As a real estate agency, we handle the sale of a diverse range of properties. As real estate agents, this variety is very challenging and helps shape our understanding of the overall housing market in Amsterdam. In addition, we assist not only private clients but also professional parties in the sale of real estate. In this specific case, we are assisting Amstelhof Properties B.V. with the sale of their apartments on Montferlandstraat.
The Veluwebuurt neighborhood may be unfamiliar territory to some of the target audience. Nevertheless, the neighborhood has a very pleasant atmosphere and good amenities. Scheldestraat and Maasstraat, among others, offer a variety of shops, specialty stores, and delis. Additionally, there are several good restaurants and cozy cafés in the area.
The apartment at Montferlandstraat 8-2, which our agency is pleased to offer for sale, features a very practical layout and includes 3 bedrooms. The green surroundings and the large communal courtyard garden are a lovely addition to this home. All this while being close to the city’s vibrancy, near major thoroughfares, and public transportation. In the basement, there is a separate storage unit of approximately 7 m².

The Amstelhof complex is a development designed by architect J.F. Berghoef in 1951–1952 and built by the Dutch Society for Public Housing (Nemavo).
During the post-World War II reconstruction period, due to a scarcity of materials and financial resources, experiments were conducted with new, industrial construction methods. This ushered in an era of reconstruction architecture. In addition to various newly developed Dutch prefab construction systems, such as the Welschen system, there was the long-established English Airey system. To adapt this for the Netherlands and put it into practice, the Dutch Society for Public Housing (Nemavo) was founded in 1947. Standard dimensions, standard floor plans, and prefabricated concrete building components were used. The residential blocks are constructed with wooden floors and walls of pumice concrete. The facades are clad with concrete panels. The ground floors (plinth) of the blocks, which house the entrances with large canopies, garage units, and basement storage units, are constructed of red brick. The windows and roof trusses of theresidences of wood; the roof is clad with wood and has a bituminous covering.
The open-concept living room enjoys plenty of natural light thanks to windows on both the front and back sides, allowing daylight to flood in from two directions. This gives the space a bright and airy feel and makes it a pleasant place to spend time. In addition, there is ample space for a comfortable layout with a sitting and dining area. Modern PVC flooring runs throughout the apartment, creating a calm and well-maintained look. From the kitchen, there is a view of the courtyard garden, accessible to residents of all adjacent residences.
The open kitchen is located at the rear, where the washing machine connection is also located in a separate cabinet. The apartment will be delivered without a kitchen, allowing you to install one according to your own taste and preferences.
The apartment has a total of 3 bedrooms. The master bedroom is located on the quiet rear side of the building. This room is the perfect size for a double bed and a wardrobe. The second bedroom is spacious enough to serve as a master bedroom as well and faces the front of the building. The third bedroom is smaller in size, and both bedrooms provide access to the adjoining balcony. The bedrooms located at the rear overlook the large communal courtyard garden. The bathroom is accessible from the hallway and features a shower and vanity unit; the toilet is separate.
Enjoying the outdoors in the sun is perfect here in the large communal courtyard or on one of the two balconies. The approximately 3 m² balcony at the front of the building, adjacent to the second bedroom, faces east. The second balcony, approximately 2 m², overlooks the communal courtyard garden and faces west. Here, you can enjoy the morning sun while sipping a cup of coffee. But the large communal courtyard garden, with its clear garden etiquette, remains a wonderful place to enjoy the peace and quiet and momentarily forget the hustle and bustle of the city.
