Living by the water, on a quiet car-free street, with enough space for the whole family and built sustainably, that’s exactly what this spacious 209 m² city home on Narva Island has to offer. Including a private parking space. A unique combination of urban vibrancy, comfort, and character.
Tour
The home is located on a quiet, family-friendly street in the Houthavens, a young neighborhood where cars are guests and water is always close by. With a terrace directly on the canal, the view changes daily: passing boats, children playing on the jetty, a warm summer evening with your feet in the water. Your own sloop at the door? Absolutely possible.
During the construction of the neighborhood—and thus this house—sustainable living was a priority, including solar panels and district heating, resulting in an energy label A. The layout is spacious and flexible, ideal for a family that wants to live, work, and relax all under one roof. Five to six bedrooms, two bathrooms, multiple outdoor spaces, and a bright living floor with water views make this a rare and complete city home.
Quote from the residents about what they will miss
“We say goodbye with a heavy heart. To the wonderful neighbors, this special place where we always felt at home, and of course our mooring, our ‘front garden’. Coming back by boat to the Houthaven at the end of the day, enjoying the setting sun and a nice bite: we will definitely miss that.”

Modern Canalhouse
Living by the water, on a quiet car-free street, with space for the whole family and built sustainably, that’s exactly what this generous city home on Narva-Island has to offer. A unique blend of urban vibrancy, comfort, and character.
The house is located on a peaceful, family-friendly street in the Houthavens, a young neighbourhood where cars are guests and water is always nearby. With a terrace right on the canal, the view changes daily: passing boats, children playing on the jetty, or a warm summer evening with your feet in the water. Your own boat moored out front? Absolutely possible.
Both the neighbourhood and this home were developed with sustainability in mind, including solar panels and district heating, resulting in an energy label A. The layout is spacious and versatile, ideal for a family looking to live, work, and relax under one roof. With five to six bedrooms, two bathrooms, multiple outdoor spaces, and a bright living floor overlooking the water, this is a truly rare and complete city home.
The municipality and developers agreed that Houthaven would be a 100% climate-neutral district. As such, construction here focused on environmentally conscious building, with special attention to energy use and sustainable materials.
The name Narva refers to the Estonian Baltic Sea port that once played a key role in the timber trade with Amsterdam.
Narva-Island is connected by bridges to two adjacent islands. Car traffic runs perpendicular to the islands, while pedestrian and bike paths cut across at angles. Each island in the Houthavens has its own theme. For Narva-Island, that theme is “Free Spirits”, standing for freedom, joy, and openness. The architectural concept emphasizes individuality, with a rich variety of building designs and scales to create a vibrant streetscape.
The townhouses on Narva-Island were designed by Klunder Architects. These homes are substantial in size and feature ornate brickwork: decorative banding, diamond and rhombus motifs, and a variety of masonry patterns and colours. The façades are designed to be visually dynamic, with tall vertical windows adding a sense of monumentality rarely seen in new builds in Amsterdam.
The ground floor is a spacious living area where cooking, dining, and relaxing come together seamlessly. The kitchen is located at the garden side and boasts an impressive ceiling height of 3.40 meters. Morning sunlight streams in beautifully here. A large set of French doors connects the interior with the outdoors, allowing life to effortlessly shift outside during the summer months.
The kitchen itself is both sleek and warm: white lower cabinets with a ceramic countertop are paired with light wood upper cabinets. The cooking nook features a stainless steel backsplash, functional and stylish. Open shelves filled with books, spices, and ceramics add a homely touch.
A subtle change in elevation marks the transition between kitchen and living area. Four steps up is the sitting area, oriented towards the water. On the first floor, a second living room has been created, a wonderful spot to relax with a good book. This space could also serve perfectly as a playroom or additional bedroom.
On the first floor, you will find a full sleeping level. The master bedroom, located on the waterside, is spacious and offers ample room for a large bed and storage. Next to the master bedroom is a second bedroom, currently used as a stylish walk-in closet. This room is fully equipped with open closet systems, drawers, hanging space, and shoe racks. The window at the end of the room provides a pleasant amount of natural light, keeping the space bright and organized. Of course, this room can also be used as a bedroom.
The bathroom on this floor is an elegant blend of contrasts and calm. The warm, glossy brown tiles in the shower are from the exclusive Piet Boon design, beautifully combined with fresh white wall tiles that provide a timeless and luxurious look. The double sink features a base cabinet with a high-quality wood veneer finish, offering generous storage space. A wide mirrored cabinet completes the bathroom.
In the basement, there are three bedrooms. At the rear, two rooms are currently used as a guest room and office. Thanks to the high ceilings and natural daylight, these rooms also feel bright and spacious. The rooms are flexible and can grow with the needs of the residents, whether for sleeping, working, or playing.
The layout of this floor is well thought out and functional. There is ample storage space, including a separate laundry room for the washer and dryer, as well as two additional storage rooms. There is also a second bathroom here, equipped with a bathtub, a walk-in shower, and a spacious vanity unit with plenty of storage, all executed in a timeless style.
The family home offers many spots to enjoy being outside. The front garden is a lovely place to catch the morning sun. It faces southeast and receives both morning and afternoon sunlight. The front garden is situated on a car-free street, allowing children to play safely outdoors and meet other kids from the neighborhood.
Additionally, there are two spacious terraces: one by the water and one adjacent to the second living room, which is a wonderful sunny terrace. The terrace by the water is the perfect spot for enjoying the afternoon and evening sun.

Accessibility
The apartment is easily reachable by bike, car, and public transport. The A10 ring road is a 5-minute drive away, and several bus lines run from Houtmankade and Spaarndammerstraat toward Central Station and Sloterdijk. The ferry provides quick access to Amsterdam-Noord. Sloterdijk and Central Station are within 10–15 minutes by bike, and Westerpark and the city center are even closer—just 5 minutes away.
Parking
Street parking is available via a paid permit system (permit area West-9.21 Houthaven). No residential parking permits can be applied for at this address. Due to the city’s growth, the municipality limits the number of cars allowed to park on the street, especially for new developments. (Source: City of Amsterdam, August 2025).
The property is offered with one private parking space in the underground garage. Optionally, a second parking space with an electric charging station can be purchased for €60,000 (exact price to be confirmed). There is no direct access from the parking garage to the apartment.
Visitors can apply for up to five visitor permits, allowing guests to park at a discounted rate.
