HARBOR VIEW WESTERDOK
We, as a company, assist with the sale of a diverse range of properties. Personally, I am always surprised by the tranquility of the Western Islands. At the same time, the liveliness of the area is never far away, and the amenities are excellent. On Haarlemmerstraat, Haarlemmerdijk, and in various side streets, you’ll find a wide variety of shops, specialty stores, and delicatessens. If you don’t find what you’re looking for here, the Jordaan area might be a good alternative. Additionally, there are plenty of good restaurants and cozy cafés in the neighborhood.
The apartment at Westerdoksdijk 609, which we are selling as a company, is very well laid out and centrally located. Although the address might suggest it’s on a busier main road, this is actually the pleasant surprise of the apartment. It is situated on the quiet Westerdok side, offering stunning views of the water. When you enter the building, you experience the city’s dynamic atmosphere, but at the rear, where the apartment is located, you’ll find a peaceful retreat.
If you’re further interested, I’d be happy to invite you for a visit. I’d be glad to share more details about the apartment. Hope to see you soon!

The urban planning for the Westerdok in Amsterdam focuses on the redevelopment of old harbor areas into vibrant residential and workspaces. The plan combines mixed-use functions, architectural diversity, and sustainability, with a strong emphasis on the integration of water and public spaces. This area is designed for urban densification and offers modern amenities within a historical context.
Westerkaap Noord I was realized by coordinating architect AWG Architects in collaboration with Baneke van der Hoeven. The section at the tip of the island is the second phase in the development of Noord I.
Unlike the other sub-plans, Noord I does not have inner courtyards but features a partially covered, spacious inner street. AWG Architects views architecture as “the creation of intelligent ruins” and, therefore, sought a timeless formal language and robust materials. Additionally, the goal was to make the ‘genius loci’ of the site tangible in the design.
The building is horizontally and archetypically divided. The facade is designed as quietly as possible: windows and doors form a repetitive rhythm of openings in the walls. The complex is located directly on the water and offers modern apartments with large windows and views of the Westerdok and the IJ. The building also incorporates energy-efficient technologies and commercial spaces on the ground floor, contributing to the vibrancy of the neighborhood. This project symbolizes the successful transformation of historical marshalling and harbor areas into modern, comfortable living spaces.
This very bright three-room apartment offers a 10-meter façade with many windows and a stunning view over the Westerdok, as well as a sunny terrace of approximately 19 m² facing west. Located on the second floor, the apartment is easily accessible by elevator, which also leads to the parking garage. The well-maintained, central stairwell leads to the apartment’s front door, which opens into a spacious hallway with access to all rooms.
The living room is situated to the west, creating a warm and light-filled atmosphere. The spacious terrace is accessible through a glass door from the living room and offers a high-quality outdoor space due to the abundant sunlight and unobstructed view over the water.
The kitchen island is stylishly placed against the back wall and features a large worktop with sink and cooking facilities. The remaining built-in appliances, including an oven and fridge/freezer, are neatly integrated into the side wall.
Two beautiful white-coated steel frames have been installed in the living room, contributing to the optimal light intake. The robust wooden floor is seamlessly laid throughout the apartment, creating a pleasant atmosphere.
In the parking garage below, there is a parking space included, along with a separate storage room of approximately 6 m².
The master bedroom, located on the quiet Westerdok side, is very light and directly connected to the terrace. It is accessible via French doors. The walk-in closet is functional, spacious, and provides a natural transition from the hallway to the intimate sleeping area. The other (side) room has a practical size for multifunctional use and features a stylish white-coated steel frame.
There is also a generous toilet with a sink in the hallway. The bathroom, also accessible from the hallway, is functionally equipped with a walk-in shower, vanity unit, and a bathtub. The sand-colored tiles give the room a warm and cozy feel.
The terrace, directly connected to the living room, is an impressive 19 m² and faces west. Thanks to the staggered balconies, which partially sit above one another, you benefit from plenty of light and sun. From around 12:30 PM, the sun shines on the façade and stays there until the evening. On sunny days, the terrace becomes an extension of the living room, making it an ideal spot to enjoy the nautical atmosphere and the view.
Located on the popular Westerdokseiland in the vibrant Haarlemmerbuurt, within walking distance of the Haarlemmerdijk, the Jordaan, and various urban amenities. From the nearby Central Station, multiple tram, bus, and train lines depart, such as tram 26 to IJburg and bus lines to various parts of the city, including Amsterdam-Zuid and Amsterdam-West. Parking
No parking permit can be applied for at Westerdoksdijk 609 (permit area Centrum-2a). This is part of the municipality of Amsterdam’s parking policy, implemented to manage the increasing pressure on parking spaces due to the city’s growth. In some new construction and large-scale renovation projects, no parking permits are issued for on-street parking, regardless of whether a parking space is available with the residence.
The secured parking garage is accessible from Coffijboomstraat and is equipped with an electrically operated gate that can be opened remotely. Upon returning home, the doors automatically open, allowing you to drive right in. This parking space is offered included in the asking price, so you are always assured of your own spot.
