The architecture was designed by Barcode Architects in collaboration with BIG (Bjarke Ingels Group). Their vision results in a building that feels both monumental and refined. The terraces and balconies are stacked in layers and subtly staggered relative to one another, giving the building a dynamic rhythm. From a distance, it looks like a sculpture; up close, a carefully designed living landscape reveals itself. Materialization plays a key role here. The façade combines light, metallic panels with warm wooden volumes that rise in a stepped pattern. This creates a layered image in which urban architecture and natural materials reinforce each other. Large glass sections and transparent balustrades ensure that light residences deep into the residences and that the connection to the water remains palpable throughout.
The building also comes to life on the ground floor. Here, you’ll find various amenities for residents and visitors. Sluisgym offers a high-quality fitness center just a stone’s throw from home. There’s also a Bringme Box system, allowing you to safely receive packages when you’re not home. Also located on the waterfront is Restaurant Ecluse, a recently opened restaurant where you can enjoy lunch, drinks, or dinner on the weekend.

Cooking becomes a social activity here. From the island, there is a view of the dining table, the seating area, and the terrace, allowing conversations to flow naturally while cooking. On sunny days, the doors open to the outdoors, and life effortlessly shifts to the terrace.

When I first saw the artist’s rendering of Sluishuis, I fell in love with it instantly. The whole look and feel, the location on the water, the terrace homes, and that unique cantilever. It’s simply a beautiful design. The view from the roof is breathtaking, too!
It’s truly wonderful living here, and the peace and quiet you experience is so surprising, even though everything is right at your fingertips: the supermarket, shops, restaurants, daycare, and schools. It takes just 5 minutes by car to get to the A10 ring road, and a 15-minute bike ride takes me to the super-charming Amsterdam-Oost.
The shared amenities are also great. There’s a building manager on site. We have convenient Bringme lockers for all our packages, a truly beautiful gym in the building, and a really cute little café. What strikes me most is how helpful and friendly everyone is.

My apartment itself is wonderfully bright and has such lovely outdoor spaces. I get sunlight here from seven in the morning until late at night. The temperature is always constant thanks to the underfloor heating in the winter and the underfloor cooling in the summer. And if I had to name just one favorite spot, it would be the kitchen. The kitchen island is the coziest place to gather and enjoy a drink together. I’m going to miss the Sluishuis…
