The house and annex were built in 2002, and sightlines were a key factor in the design. When designing both the house and the annex, careful consideration was given to the surroundings and the park garden to be laid out.
This has resulted in the house being built on a raised platform, giving it beautiful views of both its own park garden and the Amstel river at the front.
At the time, the owners wanted to build a complete house with all possible amenities and a spacious layout. Ultimately, it became a spacious 674 m² property.

Living and cooking
This spacious bel étage is elevated above the level of the dike. This means that this floor offers a lot of privacy and beautiful unobstructed views of the Amstel River and the beautiful park garden.
The living area is remarkably spacious and features a living room of approximately 100 m², which flows into a spacious and pleasantly situated kitchen.
With a rear width of almost 14 meters and lots of glass, the living room is connected to the outdoor terrace, and the kitchen is conveniently located on the street side. The kitchen-diner consists of a luxury kitchen with a unique round island with a fixed breakfast table. This custom-made kitchen is equipped with luxury built-in appliances from Gaggenau.
On the window sides, there are two spacious worktops with a nice view of the side yard and towards the Amstel River. The round shape of this kitchen is reflected throughout the house, creating a consistent whole.

This layout is already very pleasant and well thought out. Although the house is already large, it is possible to enlarge the ground floor and build additional outbuildings without a permit.
Sleeping and bathing
The first floor offers space for two children's rooms and a bathroom. The master bedroom is located on the longest axis of the garden. This means you wake up to a beautiful view of your own green park.
This master bedroom also has a dressing room and a private bathroom with a bathtub, spacious shower, double sink, toilet, and bidet. The landing has a built-in closet with a laundry chute, so your laundry always ends up next to the washing machine.
On the second floor, there is a spacious attic room with a full bathroom. There is also plenty of storage space here.
Wellness

A winding avenue leads through this beautifully landscaped park with various types of trees and shrubs that have grown into a mature park over the past twenty years. The various water features that are openly connected to the ditch behind create a beautiful harmony between greenery and water.
The annexe
The annexe consists of a double garage with a separate office space at the rear. With its own entrance at the side, this office is both fiscally and practically very attractive. There is also a toilet in this entrance. The office itself has a pantry and French doors leading to the garden.
There is a separate apartment on the upper floor. This is ideal for guests, live-in parents, a nanny, or an au pair. This apartment has a living room, a fully equipped kitchen, two bedrooms a bathroom.

Accessibility

What the owners will miss
Living on the Amstel remains a privilege that we have enjoyed for 40 years. After first living on Amsteldijk Noord, we had the opportunity in 2002 to build our dream home on Amsteldijk Zuid. It was an opportunity we couldn't pass up. Still within cycling distance of Amsterdam, the northern part of Amsteldijk Zuid is an ideal place to live. A beautiful, peaceful environment and, at Number , closer to shops and schools, the row of restaurants and terraces on the Amstel side in Ouderkerk, the golf course, and closer to the beautiful walking, cycling, and sailing routes. And above all, located further away from Schiphol's flight paths, so no aircraft noise. Yet still only 12 minutes from Schiphol, and perfectly accessible thanks to its location on the main roads to Utrecht, The Hague, etc. And all this on a plot of almost 1.8 hectares. Our own unique country estate on the outskirts of Amsterdam with plenty of space, greenery, and complete privacy.
We therefore made no compromises during construction. The design had to fit in with the Amstel and be equipped with every convenience and luxury. The design is inspired by the style of a thatched farmhouse, but more open to allow plenty of light to enter. And despite 674 m² of living space, it has a light, playful look by making use of the space below ground. We also spared no expense on technology. Although it is much cheaper to implement nowadays, the functionality of home automation is still relevant. The principle was and is that all functions (lighting, audio/video, sauna, gate, etc.) can be controlled from anywhere in the house. We achieved this with professionals from New York, who are familiar with the higher standards and requirements there.
We have entered a different phase of life, will be spending more than half of our time abroad, and want to adapt our living situation accordingly. But we will miss living here very much. Opening the curtains in the morning and enjoying the view of our own park, the meadows, and the golf course. The sound of the cuckoo and the many other birds. Walking in our own park, or the children playing with their friends in the maze, on the trampoline, the swing, the XXL chess game, the fruit orchard, and the ponds. Or lazy Sunday afternoons in our own spa.
But cycling to the theater or a good restaurant in Amsterdam will remain, as will all the luxuries we are accustomed to. And it is a comfort that the new residents will enjoy our beautiful home just as much as we did.
