Ground-floor apartment of approximately 145 sqm, located in the Vondelbuurt. It offers a spacious living room with access to the garden and an open-plan kitchen, three bedrooms, two bathrooms, and a communal garden directly adjoining the private garden. The property is situated on privately leased land with the ground rent bought off in perpetuity.
Tour
At the rear of the home, the heart of this ground-floor residence reveals itself: a bright, airy living space with high ceilings and full-width windows overlooking a lush, private garden of more than 70 sqm. The open kitchen is functional and understated, with views to both the dining area and the greenery outside. Living and dining flow naturally together, with ample space for long tables, books, and art. The garden itself offers a rare combination of peace, privacy and mature landscaping — a natural extension of the interior and a green haven in the heart of Amsterdam West.
The three bedrooms are quietly separated from the living area, each with its own character and layout. Two rooms at the front of the apartment are ideally suited as children’s rooms or home offices, while the centrally located primary bedroom offers a peaceful and protected retreat. There are two well-appointed bathrooms, each with its own style and practical layout, along with a separate guest toilet. Large windows throughout the home maintain a constant connection between indoors and out — a setting where every season plays a visible role.
What the owners will miss
“We’ll never forget the impromptu dinners with neighbours in the large communal garden — always lively and often lasting well into the evening. A quick jog or evening stroll through the Vondelpark was part of our daily rhythm, as was grabbing a coffee at the Blauwe Theehuis.”
Neighbourhood
Bootcamp. Picnics. Dipping your toes in the water. In the Vondelpark, anything goes. It is the green heart of the city, where everyone comes together and social boundaries fade. This neighbourhood is ideal for anyone who values well-built, spacious homes near the city centre, with Overtoom as its main thoroughfare and the Helmersbuurt offering excellent local amenities.

Vondeltuin
Living on Vondelstraat means living in one of the most elegant corners of Amsterdam West. Vondeltuin — a generous ground-floor residence of 145 sqm with a private garden of approximately 73 sqm — is tucked away amid greenery, yet right in the heart of the city. A rare combination. Its location, just around the corner from the Vondelpark, the city centre and the vibrant Jan Pieter Heijestraat, makes it highly sought after. But it’s the garden that truly leaves a lasting impression: private, spacious, and surrounded by the lush setting of the communal inner courtyard. Here, the city feels momentarily far away. Inside, high ceilings and large windows set the stage for a bright and open living space. The beautifully landscaped garden lies directly adjacent, allowing indoors and outdoors to flow seamlessly into one another. With three bedrooms and two bathrooms, the home offers comfort and flexibility — whether for daily living or welcoming guests.
A place where tranquillity, space and the vibrant rhythm of the city come together.

Design Vision
Vondelstraat 42-A forms part of an imposing municipal monument dating from 1867, designed by Pierre Cuypers — the architect behind Amsterdam Central Station and the Rijksmuseum.
His signature is unmistakable in the refined details: tall arched windows, elegant natural stone ornamentation and the meticulous brickwork in alternating layers of red and yellow. Behind this historic façade lies a surprisingly bright ground-floor residence, with a contemporary and open layout. Cuypers’ architecture provides a strong framework, yet inside, the emphasis is on tranquillity, clarity and a deep connection to the garden. Expansive windows along the rear façade allow natural light to take centre stage, while the high ceilings in the living space add to the sense of airiness and openness. The home feels like a contemporary interpretation of classic living — where authentic structure and modern simplicity enhance one another. The layout is calm and intuitive, with uninterrupted sightlines to the outside. It reads like a layered story — with Cuypers as its foundation, and the garden as its final, green chapter
Wining and dining
The garden-facing living space is the heart of this ground-floor home — a place where air, light and greenery come together. High ceilings give the room a sense of openness, while the full-width windows invite the seasons indoors. From the seating area, you look out over a lush garden that feels like a natural extension of the interior — a bright and inviting retreat throughout the year.
