Apartment of approximately 49 square metres, located in the vibrant heart of Amsterdam. This well-considered residence comprises a living area, open kitchen, one bedroom, bathroom and a balcony. Situated on freehold land.
Tour
On the Nieuwe Herengracht, number 5 marks a distinguished building with three French balconies adorning the second floor. The entrance lies at street level, with a staircase renewed in 1939. This floor houses a carefully designed apartment featuring generous ceiling height, abundant natural light and a serene atmosphere.
The living room at the front benefits from the full width of the façade. The ceiling height between the exposed beams approaches three metres. Three sets of double doors open onto French balconies with views over the Walter Süskind Bridge and the H’Art Museum. Natural light pours into the space, while the layout remains clear and open.
A wide-plank oak floor extends throughout all rooms. In the living area, a custom-built round bench with a dining table defines the dining space. Centrally positioned in the floorplan, the open kitchen was renovated in 2018 under the guidance of interior consultant Dorith Jessurun. Compact yet complete, the kitchen is fitted with a dishwasher, hob, oven and microwave. Open shelving adds a sense of lightness and accessibility. At the rear lies the bedroom, connected to a north-facing balcony that spans the full width of the apartment. This outdoor space is sheltered and accessed via double doors. The room features a built-in wardrobe, a tranquil ambience and a functional, refined layout. The en suite bathroom includes a walk-in shower and a minimalist washbasin. Materials have been carefully selected; the colour palette is neutral. The continuation of the oak flooring into this space contributes to a strong sense of cohesion throughout the home. The residence forms part of a 1905 building, which was subdivided in 1940 into a retail space and four upper apartments. The foundation was renewed in 2022. On the ground floor, a private storage room provides additional practicality. The setting is both central and peaceful, with metro and tram connections nearby. The Wibautstraat provides easy access by car. Water, greenery and urban amenities are all close at hand.
Nieuwe Herengracht 5 – 2 is a well-maintained and efficient apartment in a unique location in the heart of Amsterdam.
What the owner will miss
“What I will likely miss most is the magnificent view over the canal. With the three doors wide open, daylight would stream in abundantly. Sitting with the doors open and the view of Amsterdam’s oldest elm right outside, my home felt like a peaceful oasis. The sunlight reflecting off the water often created dazzling light displays on the ceiling.”

De Nieuwe Heren
Sometimes, everything simply falls into place — the location, the layout, the light. This residence on the Nieuwe Herengracht was carefully acquired by the current owner and, since then, thoughtfully inhabited and refined. Now, as life moves forward and the next chapter begins — moving in with his partner — this special apartment becomes available.
It’s not just the home itself that makes an impression, but above all the setting. Nieuwe Herengracht is one of those rare places where Amsterdam reveals its quieter, more spacious side. With open views of the water, the bridge and the boats gliding by at a gentle pace.
Living by the Walter Süskindbrug means living with a story. This home offers calm and perspective, while the energy of the city remains just a stone’s throw away. A place that lingers in memory.

Design vision
The building on the Nieuwe Herengracht was erected in 1905 and still carries the calm monumentality of its era. In 1939, the staircase was redesigned, followed by the formal subdivision of the property in 1940 into a ground-floor commercial unit and four upper residences — a structure that continues to define the building’s composition today.
The apartment on the second floor was reimagined in 2018 by interior consultant Dorith Jessurun. She opted for an open-plan layout in which the kitchen forms the spatial centrepiece. The bathroom was subtly integrated into the floorplan, allowing functions to flow naturally into one another. The result is a reconfiguration that brings clarity and a calm, intuitive arrangement to the space. The home has also been structurally prepared for the future: in 2022, the foundation was fully renewed — an intervention invisible from the outside, yet one that quite literally reinforces the core of the residence.
On the canal-facing side, the apartment opens through three French balconies. These elegant protrusions lend rhythm to the façade and add a sense of refinement to the living space. The view — a living painting of the water, the bridge and the stately buildings across the canal — is ever-changing, always engaging.
A spacious private storage unit on the ground floor, suitable for bicycles and seasonal items, adds an extra layer of comfort to daily life.
Wining and dining
The living space is bright, open and clearly defined in its layout. Three sets of double doors at the front open onto French balconies, creating a strong visual and spatial connection with the canal. Daylight floods the interior, accentuating the full width of the façade. Ceiling heights reach nearly three metres between the exposed beams, giving the room a generous and airy quality. Wide oak floorboards form a warm foundation, while the finishes throughout are sleek and considered.
At the heart of the space, a built-in circular bench with dining table subtly marks the transition between the living area and the kitchen. The kitchen itself is compact yet fully equipped, featuring a dishwasher, cooktop, oven and microwave. Open shelving maintains a sense of lightness and accessibility. Living and cooking are seamlessly integrated — the layout is logical, the lines are clean, and the experience is effortless. Every element has been placed with care and intention.
Rest and refresh
At the quiet rear of the residence lies the bedroom, featuring double doors that open onto a full-width balcony. Overlooking the inner courtyard, the space feels sheltered and private, with generous daylight streaming in throughout the day.
The room is fitted with a custom-built wall of wardrobes and offers ample space around the bed. The oak flooring continues seamlessly from the living area, enhancing the sense of unity and flow throughout the home. The atmosphere is understated and balanced.
The bathroom is arranged en suite and naturally integrated into the space. The walk-in shower is finished with hand-formed tiles in soft, neutral tones, while the basin is sleek and minimal in design. As elsewhere in the home, the finishes are modest but carefully considered.
Outdoor space
At the front, the residence opens onto three French balconies, each offering views over the wide canal. From here, the sightlines extend to the Walter Süskindbrug and the H’Art Museum. These generous openings invite the outside world right up to the interior wall, creating a seamless connection between home and city.
At the rear lies a second outdoor space: a full-width balcony adjoining the bedroom. Sheltered and shaded, this calm retreat offers an ideal extension of the sleeping quarters — a quiet outdoor zone for moments of rest and reflection.
