Neighborhood Guide
At the end of the 19th century, as Amsterdam’s city center became increasingly crowded, there was a growing need for a green neighborhood close to downtown. In 1881, architect Zocher designed the Willemspark, which is now known as the Vondelpark. A few decades later, the first villas began to spring up there, surrounding the ponds. Stately homes in classic architectural styles welcomed families to this quieter and greener part of the city. The grandeur of that era remains intact. Both the residents and the culinary offerings of the Vlaamsch Broodhuys, chocolatier Linnick, greengrocer Wessels, Michelin-starred restaurant Ron Gastrobar, and the French seafood restaurant VISQUE give this residential neighborhood its contemporary allure. Located between Vondelpark, Koninginneweg, and Amstelveenseweg—with the Museum Quarter within walking distance—this is an ideal corner of Amsterdam to live in, where relaxation and inspiration are always close at hand.

The Noble House No. 14
I have known this house for years, having advised the owner on the initial purchase process at the time. After an extensive search, our client fell in love with it, even though it was serving as a fairly ordinary office space at the time. But both our client and I saw the untapped potential and hidden qualities within the spacious and well-thought-out layout. Over the years, I have had the pleasure of witnessing the transformation and updates to the property. Time and again, the words 'Noble House' came to mind, and rightly so. This house exudes opulence and comfort, with true luxury subtly woven throughout, resulting in an inviting space where one feels unmistakably at home with family and friends. Very pleasant. In many ways, 'The Noble House' distinguishes itself from the buildings across the street, which are more designed to impress. What really sets it apart, in my opinion, is its excellent functional design, which makes it very pleasant to live in. When you combine all these elements with the property's 'Super Prime' location, it becomes clear that investing in this house is an investment in long-term living enjoyment.

Built in the 1920s, when this neighborhood was created as an exclusive enclave for the wealthy. The avenues are part of landscape architect Zocher's design, with Vondelpark as the source of inspiration and the basis for the layout. The neighborhood exudes lush greenery and spaciousness, with some streets following the twists and turns that are directly determined by the layout of the Vondelpark. Oranje Nassaulaan 14, one of three stately mansions in this building complex, was designed in 1919 by architect R.J. Rutgers, who had already embraced the distinctive Amsterdam School style at that time. Rutgers, inspired by the influential Berlage, is responsible for countless architectural masterpieces in Zuid and Nieuw-Zuid, including the iconic Hotel American on Leidseplein. Oranje Nassaulaan 14 and the block of which it is part are also clear examples of the early Amsterdam School period. This influence is not only visible in the robust masonry, chimneys, and roofs, but also in the interior, such as the stairwell and stained glass. The buildings are also solidly constructed, with deep foundations on wooden piles that are more than two meters below street level, cement-based masonry, and carefully detailed wooden window frames, which form the basis for a sustainable building that is built to last. In 2014, the house underwent a thorough transformation into a contemporary oasis of luxury. The layout has been optimized, the Services and installations renewed, and the house has been completely insulated. The interior has been carefully designed by Ronald Klijnhout's interior design agency Klijnhout, in close collaboration with the owners. Ronald designs with the residents and users of a building in mind. He combines this with the structure and design of the building, confirming and reinforcing details. His input has given the house the atmosphere and quality of The Noble House.
The art of living and cooking. The luxury of this floor begins with a warm welcome in the hall, with French doors opening onto the living room and the beautiful staircase. The hall thus forms an extension of the living room. As the owners describe it, the ground floor is a wonderfully spacious and well-equipped space for entertaining. With its high ceilings, abundant space, and cozy atmosphere created by the fireplace, among other things, this house warmly invites you to welcome friends and family. The kitchen, equipped with all the necessary appliances, has been thoughtfully designed. It is not entirely an open kitchen, but it is still possible to cook while socializing. On warm summer evenings, the French doors can be opened, extending the culinary experience to the outdoors. The living room has a side room, ideal as a study or playroom for families with young children.