The open-plan kitchen is understated and functional. It’s not about excess, but about creating a pleasant, intuitive space where cooking feels effortless. While preparing meals, you remain connected to both the dining area and the greenery outside. There’s ample counter space and storage, and the finishes are well-considered and in harmony with the rest of the interior.
Living and dining flow seamlessly into one another, offering generous room for long tables, bookcases and art. The use of soft tones, natural materials and a calm, cohesive palette gives the entire space a relaxed and welcoming atmosphere.
Rest and refresh
The three bedrooms are quietly separated from the main living area, each with its own atmosphere and function. At the front of the home are two rooms with ceilings of approximately two metres high — both well-sized and ideal as children’s rooms, workspaces or guest bedrooms. Soft natural light and views onto the street lend these rooms a sense of intimacy and character.
The primary bedroom is centrally located and benefits from higher ceilings, as well as direct access to both the hallway and bathroom. The room feels sheltered, quiet and well proportioned — a natural place to unwind.
There are two bathrooms, each with its own style and layout. The central bathroom features a walk-in shower and washbasin and is accessible from both the hallway and one of the bedrooms. In addition, there is a separate guest toilet. The second bathroom, directly accessible from one of the front bedrooms, includes a bathtub, toilet and washbasin.
Both the sleeping and bathing areas are functional, well maintained and flexible in use.
Garden
Step outside the living room and a hidden garden of rare quality unfolds. Measuring over 70 square metres, this outdoor space offers an uncommon luxury in the heart of Amsterdam-West: tranquillity, greenery and complete privacy. The garden is thoughtfully landscaped with a mix of traditional clay pavers, mature plantings and shade-giving trees that form a natural cocoon around the home.
Here, the boundary between private and communal space fades in the most elegant way. Although the garden borders a shared green area, it feels entirely one’s own — thanks to its smart positioning and lush vegetation. It’s a place to read undisturbed, dine with friends or simply be — surrounded by the gentle rustle of leaves and dappled light filtering through the branches.
Large windows connect the living space to the garden, creating a constant dialogue between indoors and out. In summer, the doors are open and the day flows effortlessly onto the terrace; in winter, the greenery becomes a living backdrop that reflects the shifting seasons.
Bootcamping. Picnicking. Dipping your toes in the water. It all happens in the Vondelpark — the green heart of the city, where everyone comes together and social differences dissolve. The sun-drenched terrace of the Renaissance-style Vondelpark Pavilion — now home to Café Vertigo — remains a beautiful spot for drinks or dinner. Surrounding the park are vibrant neighbourhoods like the Helmersbuurt and Eerste Constantijn Huygensstraat, full of charm and excellent amenities. For your morning cappuccino, there’s De Koffiesalon. For a relaxed lunch, try Lunchroom Wilhelmina or the Vlaams Broodhuys. A bit further along, the Bosboom Toussaintstraat offers a more refined culinary scene — from the elegant Italian cuisine at De Italiaan to the intimate Gertrude and local favourite Café Restaurant Pastis.
Those who appreciate fine products will feel right at home in this area: from the carefully curated shelves of Premsela bookstore and the natural wines at Vleck Wijnen to the abundant blooms of Arjan’s flower shop. Just beyond, you’ll find the iconic Americain Hotel — a perfect spot for an exclusive coffee, steeped in history and the stories of generations of guests.
For culture and cinema, both De Balie and Cinecenter are just a short walk away at Leidseplein. From this cultural crossroads, it’s only a few minutes on foot to the 9 Streets shopping district. Cross the Vondelpark to the south, and you reach the international fashion houses of P.C. Hooftstraat and the refined specialty shops of Cornelis Schuytstraat — with the signature florals of Menno Kroon as its vibrant centrepiece.
Accessibility
The apartment is easily accessible by bicycle, car and public transport. The A10 ring road is just a 10-minute drive away via exit S106. Multiple tram and bus lines run from both Overtoom and Leidseplein, including trams 1, 2, 3, 5, 12 and 17, offering connections to Flevopark, Amstel Station, Amstelveen, Central Station and Osdorp.
