At Broersma, we assist with the sale of unique residences, each with its own character and story. My personal preference is for Amsterdam-Zuid, and Oud-Zuid in particular. A district where architecture, tranquility, and dynamism blend effortlessly. The chic avenues, stately streetscape, and abundance of greenery create a familiar atmosphere. At the same time, the city is within easy reach: from the Concertgebouw to the Zuidas, from the local bakery to the international train station. The house at Memlingstraat 27-2 underlines that feeling. A double upper house on the corner of two quiet streets, with impressive light, a well-thought-out layout, and two outdoor spaces, including a sunny Roof terrace. It is a house that embraces you as soon as you step inside—a place to live, work, and relax.
Curious about the atmosphere of the house or the possibilities it offers? Then I warmly invite you to come and see for yourself. I would be happy to tell you more about it.

On the quiet, green street of Memlingstraat in Amsterdam-Zuid stands a characteristic corner building from 1929, designed by architect G.A.M. Loogman. The architectural style is unmistakably that of the late Amsterdam School, with influences from brick expressionism. The façade is richly detailed with horizontal natural stone accents, decorative brickwork, and striking round windows, which combine rhythm and ornamentation to create a balanced whole.
The striking corner location at the intersection with Gerrit van der Veenstraat is emphasized by a bay window extending over several floors, which visually anchors the architectural composition in the neighborhood. The hipped roof with red Dutch tiles, dormer windows, and wide overhangs contributes to the stately character of the building, without making it feel monumental. The window division with glazing bars in the skylight and the predominantly white window frames form a clear contrast with the warm brick tone.
What makes this building extra special is the history that lies within the facade. After damage during World War II, the building was carefully restored in 1948-1949 under the direction of the architectural firm Ing. A. Vogel. This reconstruction was not merely a technical restoration, but a continuation of the original design, preserving aesthetic integrity and attention to detail.
The architecture exudes understated grandeur: a house with history, character, and a natural Location the neighborhood. The calm composition, thoughtful materialization, and sober elegance make this an exemplary example of pre-war architecture in Amsterdam-Zuid.
At the front of the house, overlooking the tree-lined Adama Scheltemaplein, is a spacious kitchen that forms the heart of the home. The afternoon sun filters through the wide ribbon of windows, transforming this space into a light, lively area where daily life and mealtimes flow seamlessly into one another. The dining area is generously proportioned, with enough space for a large table and a separate bench that is custom-made to fit the long table, inviting guests to linger over long evenings. The combination of wooden floors, white walls, and natural materials gives the space a calm, layered look. The kitchen is located in the (side) room next to the dining area, a functional unit in white and black, sleekly designed and equipped with modern appliances. A dark gray accent wall gives the kitchen character and provides a powerful backdrop for personal art and objects.
The living room is located on the corner of Gerrit van de Veenstraat/Memlingstraat. It is spacious and exceptionally light thanks to its south-west corner location. Two facades with windows provide a panoramic view of the street and the greenery, while the corner bay window offers extra depth and security. The beautiful travertine window sills and wooden floor bring warmth and authenticity, forming a natural backdrop for contemporary living. The layout is spacious and inviting, with a generous seating area around the fireplace as the centerpiece. The fireplace has a sleek finish in light tones, with an understated expression that matches the calm palette of the space. What stands out is the balance between tranquility and character, a living room that feels both understated and personal, where art, music, and the view are as natural as comfort and light.
The house offers plenty of space for rest, work, and relaxation. On the second floor, there is a spacious bedroom with an adjoining balcony of approximately 7 m², overlooking the quiet courtyard garden—a nice place to unwind at the end of the day. In addition, there is a second room on this floor, currently used as a study, but this space is also ideal as a guest room or children's room.
The third floor has three more full bedrooms, each with its own character and dimensions, allowing for flexible use according to your needs. Light, sightlines, and the level of finish ensure that every room feels pleasant, whether you are working, sleeping, or studying here.
Comfortable, stylishly finished Bathrooms are centrally located on both floors. The bathroom on the second floor is finished in large anthracite-colored tiles that create a luxurious and serene atmosphere. It features a spacious vanity unit with double drawers and built-in faucets, a sunken bathtub with an integrated niche for toiletries, and a separate walk-in shower that is beautifully concealed in the corner. Everything exudes tranquility and comfort, perfect for starting the day relaxed or ending it in silence.
Further down the hall, next to the wardrobe, is a separate toilet, modernly designed with a wall-mounted toilet, washbasin, and white sanitary ware.
The second bathroom, located on the third floor, fits in seamlessly in terms of style and finish. Here too, anthracite-colored tiles dominate. The layout is practical and complete, with a walk-in shower, sink, and a second toilet. Everything has been thoughtfully designed and finished with an eye for detail—understated, functional, and atmospheric at the same time.
The property has two outdoor areas that take living comfort to the next level. At the rear of the second floor is a charming balcony with views over the green courtyard gardens. Thanks to its western exposure, you can enjoy the sun here in the afternoon and early evening, while the surroundings feel lush and peaceful. The balcony offers enough space for a seat and is attractively decorated with plants and flower boxes, making it a pleasant place for a cup of coffee or a good book.
On the third floor, there is a spacious storage room that provides access to the Roof terrace. This Roof terrace a special bonus: a private spot above the city with a panoramic view of the surrounding rooftops and treetops. Here you can relax, dine, or lounge in peace. Although it is a valuable addition to the living experience, it is up to the buyer to investigate the possibilities for legalization.

To be honest, we are going to miss everything about this house and this neighborhood. The lovely bright living room with windows on both sides and high ceilings. The view, which is spacious by city standards, without being overlooked. The cozy kitchen where we have had many dinners and drinks with friends and family. Relaxing on the Roof terrace having enough space inside to enjoy each other's company, but also to find some peace and quiet. For us, this was the perfect house and the ideal environment for our children to grow up in. They all had their own spacious bedroom, and with two Bathrooms two toilets, there was never any fuss about whose turn it was. The location was also perfect for us. We enjoyed drinking coffee at the Coffee Company or Cafecito, eating a delicious sandwich at et CLAIRE, and having drinks or dinner at wine bar QV or on the terrace of bar Kaspar — to name just a few of the great places to eat and drink. Albert Heijn and Marqt were nearby for groceries. When the children were small, we crossed the street and spent many hours in the cozy playground. There they played, made friends, and we got to know many neighbors. We often ended the day there with a pleasant drink. When the children started school, there was a wide choice of excellent primary schools within walking distance. The same was true for secondary schools: no long commutes, all the popular schools were within walking or cycling distance. The wide sidewalks always provided enough space to walk, sit on a bench in front of the door, or park our bikes. When we got a dog, we could choose between the grass of Minervalaan and Apollolaan around the corner, or walk a little further to Beatrixpark or Vondelpark. You always feel safe in this neighborhood, no matter what time you come home. Parking the car was never a problem either; there was always space in front of the door. And when we left the city, we were on the ring road in no time or took the train from Zuid station. In short, this is a house you will immediately fall in love with: light, spacious, and full of charm. We don't really want to move at all. But now that the children have left home, it has become too big for us. We would like another family to live in this house with just as much love and enjoyment.
