House Roemer 46
Some houses embody the city. In their facades, in their layout, in their silence. House Roemer 46 is one such house. Built in 1894 by architect Tjeerd Kuipers, known for the Zevenlandenpanden, this municipal monument is a paragon of urban grandeur. Behind the striking tower, with its characteristic pointed roof, unfolds a residence of almost 450 m², spread over five levels. What makes it special is not only its scale, but the way in which space, light, and history are interwoven. From the bay window, you look out over Roemer Visscherstraat, one of the most characterful avenues in Oud-West. At the rear, the view stretches over the deep gardens of the Vondelparkkwartier — a rare vista in this densely built-up city. Inside, the house offers a rare combination: monumental allure and functional possibilities. Ideal for a large family, with space for working, living, and entertaining. And above all: a feeling of freedom, right in the middle of the city. This is not a place for passers-by. This is a house for those who are here to stay.
On Roemer Visscherstraat, where the grandeur of nineteenth-century architecture adorns the street front, stands a monumental mansion dating from 1894. Designed by Tjeerd Kuipers—the architect of the Zevenlandenpanden—and executed in richly detailed brickwork, with sandstone accents and ornate dormer windows. A municipal monument with soul. The facade is vertically oriented, rhythmically constructed with an asymmetrical turret, and features a sculptural tableau above the entrance. Inside, a staircase reveals the original allure of the house: a high void, colored stained glass, and light that travels through the house at different times of the day. It is the proportions that give this house its noble character. Width, height, and depth are in balance. Each room is connected to the next, and each floor is a story in itself. Monumental, but never distant.
The living area feels spacious and well thought out. High ceilings, stained glass windows, and elegant wooden floors give the Rooms without making it feel classic. The living room at the front is light and spacious, with a view of the stately street and access to the balcony. Here, daylight streams in through a bay window and tall windows, filtered by the warm tones of old glass. The dining room forms the heart of the home. Due to its central location, this space connects the living area at the front with the kitchen at the rear. Large French doors make contact with the outside world a matter of course, while the kitchen itself is designed for use: spacious, functional, with multiple worktops and access to a utility room and laundry room. At the rear, a surprisingly quiet spot has been created: a bay window room with a view of the private garden and the depth of the surrounding inner gardens. Here you can feel the calm of the city. This space — free from traffic and prying eyes — is ideal as a second living room, playroom, or study corner, with a pleasant connection to the outside. Thanks to its size and layout, this floor offers an excellent basis for family life. The dining room is spacious enough for long family tables and daily use, while the routing is logical and the rooms are connected to each other. A family home with allure, ready for the next generation.
The first and second floors are entirely devoted to peace and privacy. Both floors feature multiple bedrooms, each with its own character. From Rooms bay windows and ornamental ceilings to more compact rooms with views of the garden or city, there is space for every member of the family. The first floor has four full bedrooms a bathroom, complemented by practical built-in wardrobes and a private balcony. The second floor offers another five Rooms, three of which are spacious enough to serve as master bedrooms. There are also two Bathrooms here, making the property suitable for larger families or generations living together. Thanks to the number Rooms the spacious layout, the house can be easily adapted to different family compositions. Think of a parents' floor, a separate wing for growing children, or a combination of sleeping, working, and guest accommodation. The Rooms well proportioned, the light falls in at the right moments, and the ceilings remain impressively high.
At the rear of the house, a sheltered outdoor space unfolds: partly covered, partly surrounded by greenery. This garden is designed for use—with enough space for tables, seating, and storage, but always in the lee of the house. Here, silence reigns, right in the middle of the city. The brick walls, cast-iron fencing, and mature greenery form an urban backdrop in which privacy is a given. Various Rooms floors offer access to a balcony or a view of the greenery. The front of the building, which overlooks a stately white villa and the wide, leafy Roemer Visscherstraat, creates a particular sense of grandeur. The morning sun shines generously here, giving each day a light-hearted start. But the real outdoor space is just a stone's throw away: the Vondelpark. A natural extension of living, where the city relaxes. Walks in the early light, coffee by the water, a book in the grass — the park is a daily luxury, always close by, always inviting.
