What the residents will miss
“Over the years, we’ve been able to enhance that loft-like feel through a series of renovations. The sturdy steel, floor-to-ceiling fireplace is one of the features that still elicits a ‘wow’ reaction. Another wonderful thing about this house is the many spacious Rooms, whether we’re sleeping, working, or making music in them.”
Neighborhood Guide
The apartment is located in the Zuid district, in the most sought-after and quietest part of De Pijp. De Pijp was developed in the late 19th century to provide housing for newcomers who had moved to the capital in search of work. Freddy Heineken’s father opened the Heineken Brewery here in 1886. The first workers’ homes, around Albert Cuypstraat, were built quickly and inexpensively. Later, toward the Diamantbuurt, Berlage added houses in the Amsterdam School style. It is said that the neighborhood owes its name to the long, straight streets, which are shaped like a pipe. De Pijp is known for its liveliness and cozy restaurants and cafés, all of which are within walking distance. The Albert Cuyp Market and Sarphati Park define the dynamic character of De Pijp. Artists and writers such as Piet Mondrian, Carel Willink, and Gerard Reve lived and worked here. The lively, diverse population brought many cafés and eateries to the neighborhood. Today, the neighborhood is known as Amsterdam’s Latin Quarter, still bustling with diverse restaurants such as Samuel’s, Badcuyp, the Italian Impero Romano, the French Arle, or Caron. Additionally, Van Woustraat features cozy eateries serving cuisine from all corners of the globe.

Living next to the park adds an extra dimension of space and greenery. This unique and extra spacious upper floor apartment offers that experience across three full floors. An upper floor apartment with extra light, thanks to its south-facing position, which in our opinion makes the property extra pleasant to live in. This is also what the owners confirmed to us. The view of Sarphatipark is an experience every day. In addition, the size is distinctive for this location, where upper houses are usually smaller. This three-story upper house, with its own entrance and staircase from the street, has retained its character and at the same time surprises with a loft-like living room with a terrace and Roof terrace. We believe that all these qualities together offer a unique opportunity for anyone who wants to live in De Pijp.
With its three floors, the upper house offers a total of approximately 265 m² of living space with plenty of room to live, a total of 8 Rooms the top floor that is entirely dedicated to living, cooking together, and being outdoors.

As part of De Pijp, and in particular the development around Sarphatipark, this building was constructed during the fin de siècle period. A time when neoclassical architecture set the tone, with grandeur and designs that reflected French influences. The facades were designed according to the golden ratio and richly decorated with ornaments. Large windows, bay windows, and balconies give the buildings around the park their elegant appearance. At Sarphatipark, where the city shows its most classic side, a generously proportioned upper floor apartment with character unfolds behind a carefully restored facade. The architecture, detailed with natural stone accents, decorative brickwork, and a stately entrance, bears witness to a time when aesthetics and craftsmanship reinforced each other. Inside, this line is effortlessly continued. High ceilings with original ornaments, a classic fireplace, and richly profiled moldings give the interior a refined look. The height of almost three meters creates a generous sense of space. Historical details, such as the marble fireplace and the window frames, have been preserved and carefully restored. The atmosphere is calm, timeless, and balanced. The layout is logical and well thought out: the bedrooms bathroom are on the second and third floors, while the top floor is designed as a living area with an open-plan kitchen, dining area, and sitting area. On top is a spacious Roof terrace. The levels are connected by an internal staircase that blends naturally into the layout. The combination of classic elements and a modern, functional layout gives this home a characterful yet contemporary feel, a natural match for the location.
The top floor is designed as one large living space, with a sitting area at the front and a kitchen and space for a large dining table at the rear. The space is light and open thanks to the large windows, two skylights, and the view over the treetops of Sarphatipark. This floor has a loft-like character, which is why the owners chose to place their living area here. It is also because this is where the most sun is experienced and where the terraces are located. The kitchen has a sleek design and features a generous cooking island finished with a natural stone worktop. The back wall consists of a custom-made cabinet wall with plenty of storage space, a coffee counter, and high-quality built-in appliances from Miele and Smeg, among others. From the kitchen, you can see the entire floor. French doors provide access to a spacious balcony at the rear. On the dining room side, there is enough space for a large dining table. The light and the view of the inner gardens make this space feel spacious and pleasant. The sitting area at the front is comfortable and logically arranged around a fireplace, with more than enough space for a large sofa and separate armchairs. The wooden floor, the use of color, and the ceiling with exposed beams create a warm and peaceful atmosphere.
The first floor has three Rooms can be used flexibly. At the rear is a spacious room, currently used as a library and study, with custom-made bookcases reaching up to the ceiling and French doors opening onto a French balcony. The ornaments on the ceiling and walls are intact, and the room has a calm, pleasant atmosphere. There is also a second study or bedroom with a view of the park. This room still has original features such as the ornamental ceiling and natural stone fireplace. This room also has French doors to the outside and is currently used as a home office. At the front of the house is the third room, now furnished as a storage room and bicycle storage, but which could also be used as an extra bedroom or hobby room. On the same floor is a practical pantry with plenty of cupboard space and various appliances. There is also a small second bathroom with toilet, shower, and sink. This floor is suitable for guests, older children, or for combining work and living. The second floor is designed as a sleeping area, with three full bedrooms a spacious bathroom. At the rear is the master bedroom, with French doors opening onto a French balcony and built-in wardrobes across the full width. The other two bedrooms located at the front, each with plenty of light and enough space for a bed and workspace. The luxurious bathroom is spacious and finished in Emperador Marron marble. It features a custom-made double sink, a walk-in shower, and a spacious bathtub. A large window provides natural light and a view of the greenery. There is also a separate room for the washing machine and dryer on this floor.
The Roof terrace is Roof terrace via a fixed staircase from the living room. This outdoor space of over 30 m² is unobstructed and offers beautiful, uninterrupted views of the city and the greenery of Sarphatipark. There is room for a large dining table, a lounge area, and various plants. The unobstructed location ensures sunshine almost all day long until late in the evening. The terrace is finished with wooden decking and a sturdy wooden balustrade. At the rear of the living room is a spacious balcony, accessible via French doors from the kitchen. Truly an extension of the living room, this space offers a sunny outdoor spot during the day and overlooks the inner gardens. At the front of the study on the second floor is a French balcony. This offers a view of the park and provides extra light. This means that every floor has a direct connection to the outdoor space.

This is a house that makes you happy. Every morning when we come upstairs—we live "upside down"—we are delighted by the view. On one side, the tangled branches of the street and the park and the almost tangible change of the seasons; on the other side, the sky and an unobstructed view all the way to the Zuid-as. It is a house in balance. Located in the middle of the bustling Pijp neighborhood and part of the almost village-like community of Sarphatipark, behind the front door it is an oasis of tranquility and almost complete privacy.
The high, atmospheric period rooms on the first two floors form an exciting contrast with the loft-like, very wide and high living floor. Through a number of renovations, we have been able to enhance that loft feeling over the years. The sturdy steel, ceiling-high fireplace is one of the features that still evokes a wow feeling in that regard.
Another wonderful thing about this house is the many spacious Rooms, whether we use them for sleeping, working, or making music. We have lived here for over twenty years now. Our son was born and raised here. And we have never felt the urge to Rooms. The space inside, the park with a playground on our doorstep, the many amenities—shops, schools, restaurants—the nice neighbors, the good accessibility to the ring road: all these things have made this house a wonderful home for us all these years. We are now entering a different phase of our lives, also as a family. A different house suits that better. But this house by the park will remain in our hearts forever.
