Tour
Upon entering Wakkerstraat 27, the coherence of the house is immediately apparent. The hallway leads into the continuous living space of the ground floor. To the left lies the living room, where a gas fireplace sits subtly in the corner and there is ample space to lounge. Large windows bring in natural light and create a connection with the street. Continuing towards the rear, the dining room unfolds, with a long table that invites gathering. French doors open onto the garden: a terrace for long summer dinners, a path leading to the back of the garden—sheltered yet open, green yet well-structured.
In the rear right corner sits the kitchen, sleek and functional, with a white countertop that extends into a rounded bar. This is a space designed for both everyday life and culinary enjoyment. All required appliances are present, while a pantry discreetly serves as a utility room.
The first floor radiates tranquillity. At the rear lies the primary bedroom, with doors opening onto a balcony that spans the full width of the façade. The en suite bathroom is a refined interplay of beton ciré, warm tiles, and a wooden vanity. Between the rooms is a generous walk-in closet. At the front is a bright children’s room, directly connected to its own bathroom.
On the second floor, functionality and flexibility go hand in hand. At the front is a guest or children’s bedroom, with an adjoining laundry room for washing and storage. At the rear is a study with views over the inner gardens, opening onto the roof fitted with solar panels. This level demonstrates how the home adapts effortlessly to modern-day requirements. One floor higher, on the third floor, is the technical room and additional storage.
Outdoors, a recently landscaped south-facing garden of approx. 90 m² awaits, designed for play, lounging, and gardening, bathed in sunlight from morning to evening. The balcony above mirrors this gesture in a more intimate form: a place to retreat while staying connected to the outdoors.
Wakkerstraat 27 presents itself as the ultimate family home in Watergraafsmeer: a house that offers space for every stage of life, where living, working, and leisure come together in harmony.
What the residents will miss
“The garden is our favourite place. In the morning the sun shines directly onto the garden table, and we love having coffee there while the children run around and play with all the space they have. This year we renovated the garden, creating even more room for everyone. Indoors is just as enjoyable: at the dining table the morning sunlight streams in beautifully.”

Het Zonnehof
Sometimes the most beautiful homes present themselves unexpectedly. That is exactly what happened to the residents of Wakkerstraat 27. Only recently they had completed a careful renovation, carried out with great attention to detail and a clear vision. Everything had turned out just as they had imagined. Yet suddenly another house appeared—this time outside the city—an opportunity they had not foreseen, one that instantly reshaped their plans for living. And so, this home is now available sooner than expected. A house designed with love and care, where old and new complement one another and every floor feels perfectly considered. It is the ultimate family home in the sought-after Watergraafsmeer, where the spaciousness of the suburbs meets the vibrancy of the city.
Wakkerstraat 27 is a home that surprises and embraces you, just as it once did for its current owners.
Architecture
Wakkerstraat 27 forms part of a 1925 building block, constructed in the spirit of the Amsterdam School. The façade is efficiently composed, with subtle shifts on the first and second floors that create rhythm and nuance along the streetscape. A shallow bay window at the front allows additional light to pour in while adding a delicate relief to the façade.
The warm brickwork, combined with clean-lined window frames, lends the house a modest yet characterful presence. Where neighbouring houses are richly adorned with ornamentation, this home distinguishes itself through its functionality and clarity of line. Here, it is simplicity that conveys quality. Inside, this principle continues in the logical floor plan, where functionality and comfort take centre stage. The house is compact yet cleverly designed, making optimal use of every floor. The result is a home firmly rooted in 1920s architecture, yet fully attuned to the way we live today.
Wining and dining
The ground floor is designed as one continuous living space where each function has its own place, yet everything remains seamlessly connected. At the front lies the living room—bright, inviting, and centred around a gas fireplace that creates a warm focal point, with ample space to lounge and unwind. At the heart of the floor is the dining area. The long table, set by the French doors to the garden, is where daily life unfolds: working from home during the day, crafting with the children, and gathering around the table in the evening. The connection with the outdoors is natural; once the doors swing open, inside and outside flow effortlessly into one another. At the rear of the house, the kitchen stands with a sleek, modern design. The white countertop extends into a rounded bar, perfect for breakfast in the morning or a glass of wine in the evening, always close to whoever is cooking. All conveniences are in place: from a Quooker tap to an integrated extractor and high-end built-in appliances, including two Siemens ovens with combined steam and microwave functions. A practical pantry and storage room offer additional space for supplies and equipment.
The entire ground floor is finished with an oak floor that ties the spaces together and provides a warm, natural foundation for everyday living.
Rest and Refresh
The first floor is dedicated to rest and comfort. At the rear lies the primary bedroom, with French doors opening onto a wide balcony. Here the day begins in the morning light, while the en suite bathroom adds a sense of luxury with beton ciré finishes, underfloor heating, an infrared sunshower in the walk-in shower, and a bathtub. Esscher tiles bring a playful texture to the shower, while the wooden vanity with heated, anti-fog mirror adds both warmth and elegance. Between the bedrooms is a generous walk-in closet, smartly designed with separate sections for him and her. At the front, a bright children’s room feels both contemporary and playful, complete with its own adjoining bathroom featuring a walk-in shower and washbasin. On the second floor, a guest bedroom sits at the front, next to a practical laundry room with washer and dryer. At the rear is a spacious study, where French doors open onto the flat roof fitted with solar panels. Together with the insulation and hybrid heat pump, these features contribute to the home’s A++ energy rating. The third floor houses a compact technical room/ storage of approximately seven square metres. Here the installations are neatly tucked away, kept separate from the living areas so that the full potential of the home can be enjoyed.
Garden
The outdoor space of Wakkerstraat 27 is both generous and sun-filled. The recently renewed garden of approximately 90 square metres faces south, ensuring sunlight almost all day long. Directly off the living room lies a spacious terrace with a built-in bench and dining table, where long summer days flow effortlessly into evenings outdoors. A path of traditional brick pavers leads to the rear of the garden, where borders, mature trees, and a play area give the space structure. The greenery provides shelter and privacy, while the open orientation creates a light and airy atmosphere. On the first floor, a balcony extends across the full width of the rear façade. Also facing south, it is the perfect spot for a morning coffee or a quiet afternoon in the sun.
The combination of garden and balcony gives the house multiple layers where indoors and outdoors meet—a rare quality in the city.
