A ground-floor home like this is a rare find on this part of De Lairessestraat. To us, it represents a unique type of property. Part of a grand townhouse dating back to the early 20th century, this residence stands out thanks to its generous proportions and distinctive layout. I’ve known the home for quite some time and had the opportunity to follow the current owners during their thoughtful renovation. One of the most striking qualities is the exceptional sense of space, offering both light and openness — a feeling that’s immediately present upon entering. With large windows facing south, the ground floor is wonderfully bright. These qualities, in our view, are truly part of what defines this home.
Tour
The bel-etage of this home unfolds as a series of stylish, well-proportioned rooms, each with a calm and classic atmosphere. The bright kitchen-diner, with French doors opening onto the garden, has a nearly Provençal feel. Through en-suite doors, the space flows into the spacious dining room and the living room at the front — both featuring fireplaces, herringbone floors and rich character. A mezzanine connects this floor to the lower level, where the peaceful sleeping quarters are located. The master bedroom at the rear has a wide glass facade opening directly to the garden, and private access to a large bathroom with a freestanding tub, walk-in shower and spa-like ambiance. There are two more bedrooms, each with its own sense of comfort, and a second bathroom finished in travertine. The south-facing garden is a green, sheltered oasis with multiple levels, sunny terraces and a cosy, shaded corner at the back. A leafy gate at the rear opens to a small square, adding both charm and convenience.

De DeLair No. 35-A
A particularly wide ground-floor residence, truly unique in this location. This part of De Lairessestraat is known for its large and stately houses. The fact that a distinctive ground-floor home has been created here is thanks to the owners. Deeply attached to the building and its location, they chose to continue living upstairs. As a result, a separate and self-contained ground-floor residence was formed, characterized by generous proportions and spacious rooms. What strikes me time and again is the natural light throughout the home. With large, south-facing windows that are unobstructed, it’s a wonderfully bright space. The home’s atmosphere and character perfectly match that of the street: an early 20th-century grandeur and elegance that feels timeless. With a lovely, sunny south-facing garden, the living experience is complete.

Part of a block of houses built in 1917 under the architectural direction of A.J. Venemans. Venemans designed and ultimately realized the entire block of homes between Jacob Obrechtstraat and Banstraat. The properties are approximately ten metres wide and spread over three generous floors. They were offered for sale by Venemans to the affluent middle class, many of whom were looking to move from the canal belt to a more modern residence. The development formed part of a newly established, distinguished neighbourhood that emerged around the Concertgebouw. The façade is harmoniously composed with well-proportioned surfaces, featuring a bay window and divided window panes, giving the building an elegant, stately appearance without being ostentatious. With refined brickwork, a natural stone entrance, a private front door and solid window frames, the house exudes a sense of quality and permanence. In 2007, together with the neighbouring properties, the foundation was renewed and a new basement was constructed. This major renovation created additional space and gave the property – thanks to the new foundation – a solid basis for the future. More recently, a deed of subdivision was drawn up. The block in which this property is located is part of a municipally designated protected cityscape.
The bel-etage of this home unfolds as a series of well-proportioned rooms, each with its own character, yet united by a sense of calm and understated grandeur. The kitchen-diner is a bright, lively space with French doors opening onto the garden. The original estriken floor tiles, the subdued colour palette and the high ceilings evoke a pleasant, almost French atmosphere. Sliding doors from the kitchen lead to the first steps down into the garden. At the rear of the home lies the dining room – generously sized, featuring a marble fireplace and flanked on both sides by tall dark-wood panelling. The ceiling height (3.75 metres), combined with the garden view, makes this an especially inviting space. Double en-suite doors connect the dining room with the living room at the front. Here too, you’ll find a fireplace, classic herringbone flooring, and built-in cabinetry that feels fully integrated into the design. The symmetry and rich detailing give the room a natural, harmonious feel. An open void between the dining room and the souterrain adds a subtle shift in height, allowing the home to breathe across floors.
On the lower living level, a tranquil sleeping floor unfolds – a space where comfort and a sense of openness take centre stage. The master bedroom at the garden side has a direct connection to the outdoors through wide glass doors. This space can also serve as a TV or playroom. Thanks to the open void connecting it to the upper level, additional daylight flows in from above. Accessible via sliding doors, an additional bedroom — which also lends itself well as a walk-in wardrobe — connects directly to the spacious bathroom. At the centre of the room is a freestanding bathtub, accentuated by the curve of the rear wall and a high-set window. The combination of natural stone, wood and textured walls gives the bathroom a spa-like atmosphere. Alongside the bath are a walk-in shower, double washbasin and a separate toilet. The second generous bedroom is also garden-facing, with sliding doors that open directly onto the outdoor space. A second bathroom, accessed from the hallway, is finished in travertine and features a walk-in shower, a vanity with integrated sink, and recessed lighting. The third bedroom, located at the front of the house, offers the same sense of calm, with tall windows, a herringbone floor, and room for a workspace or guests.
The rear garden is a quiet and green retreat in the heart of Amsterdam Zuid. Thanks to its southern orientation, it enjoys sunlight throughout the day. The layout is practical: a spacious terrace directly behind the house, a lawn in the centre, and a sheltered seating area beneath the trees at the back. It’s a pleasant and private outdoor space where the city feels far away. Sliding doors from the kitchen open onto the first terrace, accessible via a short staircase. Another set of steps leads from the garden down to the lower level, which provides access to the bedrooms located in the souterrain. Climbing plants and mature trees offer both shade and privacy. At the rear of the garden, a leafy gate opens onto a small courtyard, making the outdoor space more functional and accessible. This garden adds real value to the home — extending the living space in a natural and comfortable way.
