Design vision

On the wide and leafy Jan van Eijckstraat, in the heart of the beloved Amsterdam Zuid, lies an apartment that combines classic allure with a modern signature. The property is part of a sturdy block of buildings in the Amsterdam School style, recognizable by its expressive brickwork, robust entrance portals, and asymmetrical windows. Behind this façade unfolds a surprisingly contemporary interior, completely renovated in 2021 under the architecture of Den Older/Vleugels Architects, with execution by Trustan Bouw. The renovation has refined the home in every detail: from floor to ceiling, composite walls and floors have been used in all Bathrooms, creating a seamless and minimalist look. The casement windows and exterior doors have been completely renewed and fitted with insulated glass, which increases both comfort and energy efficiency. The roof has also been completely redone: new covering (bitumen), insulation on the flat part and under the tile roof. The classic layout has been carefully preserved, but updated with new electrical, water, and standpipe infrastructure. This has resulted in an energy label A.
Light and sight play a key role in the design: the interplay of lines in the stairwells, the view from facade to facade, and the strategic openings to the Roof terrace the house not only functional but also visually rich.

Living and cooking

The living area covers more than 90 m² and is divided into three harmonious zones: a lounge with a fireplace and dining area at the front, and an intimate television room at the rear. This layout is subtly accentuated by bronze pivot doors, which separate the rooms without detracting from the open character. Thanks to the large windows on both sides of the building, the apartment is exceptionally light.
The kitchen is of a caliber that enthusiasts will recognize, a SieMatic, handle-free and fully integrated. The cooking island forms a central point in the room, with a Cosentino/Dekton marble-look worktop that is repeated on the sideboard on the wall. Almost all appliances are from Gaggenau, including a wine climate cabinet, combi ovens, steam oven, teppanyaki plate, gas wok burner, induction hob, warming drawer, and a Wave extraction system with Plasma filter. Lighting and materials contribute to the atmosphere and luxurious look of the kitchen. The floor is solid oak parquet laid in a block pattern, with a floating insulation floor underneath equipped with zone-controlled underfloor heating that can also be operated via smartphone.

What the owners will miss

A peaceful haven in beautiful Amsterdam
When we left Jan van Eijckstraat 25 years ago to live outside the city, we already felt that we would return here at the right moment. Located in the heart of Amsterdam-Zuid, this quiet street is a very nice place to live.
The location around the corner from the lively Beethovenstraat and close to the trendy Cornelis Schuytstraat, with everything within easy reach, from greengrocers to brasseries, is one of the things we will miss about the neighborhood. Just a few minutes' walk to CLAIRE for a French croissant or a drink at sunset by the water in the garden of the nearby Hilton hotel.

The great thing about this apartment is the large Floor area one floor. Thanks to its width of 12 meters, we were able to realize all our wishes here. We spent many hours sitting at the kitchen table with architect Florentijn Vleugels of DENOLDERVLEUGELS Architects & Associates to come up with the perfect design with the best sightlines, walking routes, and light incidence. From wall to wall, the house was completely stripped and rebuilt from scratch, with fully integrated home automation, underfloor heating, and air conditioning, among other things. This also resulted in a much more logical layout. For example, the kitchen was moved to the front of the house, where you have an unobstructed view due to its location Immediately Albrecht Dürerstraat. This also allows you to enjoy the sun in the living room and kitchen all year round. The low townhouses across the street also contribute to this. The deep gardens with evergreen trees at the rear of Apollolaan provide a lot of privacy on that side.

One of our favorite spots in our house is enjoying the first rays of sunshine in the morning with a cappuccino in the kitchen's French doors. This was always a wonderful start to the day. But we also Roof terrace great use of the Roof terrace . Moving the stairs improved the layout from the kitchen, making it easier to walk up through the atrium to barbecue or have a drink.

Due to new plans in our lives, we will now be leaving this wonderful place. We have thoroughly enjoyed living here and Roof terrace not only the apartment but also the neighborhood, the easy access to Schiphol Airport (about 20 minutes from home to the departure hall by tram and train), the many restaurants, and the spectacular view of the Zuidas from the Roof terrace . Who knows, maybe we'll be back here in a few years!

Southern Market

The zuiderMRKT is a small, cozy, weekly neighborhood market. Unique due to its cooperative character. The cooperative consists of members - enthusiastic local residents - who warmly support the market and help out at the market and in the vegetable stall. The members jointly determine the range of all stalls. They buy vegetables and fruit directly from the farmer, to sell them for fair prices on the zuiderMRKT square.

Renzo's Delicatessen

Renzo’s Delicatessen is all about homemade, culinary and Italian products. All dishes are made fresh here every day. In addition to Renzo’s classics, there is also a varied menu. For some, Renzo’s is a neighborhood store and for others a place to have lunch or dinner. You can also go there for groceries, an Italian take-away menu or a sandwich. And especially the Dino sandwich: ground beef or warm chicken thighs with the infamous dinosaus, sun mayo, arugula and sun-dried tomatoes.

De Wijnkaart

De Wijnkaart is located in the Museum Quarter in Amsterdam-Zuid. All kinds of wines from the forgotten Eastern European wine countries are served here. Although the history of wine making started here, these countries are often forgotten in the wine world. If you have become curious about all kinds of wines, you can do a wine tasting in the wine bar, where you can choose which ones you want to taste. In addition to the appetizer platters that change weekly, there are also main courses on the menu.

Sébastien's Bakery

Le Fournil is the brainchild of Susan and Sébastien, who, after years of baking experience in France, came to the Netherlands in 2007 to open an authentic French boulangerie. Its strength lies in its artisanal craftsmanship, sourdough, and conscious choice for small-scale, pure, traditional bread making.
