What the residents will miss
"For more than twenty-five years, we had a small boat moored at the jetty. When the weather was nice, it was wonderful to open the gate, hop on the boat, and head into the city and the canals, or to Ouderkerk for a bite to eat on the Amstel."
Neighborhood Guide
The Apollobuurt is part of the Beethovenbuurt. From an urban planning perspective, this is an important part of Amsterdam, shaped by the vision and design of architect Berlage. Berlage conceived a grid of streets, avenues, and canals where blocks of houses, ample public green spaces, and villas to mansions alternated to form a cohesive whole: This laid the foundation for the distinctive character of this 1930s neighborhood, which is almost entirely surrounded by water, featuring the spacious residences were ultimately designed in the Amsterdam School style. The facade stones and bridge sculptures by Hildo Krop, who was awarded the honorary title of City Sculptor of Amsterdam, also lend the neighborhood its distinctive character. The neighborhood was truly conceived as a residential and family-friendly area, complete with amenities for schools and sports. The Beatrixpark rounded out the neighborhood. On Beethovenstraat, coffee bars and restaurants like Brasserie Margaux and Ferilli’s give the street and the neighborhood a young and dynamic character. On Olympiaplein, you’ll find the bakery Le Fournil and Fromagerie L’Amuse. On Marathonweg is Zikking butcher shop. The wide avenues and greenery of Beatrixpark, with its modern sculptures and old trees, create a sense of space and are ideal for sports and relaxation. The neighborhood is known for its excellent elementary and secondary schools, as well as its convenient location relative to the Ring Road, Amsterdam Zuid station, and the RAI. De Pijp and the city center are just a short distance away from here.

Villa Apollo
An unprecedented house. A house that is already spacious, situated on one of the largest plots in Zuid and located on the waterfront of the Noorder Amstelkanaal.
I was particularly surprised by this property, because I hadn't expected much from what I found there. Specifically, the pleasant and central entrance connected to the already spacious ground floor, which opens onto a fantastic garden.
In addition, the house, with its many spacious Rooms , is Rooms and balanced. The garden invites you to extend the ground floor and connect it to the garden with a huge glass front. This addition alone will make the house even more unique.
The whole property also challenges you to make it even grander and more complete. The house has potential and can yield beautiful results with your own creative input.
Internally, we refer to such a house and plot as a real estate agent's house, "you have to be a professional to recognize its potential." I would like to give future buyers insight into all the possibilities, in the belief that they can create one of the most extraordinary houses in the South.

's design vision
Berlage's urban development plan was bordered on the north side by the Noorder Amstel Canal, with two parks planned on Apollolaan and a strip for villas.
A natural separation of the Concertgebouw neighborhood with wide water. Berlage had only
reserved this location and the one at Bernard Zweerskade for detached houses.
Ultimately, only two detached villas were built on Bernard Zweerskade. There are a few detached villas on this section of Apollolaan, only four on Albert Hahnplantsoen, and four on Dijsselhofplantsoen, with the plots on Apollolaan and both parks bordering the water and having their own banks. The plan was ultimately implemented in the 1930s.
The architecture at that time was dominated by the Amsterdam School style, a more functional style of construction that was also in line with housing for other family compositions and ways of living.
The architecture is more robust and characterized by craftsmanship, details, and slenderness. Functional aspects are emphasized as ornamentation.
The ultimate outdoor experience
When it comes to experience and privacy, Villa Apollo House No. 176 has one of the most ultimate outdoor spaces in the South. A wonderfully large and sheltered garden that has also been landscaped according to a very beautiful design. From the house, you can walk outside via a lovely terrace.
The plot extends to the water, which makes the garden appear larger. The sightlines to the water are open, without compromising privacy. This allows you to admire the sun glistening on the water of the Noorder Amstelkanaal, and occasionally see a skiff glide by. Having your own boat at the jetty gives you a feeling of being on vacation, right in the middle of the city.
The garden enjoys sunshine all day long until late in the evening. Living here, surrounded by greenery and water, it is almost impossible to realize that you are living in the middle of a cosmopolitan city.
The house has its entrance on the right-hand side. There is also parking space on both sides of the entrance. The entrance leads through a vestibule to a spacious, central hall. This hall connects all Rooms the ground floor and the upper floors.
The layout is clear and calm. The ground floor has an extra spacious and large living room of 55 m2 at the front. It has windows on three sides, which provides plenty of light and a view of the greenery.
There is a second entrance on the left side of the building. The current layout can be improved and expanded. An irrevocable environmental permit has been granted for this expansion, which also allows for the construction of a basement under the entire building. The plan includes more glass and more living space facing the garden. This brochure contains various artist impressions for inspiration.
Inside is outside
The dining room and a television room are currently located at the rear. Both Rooms a beautiful view of the garden. The dining room extends into the kitchen on the side of the house.
The rear offers so many possibilities that an extension with an all-glass front could be an architectural statement, connecting the inside and outside even more.
The extension will also create more living space and a more functional layout.
First and second floor
The first floor is accessible via a gentle staircase and an open stairwell, which has a large window providing daylight and a view of the garden.
The first floor also has a clear and functional layout. The central hall provides access to the parents' domain of
50 m2 with a luxurious and complete en-suite bathroom at the front, a spacious dressing room with study, and a spacious children's room.
The second floor above also has a pleasant, spacious landing and here too there are two more than average-sized bedrooms a Jack-and-Jill bathroom.
The current house has plenty of storage space in the
large attic and in the basement. This floor can be made even more contemporary with an alternative layout. The permit also provides for the internal connection of the five floors.
Extension & renovation
By extending the ground floor and renovating the basement in particular, a huge amount of extra living space can be gained.
There is room for a luxurious, complete wellness center and a swimming pool. The possibility of extending the ground floor into the garden makes the house even more unique.
With the various extensions, a living space of approximately 590 m² can be created. An investment that pays off and will repay itself in value and living enjoyment.
neighborhood guide
This location is naturally very strategic in relation to all metropolitan amenities and especially schools. In addition, it is a very pleasant location to drive to from outside the city and to go to the city center. Everything is close by and easily accessible. Even public transportation in Zuidas is a 4-minute bike ride away.
You can walk along Cornelis Schuytstraat past the Hilton, and under the Amsterdams Lyceum you can walk or cycle straight into Vondelpark. In addition to the schools, the location is surrounded by a wide range of shops, restaurants, cultural and art venues, and all sports facilities.
Life in this place is central and surrounded by work, sports, and relaxation.
There is ample parking on site. There are two entrances on the street side. On the right-hand side, this provides access to parking on site.
This is also where the entrance to the house is located. On the other side is a second parking space. A luxury that is becoming increasingly scarce and valuable in car-free Amsterdam.
