Zuiderlicht No. 9
Zuiderlicht No. 9 – that's what I like to call this upstairs apartment. In my work, I see every day how each home has its own rhythm. Here, it's the rhythm of light: the day begins on the street side with a view of the lively backdrop of Amsterdam-Zuid and ends on the sunny balcony overlooking the inner gardens. The location is just right: between Schinkelbuurt and Willemspark, with Vondelpark just a few minutes away by bike and daily amenities on the doorstep. What sets this house apart is its natural layout and bright atmosphere. The living room and kitchen are on the south side, and the bedrooms that. It is an apartment that invites you to refine it to your own taste: with small changes, or with a bigger step if you want. The foundation is solid, the potential is evident.
I would love to show you the house. And I will tell you right away why Zuidlicht on Zeilstraat is exactly what many of our clients are looking for: urban, bright, and home.

At the beginning of the twentieth century, Zeilstraat was developed as an elegant residential street for wealthy civil servants, as an extension of the stately Willemspark neighborhood. That past is still evident in the facades: a harmonious series of buildings with rich masonry details, natural stone moldings, and carefully proportioned windows. The architecture reflects the transition from late nineteenth-century craftsmanship to the more rational style of the Amsterdam School. The facade of Number is robust yet refined. Vertical lines dominate the image, reinforced by the narrow window divisions and rhythmic brick patterns. The upper floors are set back slightly, with the roof and dormer windows giving the street wall a characteristic, lively silhouette. The balconies with wrought-iron railings and the brick relief arches above the windows refer to a time when aesthetics and construction still went hand in hand. In the 1930s, the street was given a new function as a shopping street. The ground floor was modified with large facades and shop windows, a layer that contrasts with the original residential character but makes the street scene more dynamic. This layering tells the story of a neighborhood in transition: from a prestigious residential street to a lively urban axis. The architecture of Zeilstraat combines the monumental with the everyday. The brickwork is warm and deep in tone, the detailing understated and durable. The facade exudes the steadfastness of an Amsterdam house that blends unpretentiously into the city, but on closer inspection reveals an unprecedented refinement.
At the rear of the property, a tranquil living environment unfolds, facing south. Here, the first rays of sunshine enter the living room and remain until late in the afternoon. The French doors to the balcony enhance the connection with the outdoors: in summer, the space forms a continuous whole from inside to outside. The living room has an understated elegance. The light walls, neat floor, and generous windows create a serene backdrop where daylight plays the leading role. The sitting area is compact but inviting. The kitchen is a separate, spacious room with room for a dining table. The sleek white fronts and wooden worktop bring a timeless clarity, while the stainless steel stove wall gives the whole a professional accent. Two large windows provide soft light and offer a view of the greenery of the inner gardens. Here, you live in tune with the sun. From breakfast in the morning light to cooking in the late afternoon sun, every meal here automatically takes on a homely character.
The master bedroom is located at the front of the house: a quiet, well-proportioned space with French doors opening onto a French balcony. The tall windows catch the morning light and offer a view of the characteristic facades across the street. The original fireplace subtly recalls the Year of construction, while the floor and neutral walls give the whole a calm, contemporary atmosphere. A compact, modern bathroom adjoins this room via a sliding door. White tiles in a classic horizontal pattern and black details create a striking contrast. The walk-in shower and sink are sleekly designed, with attention to materials and light. In the hallway, there is a second bathroom, also bright and functional, and a separate toilet. The second bedroom is also located at the front of the house. Here, too, daylight floods in generously. The space is ideal as a study or guest room.
At the rear of the house is the sunny balcony, Immediately to the living room. Thanks to its southern orientation, the terrace is bathed in sunlight all day long. The wooden paneling and the view of the green inner gardens give the place an intimate, almost sheltered atmosphere and a pleasant transition between indoors and outdoors. Here you can enjoy city life with a touch of tranquility. A place for breakfast in the morning sun, or a glass of wine at the end of the day, while the facades of the surrounding houses glow warmly in the evening light. At the front, the master bedroom adjoins a charming French balcony overlooking the lively Zeilstraat. While the front and rear are polar opposites, they create a beautiful balance between urban dynamism and quiet security.

The property has always been rented out until now. So, as owners, we cannot describe what we will miss based on our own experience. What we have heard from our tenants is that they particularly enjoyed the light and the wonderfully clear floor plan. Both bedrooms large, the kitchen and living room are en-suite, and the fact that there is a good storage room makes the house very pleasant. In addition, the rear faces south and there are large windows. We ourselves have maintained the property well and recognize what the tenants have found pleasant. It also has a great atmosphere thanks to the fireplace and door frames. We hope to find a nice buyer who will also have a great time here.
