In het licht van Vermeer
Along one of the most distinguished avenues of Oud-Zuid, discreetly tucked behind Museumplein and centrally positioned between the Concertgebouw, the city centre and De Pijp, lies this exceptionally spacious townhouse of approximately 490 m², meticulously rebuilt under architectural supervision. With an impressive façade width of nearly eight metres, the residence combines classical grandeur with contemporary comfort at the highest level. The generous proportions and large windows allow for an abundance of natural light throughout. In addition to the elegant living areas, the home offers five spacious bedrooms, each with its own en suite bathroom. Adjoining the main living floor is a west-facing garden, complemented by several sunlit terraces and a generous rooftop terrace with sweeping views across the city. Here, comfort and aesthetics converge in refined harmony — a home conceived with precision and crafted with care down to the finest detail.
Design Vision
The townhouse forms part of an elegant row of city villas dating from the early twentieth century, developed as part of the city’s expansion around the museums and the Concertgebouw. This area was where the affluent residents of the canal district sought a more modern way of living. Commissioned by Mr. G.J. Venemans and built in 1912, numbers 18 and 20 were designed by architect A.E.C. Roest. The two properties were given distinctive façades with refined and characteristic detailing, perfectly complementing the city’s emerging cultural heart. The façade has since been restored as a tribute to the original architecture, featuring carefully renewed brickwork and new window frames executed in the historic style. Internally, the property had previously been converted into an office, but through an extensive and meticulous renovation, it has been completely rebuilt from the shell up, with preservation and restoration of its historic character. At the same time, the house now meets modern standards of comfort, with features such as an internal lift, underfloor heating and a hybrid heat pump.
Living and Cooking
The property opens with a stately vestibule that also functions as a secure entrance hall. The upper ground floor forms the heart of the residence, where light and space come together in a monumental way. At the front, an elevated sitting room overlooks the greenery of Johannes Vermeerstraat. At the rear, the living kitchen is bathed in natural light through wide and tall sliding doors, skylights, and an impressive ceiling height of 3.55 metres. The bespoke kitchen is equipped with high-end integrated appliances and framed by a new herringbone floor with underfloor heating, which continues seamlessly throughout the entire residence. It is a refined space designed for both family life and entertaining. From the spacious central hall, all upper levels are accessible via an elegantly designed staircase, inspired by original archival drawings, complemented by the convenience of a lift.
Sleeping and Bathing
The residence comprises five full-sized bedrooms, each with its own bathroom, as well as several workspaces, ensuring both privacy and comfort. On the first floor, a spacious bedroom at the rear opens onto a sunny terrace and features an elegant bathroom with a bathtub, walk-in shower and double washbasin. At the front, the salon — with three large windows and a bay window — lends itself perfectly as a library or secondary living room. The second floor accommodates two bedrooms, each with a private bathroom. One features French doors leading to a west-facing terrace, while the other has a French balcony facing east. This level also includes an additional room, ideally suited as a study or home office. The third floor houses a guest suite or au pair quarters with a pantry, a sixth bedroom, a hobby room and a laundry area.
Outdoor Space
The residence features multiple outdoor spaces that make optimal use of daylight and orientation. The west-facing garden, accessible from the living kitchen, offers a private retreat in the heart of the city and is surrounded by lush greenery. Each floor includes its own terrace, three in total, culminating in a generous rooftop terrace with panoramic views across the city. This space is pre-equipped for an outdoor kitchen, creating the perfect setting for long summer evenings.
