Tour
The entrance provides access to the wide hallway that forms the central heart of the apartment. The custom-made 28-meter-long wall of cabinets connects the entrance with the living room at the front and allows light to flow from back to front throughout the apartment.
The living room features a spacious seating area and French doors facing south, with an unobstructed view of Frederiksplein. The luxurious Bulthaup kitchen is equipped with an induction hob with Bora extractor system, a steam oven, a microwave, a fridge-freezer, and a central work island facing the living room, creating an open and inviting living space. The refined bathroom is finished with concrete ciré walls and mini tile flooring. The space features a Corian bathtub, a spacious walk-in shower, and a free-hanging toilet. The bathroom is directly connected to the master bedroom via ribbed glass sliding doors. Here, too, great attention has been paid to detail: the handles have been specially designed to match the interior, and recessed spotlights have been subtly integrated throughout the space.
The second bedroom is located at the rear, also with a French balcony. This room is a comfortable size and is currently used as a study, a particularly pleasant place due to the evening sun that shines in here. The apartment also has a separate toilet and a practical storage room with space for a washing machine and dryer. The entire apartment has high-quality oak flooring.
What the residents will miss
"In 2018, the apartment was completely renovated to a high standard under the direction of architect Renée Appelo. During this renovation, the light at the front was harmoniously connected to the light at the rear, creating an elegant, spacious, and sunny whole. The play of light remains special every day: the winter sun shining deep into the kitchen, a quiet coffee moment by the French doors in the first spring sun, or the evening sun at the rear. Every moment of the day has its own charm here."
neighborhood guide
Located in the Centrum district in the Utrechtsebuurt-Zuid neighborhood, better known as the 1017 neighborhood. Highly sought after and appreciated. In earlier times, Falckstraat was a training ground for Napoleon's marching soldiers. Now it is a pleasant green area with old trees. Around the corner is Amstelveld, with its Monday flower market and the famous terraces of Nel and Marcella. The wingnut trees add cachet to this highly regarded city square. Utrechtsestraat has a wide range of delicatessens and restaurants. There are several Michelin-starred establishments and a varied selection of drinking establishments. Cultural life takes place in the Stopera, the Royal Theater Carré, and the Hermitage. On Saturdays, the latter hosts an organic market with local products in its courtyard garden. For primary education, there are two choices, the ASVO and De Kleine Reus, both of which are highly regarded in their own way.

Les Deux Filles
Some residences not with their extravagance, but with their simplicity. Les Deux Filles is one of those places where everything is just right. An entire floor, accessible by elevator, in the middle of the city, yet with a tranquility that you rarely find at this level. What Immediately me here was the length of the space. From the entrance, you can see right through the house to the light at the front. This line of sight not only creates a sense of space, but also tranquility. Everything here has been carefully designed: custom cabinets, integrated technology, a kitchen that naturally serves as the centerpiece, and a luxurious sleeping area. The French balconies on both sides ensure that you always feel connected to the city. Characterful and sheltered at the rear, open and light at the front with a view of Frederiksplein. This is a home for those who want to live on one level in comfort, without compromising on architecture and appearance.

The natural stone wall finish at the entrance, with integrated niche and round mirror, sets the tone: soft in color, precise in detail, and consistently implemented. The entrance opens onto a spacious hallway that runs through the apartment like an architectural axis. Its width and subtle connection to the living room via a carefully designed custom piece of furniture create optimal light transmission, allowing daylight to reach deep into the space from front to back. Seamlessly connected to this is the modern Bulthaup kitchen with cooking island. The layout includes an induction hob with integrated Bora system, steam oven, microwave, and fridge-freezer. The work island faces the living room and enhances the interaction between cooking and living.
The master bedroom is centrally located in the apartment with an en-suite bathroom accessible through fluted glass sliding doors. The bathroom is designed as a modest wellness space, in which walls of concrete ciré and mini tiles on the floor create a calm, modern base. Specially designed handles and carefully placed recessed spotlights underline the attention to detail. At the rear is a second bedroom of good size, with a French balcony. When we stepped out of the elevator in 2017 and walked into this more than 200-year-old house, we were instantly Sold. The impressively spacious living room, the unobstructed view, and the stately trees Immediately a feeling Immediately peace and freedom. Although the apartment needed a thorough renovation at the time, we immediately sensed the unique atmosphere and exceptional privacy that make this place so special. Behind the somewhat closed layout at the time, the true potential was already apparent: three spacious French doors and a sea of light were waiting to be set free.
In 2018, the apartment was completely and luxuriously renovated under the direction of architect Renée Appelo. During this renovation, the light at the front was harmoniously connected to the light at the rear, creating an elegant, spacious, and sunny whole. Every detail has been carefully designed and executed, from the impressive, custom-made 28-meter-long wall of cabinets to the stylish bathroom. It was an intensive process in which nothing was left to chance.
What we will miss most is the space, comfort, and serene tranquility of this historic home. Thanks to the beautiful sliding doors, the generous 148 m² can be easily divided into four multifunctional rooms or used as one large living space. The play of light remains special every day: the winter sun shining deep into the kitchen, a quiet coffee moment by the French doors in the first spring sunshine, or the evening sun at the rear. Every moment of the day has its own charm here. And at night, there is a silence that is rare in the middle of the city.
Falckstraat is wide and remarkably quiet, an oasis in the heart of the city. Around the corner is the lively Utrechtsestraat with its diverse restaurants and boutiques. Just 100 meters away is the Reguliersgracht and a little further on is the atmospheric Amstelveld, known for its flower market and cozy cafes. The greenery of Frederiksplein literally starts at the doorstep. Children play in the park and local residents meet each other. The dynamics of the city are close by, but the hustle and bustle seems to pass this street by effortlessly. The neighborhood has a nice mix of characteristic Amsterdammers and young families, which creates a pleasant and engaged atmosphere.
Now that we have found a new home outside the city, the time has come to pass on this special place. We hope that the next residents will enjoy the light, space, and comfort here as much as we have over the past few years.
