Nassau No. 21
At the time, our office was involved as an advisor in the development of Nassau/21, a project that transformed an unremarkable 1970s office building into a strikingly luxurious and small-scale apartment complex. The foundation of this transformation was the exceptionally beautiful design by Rijnboutt Architects, and we, as advisors, worked closely with the developer to optimize the residential program.
The goal was to create single-level homes with a focus on views and natural light, all accessible by elevator. This goal was particularly well achieved in the apartment floors. Buyers were given the opportunity to customize the interior according to their preferences, an option that the owners of NASSAU No. 21 fully embraced. Together with architect Jos van Zijl, they optimized the layout, with a strong focus on perfection and luxury. The result is impressive, with every detail reflecting an uncompromising pursuit of excellence.
The luxury of high-quality materials and amenities beautifully converges in these spacious single-floor residences. The luxurious experience is further enhanced by the stunning views and natural light that floods in throughout the day. The building itself is an asset to the neighborhood and blends seamlessly with the other properties on Emmaplein.
Personally, I cycle past this building at least twice daily, and I continue to be positively impressed by its design and the use of high-quality materials.

In the Willemspark neighborhood of Amsterdam, at the corner of Oranje Nassaulaan and Emmaplein, Rijnboutt Architects designed a small-scale luxury residential building with four apartments and two city homes. The transparent building, featuring distinctive bay windows and rich detailing, is carefully integrated into its surroundings. The neighborhood is characterized by a rich variety of design, facade textures, colors, and materials, while maintaining unity through clearly defined volumes and a structured composition of the street facades.
The design for this corner plot reflects these elements in a contemporary interpretation, with the round glass bay windows being the most striking feature. They give the building a unique identity and provide an exceptional living experience from within, with views over Emmaplantsoen. The carefully crafted details, such as continuous brick courses and slender window frames, emphasize the craftsmanship of the local architecture. Beautifully aging materials, such as nuanced beige brick and zinc, ensure that the building subtly stands out from the existing structures.
This luxurious apartment bears the mark of Jos van Zijl, renowned for his innovations in Minimal Design. Light and space play a central role, with long sightlines and transparency in every detail. The floor-to-ceiling pivot doors enhance the sense of space and create visual unity between the various areas, without compromising functionality. The result is a design where space and experience seamlessly merge.
Living and cooking
The open, freestanding kitchen by Modulnova immediately catches the eye with its two islands and striking ventilation system, specially handcrafted based on a design by Jos van Zijl. Equipped with state-of-the-art appliances, such as dishwashers, a steam oven both from V ZUG, and warming and vacuum drawers by Gaggenau, this kitchen is a dream come true for the aspiring home chef. Everything is elegantly concealed within sleek, dark-colored walls, creating seamless integration into the overall design. The cabinets extend into the wall finishes, and the pantry provides practical extra storage space.
The kitchen serves as a central hub that attracts both guests and family. Thanks to its strategic positioning, the cook can stay connected with the surroundings while enjoying the open views. Four large windows offer vistas of Oranje Nassaulaan and the greenery of Emmaplein. The seating area, featuring a fireplace and dark-oiled oak cabinets, creates an intimate atmosphere. Together with the poured floors and meticulously designed window frames, everything flows together into a harmonious whole.
