting the living room to the garden are open.

We spend most of our time in the spacious and bright living room and open kitchen. Enjoying meals together, having drinks, or relaxing quietly on the couch. We have always found this large, open, and especially bright space, where you can spend time together and also do your own thing, to be very pleasant.

IJburg is great: schools nearby, sports in Diemerpark around the corner, shops and restaurants all within walking distance. We are leaving our lovely home, but staying in our beloved IJburg.

Bar Bachrach is both a bar and a restaurant. Here you will find modern Middle Eastern cuisine, such as halloumi with beetroot or a Jerusalem bagel. Chef Yaniv carefully composes the dishes using various fresh seasonal products. You can enjoy a good glass of wine and small dishes here, or linger over a long dinner from the chef's pre-composed menu. The wooden interior and mix of vintage and modern elements create a wonderfully warm atmosphere inside.

De Jonge Admiraal

At the end of Javastraat, adjacent to Javaplein, you'll find De Jonge Admiraal. They serve delicious coffees, great sandwiches, and wonderful cakes from Majesteit Taart, a cake shop further down Javastraat. De Jonge Admiraal is cozy and laptop-free; everyone there is chatting or playing games, creating a great atmosphere. In the evenings, you can also enjoy tasty local beers, and there are often fun events like pub quizzes, Ajax matches, or live performances.
