Spacious and green living in Amstelveen, near the Amsterdamse Bos and Amsterdam. A particularly elegant and distinctive 1930s villa with a spacious layout. The villa stands alone on a generous 1,200 m² lot and offers plenty of privacy. Living here is remarkably secluded and sheltered.
Architect A.R. de Vries designed the house in the Amsterdam School style. The house was originally built in 1937 on behalf of Mr. J.F.R. Nestelroy. Since 1988, the current owner has, over time, expanded and renovated the property with the help of Piet Boon, bringing it up to modern standards. A wonderfully spacious and multifunctional family home with a total floor area of over 341 m² and 9 rooms. The setting and the green garden surrounding the villa really must be experienced in person. Feel free to schedule an appointment for a tour.

Villa Nestelroy
Our first encounter with the house was a warm welcome from the current owners. After a tour, we Location the table in the kitchen, overlooking the surrounding garden. Here, the residents told us that they were leaving this place after 34 years. Their children and then grandchildren grew up here, they enjoyed life to the fullest, and they also worked from home. Now it's time for an apartment in Amsterdam. After so many years, it will be difficult to say goodbye to such a special house.
Villa Nestelroij is known in Amstelveen for its beautiful design and shapes, and for its distinctive thatched roof. The villa is very secluded. When you enter through the gate, you are pleasantly surprised by the enormous green garden surrounding the house; you feel like you are in a green oasis. The villa, which dates from the 1930s, has many attractive features characteristic of that period and has been stylishly renovated by Piet Boon.
The location on the edge of Elsrijk is one of the most atmospheric and characteristic neighborhoods with 1930s residences Amstelveen. Close to the national monument Heemparken and the forest, the hockey fields, and good schools. The villa is located between Amsterdam and Het Stadshart, the shopping center. Culture thrives in the popular Cobra museum, Museum Jan in the charming old village, and the Bostheater. If you love Amsterdam, the city center is within cycling distance. As the current resident so beautifully puts it: "We felt much more connected to Amsterdam than to Amstelveen."

Design Vision
Villa Nestelroij is a 1930s country house with a thatched roof and attached balconies. It is robustly built with a concrete foundation. The house dates back to 1937 and was built by the then owner, Mr. J.F.R. Nestelroy. The original plan was to build a country house that was in keeping with the surroundings at the time. Most of the current surroundings and buildings did not exist at the time. The house has the appearance of a country house thanks to its thatched roof, overhangs, and wooden paneling. In addition, curves are characteristic of the design. The atmosphere and appearance are also determined by stained glass, rods, and heavy window frames. Together with Piet Boon, the house has been modernized over the years.
Piet Boon explains:
“The original design of the house is powerful. While retaining its character, the renovations gave it a different layout. Two large living areas were created downstairs. A beautiful living room where you can listen to music and a dining room that flows into a simple, sleek open kitchen made of oak and bluestone. In between is a space that overlooks the park-like garden. An extension to the kitchen has been converted into a room for the children or for working. The space was used intensively. The children could work at a large desk, watch television, and play games. Later, it became a nice place to work.
The entire house was gradually renovated in several phases. The residents were very pleased with the result: a warm family home. The past and present are beautifully intertwined. As with every design by Studio Piet Boon, it becomes more beautiful over time.
In recent years, the current owners have adapted the house to contemporary living requirements under the guidance of Piet Boon. This has resulted in a spacious living area with an attached office and large living spaces.
The ground floor
This spacious floor is elevated above the garden, giving it many beautiful unobstructed views over the garden. The living area of approximately 175 m² is remarkably spacious and features a large living room with dining room. This flows into a spacious kitchen. With a width of over 18 meters and lots of glass, the living room is connected to the outdoor terrace and the surrounding garden. This layout is very attractive and well thought out.
What's cooking
The luxurious kitchen was designed by Piet Boon. The large stove is centrally located, with wall units and marble countertops on either side. There is a chopping block in the middle. There is also a large wine climate cabinet and various luxury built-in appliances. Behind the kitchen is a practical utility room. This is used to store supplies and has an extra countertop with sink. There is also a second refrigerator and extra cupboard space. There is also an extra entrance door from outside.
The kitchen is directly connected to the dining room and living room. Adjacent to the kitchen is an annex with a workspace and an extra sitting room. The fireplace provides extra warmth and atmosphere on chilly days. French doors provide access to the garden.
The basement
In the basement below the hall of the house, there is a spacious wine cellar. There is an authentic gun cabinet and a spacious hallway with a countertop, an extra refrigerator, and extra storage space.
shed
Behind the extension is a detached shed measuring 10 m². This is part of the house and has access to a storage loft in the roof.
The first floor
This floor has three bedrooms built-in closets and access to the balcony that spans the width of the house.
The master bedroom is located at the rear of the house with a balcony and features an elegant private bathroom with a natural stone bathtub, spacious shower, sink, and built-in closet.
There is a separate toilet and another walk-in closet on the landing. An alternative floor plan has been included in the brochure to show the possibilities. View the floor plan of the current situation at www.broersma.nl
The second floor
On the top floor, there are bedrooms at the front, middle, and rear. There is a bathroom with a shower, toilet, and sink. The room at the front could also be used as a yoga or gym room. An impression of a possible children's room has been made from the rear.
Garden
The garden is spacious, covering more than 1,200 square meters. It was designed by Pieter Jan van Hasselt. Every season brings new surprises with different flowers in bloom.
Spring starts with the magnolia and becomes increasingly flowery as the hydrangeas bloom and the wisteria comes into bloom.
The landscape architect has really designed the garden around the house. There are various places where you can dine with the whole family or retreat with a cup of coffee on a seat in the sun, overlooking the pond.
From the house, there are beautiful views into the garden, and you can enter the garden via the kitchen or the living room, with a large terrace attached to the house.
The whole area is surrounded by several layers of trees and hedges. All in all, it is a wonderful place to enjoy in all seasons.
