Het Vakwerk Pand
Back then, I saw the property in its old and bare state. It was being sold by the housing association. For many parties, including the one I was with, it was too big of a project and a building with numerous challenges, which quickly became an insurmountable obstacle.
However, the current owners took a leap of faith and saw its potential. They embarked on this adventure. After conceiving and developing all the plans, the contractor got to work. We saw the property for the first time when most of it was already completed. Once again, it was something truly remarkable. At that point, the extension at the back and the terrace had not been realized yet. They were added and finished in the second phase, making the property more complete. As the owners decided to move outside Amsterdam but wanted to keep the option open to return to their townhouse in the future, the property has been rented out in recent years. Now, after consultation, the decision has been made to sell it, and we have been tasked with finding buyers who recognize the value of how unique this building is. Whoever is fortunate enough to become the buyer will undoubtedly enjoy a wonderful time. Every visitor will confirm that time and time again.
Architecture
Passeerdersgracht: This name is reminiscent of the “passeerderij,” which was the process of preparing Spanish leather. When this type of leather processing was banned in the old city center in 1631, the “passeerderijen” established themselves here next to the existing tanneries (Looiersbuurt). This unique building was completed in 1895 as a tool storage for the Department of Public Works. The building stands out because its facade is constructed with wooden framework that divides the ground into sections. The sections are filled with masonry, window panels, and traditionally large doors. The wooden framework is painted white, while the masonry and window frames are stone red and monument green, respectively.
The roof is a traditional pitched roof with Tuile du Nord tiles. In 2014, the entire building underwent restoration and expansion. A new rear house was designed and built at the back, according to the design by architectural firm Gietermans and Van Dijk. With a white plastered facade and wooden finishes, the surface area and usage of the building were increased. Additionally, a quality outdoor space was created with a delightful rooftop terrace. The interior combines historical and modern elements, complete with contemporary comfort and luxury. Wherever possible, the historical features of the building have been preserved. As a whole, the Vakwerk Pand is a very beautiful and intriguing house that surprises you every time anew.
Wining and Dining
The building features a beautiful and robust facade with original 19th-century double doors serving as the entrance to a spacious hallway. This hallway has a brick wall, concrete floor, and steel doors. There is a large wardrobe in the hallway. The entrance is equipped with a video access system connected to the home automation system. The hallway provides access to the kitchen-dining area and the central hallway with a staircase and a toilet.
The kitchen-dining area boasts an inviting integrated seating and dining area with a view of the canal, along with a long and sleek, white luxurious kitchen. The kitchen is custom-made Italian design by Boffi and features top-of-the-line Gaggenau built-in appliances, with the 150cm wide refrigerator-freezer combination being a particular eye-catcher. Additionally, the kitchen is equipped with a Quooker (instant boiling water tap) and an Avintage wine climate cabinet, among other features. Adjacent to the kitchen, there is a second seating and dining area against another brick wall.
Through original wooden French doors and an additional open passage, there is a connection to the spacious 71m² living room. It is grand with large windows, oak herringbone flooring, a Bellfire gas fireplace, and integrated wall units and TV.
Rest and Refresh
The first floor is accessible via a wide staircase with a landing. It leads to a spacious landing with a study area and a toilet. This part of the house comprises three bedrooms and a spacious and luxurious bathroom. Through an intermediate hallway with a toilet and a sauna, you can access the main suite. The master suite measures approximately 45m² in total and features a loft-like layout with ample dressing space provided by walnut custom-made closets. It also includes a luxurious open bathroom with a bathtub and a double shower. The baths, washbasins, and faucets throughout the house are from ‘Marike’ (marike.com) and ‘Cocoon’ (bycocoon.com/nl). The sauna is elegantly understated and made of cedar wood with a glass front. It is conveniently located next to the terrace, allowing for cooling off outdoors. Together, they offer a complete wellness experience. The numerous built-in closets are all custom-made. The front section of the house has an attic floor that is well-suited for a gym or a play area. Plenty of storage space and an additional bathroom with a shower and a toilet make this floor suitable for a nanny’s room or a guest suite.
Roof terrace and Patio
The house features an incredibly beautiful rooftop terrace with ample sunshine and privacy! It is situated in a free and sheltered location and has been beautifully finished. In addition to the rooftop terrace, there is a patio terrace and another outdoor space on the ground floor. The front section of the house has an attic floor that is well-suited for a gym or a play area. Furthermore, the living room provides access to a unique private alleyway that spans the full length of the house, measuring almost 22 meters long and 1.70 meters wide. This alleyway has private doors that directly access the canal, which is rare within the canal belt! It is ideal for storing bicycles and provides a delightful outdoor area through the spacious French doors of the living room.
