Oud West Living
As an agency, we assist with the sale of a wide range of properties. As a real estate agent, this variety is very challenging and contributes to the picture you get of the overall housing market in Amsterdam. Personally, I have a soft spot for Amsterdam-West, where I used to live myself. The neighborhood has a great vibe and good amenities. J.P. Heijestraat, Overtoom, and Kinkerstraat, among others, offer a variety of shops, specialty stores, and caterers. There are also several good restaurants and cozy cafés in the neighborhood. The apartment is a well-designed 3-room apartment of approximately 48 m². The property offers a perfect combination of contemporary living and comfort. Thanks to the layout with two bedrooms a high-quality outdoor space adjacent to the living room, the apartment is very well laid out, making optimal use of the space. A unique feature of this apartment is the underfloor heating combined with ceramic tiles in a wood look. If you are interested, I would like to invite you to come and take a look. I will, of course, tell you more about the apartment. Hope to see you soon!

The Helmersbuurt neighborhood was built at the end of the 19th and beginning of the 20th century. Many people moved to the big city, where industry had established itself. Due to rapid population growth, the Local authority began building outside the Singelgracht canal. The high demand for new residences that many traditional, skilled builders were unable to meet the demand. The buildings were constructed in small blocks (3-4 buildings), resulting in a diversity of buildings. Many designers bore the title of architect, but were rarely so. The houses were often designed by a land developer, contractor, or real estate agent. The building at Kanaalstraat 192 was built around 1912 under the direction of the De Boer brothers. They built on three plots, consisting of Kanaalstraat 190–194. The complex was built in the austere style of the Amsterdam School. During this construction period, Rooms were Rooms en suite, windows had a beautiful surface division, and panel doors were used. The French balcony at the front emphasizes the character that suits this period. Before the sellers became owners, the apartment was renovated internally, including the installation of underfloor heating throughout the house.
The living room at the rear of the apartment is the heart of the home. There is ample space for a sitting and dining area: the ideal place for relaxation and socializing. The glass front, which separates the living room and bedroom, preserves the open-plan character. This allows plenty of light to enter, further enriching the space. Adjacent to the living room is the spacious terrace of approximately 11 m², which provides a pleasant connection to the outdoor space. The open kitchen is functional and equipped with built-in appliances, including a fridge/freezer, oven, dishwasher, induction hob, and extractor hood. The very deep cabinets in the kitchen provide plenty of storage space. The toilet is separate and located near the apartment's entrance door. The entire home has underfloor heating in combination with wood-look ceramic tiles.
The master bedroom is located on the quiet street side of the apartment and offers space for a double bed and a large built-in wardrobe.
The bathroom is accessible from the living room and has a walk-in shower, washing machine connection, and sink. The second bedroom is also accessible from the living room and can be used for multiple purposes, such as a study, guest room, or children's room. This room has windows that open onto the terrace.
The apartment has a high-quality outdoor space of approximately 11 m², located on the northwest. Although the outdoor space is not very sunny, it serves as an extension of the living room in the summer. It is a great place to enjoy a barbecue or a drink after work. The French doors from the living room make the outdoor space very accessible.

We didn't have to think twice when this house came on the market, and we haven't regretted our choice for a single day. It has been the ideal place for us, in what we consider to be the nicest neighborhood in Amsterdam. It is a bright, spacious house that was perfect for the two of us, and perhaps even for our first child. The layout and comfort make the house surprisingly practical. The terrace at the back is definitely our favorite spot. As soon as the weather is nice, we open the patio doors and move outside. Whether it's with a small group or a bunch of friends around the barbecue—which happens regularly in the summer—the atmosphere is always good. Fortunately, the neighborhood also appreciates the liveliness, as long as it stays within limits. That makes the terrace a kind of extension of the living room for us, where we love to spend time. The surroundings complete the picture. Oud-West has everything you need: the Ten Katemarkt on Saturday mornings, the best lunch spots and cafés around the corner, and always plenty of options for a night out. Pizza Project a good pizza, Staring at Jacob's for brunch, Levain et Le Vin for delicious bread or a good glass of wine, and recently also De Zingende Zwaan – we have really embraced these neighborhood classics. For a late-night snack on Jan Pieter Heijestraat or a last drink in the Figurantenbar, you never have to walk far. What we're really going to miss here is that mix of liveliness and tranquility. Our part of Kanaalstraat is just outside the hustle and bustle, so it's relatively quiet—which is nice after a long day and helps you get a good night's sleep. The canal around the corner also provides pleasant water fun, which you can join in or enjoy with a drink on one of the terraces or benches. It's a neighborhood where you feel at home, but where there's always something to do—and we're definitely going to miss that.
