Neighborhood
The Montferlandstraat is located in the Veluwebuurt, which is part of the very popular Rivierenbuurt. Several streets in this neighborhood were named after Dutch regions. Architect J.F. Berghoef designed the Airey houses after the Second World War and built them in 1951/1952. The apartment is located in a part of the Amstelhof complex, which was declared a municipal monument in 2014. Over the years, the Maasstraat and Scheldestraat have grown into the center of the neighborhood. Especially the nautical brasserie Vis aan de Schelde attracts culinary enthusiasts from inside and outside the city. The same applies to ice cream parlors Venetië and Pisa IJs, which open their doors again every year with the arrival of spring. Theater festival De Parade descends every summer in the Martin Luther King Park; the green backyard of the neighborhood with a view over the Amstel. In addition, the Beatrix and Amstel parks can also be reached within a few minutes’ walk.

We as an office supervise the sale of a diverse range of properties. As a real estate agent, this variety is very challenging and contributes to the overall picture you get of the total housing market in Amsterdam. In addition, we not only assist private clients but also professional parties in the sale of real estate. In this specific case, we have the opportunity to assist Amstelhof Properties B.V. with the individual sale of their apartments on Montferlandstraat. The Veluwebuurt may be unfamiliar territory for part of the target group. Nevertheless, the dynamics of the neighborhood are very pleasant and the facilities are good. On, among others, Scheldestraat and Maasstraat, a diversity of shops, specialty stores, and delicatessens can be found. In addition, there are various good restaurants and cozy cafés in the area. The apartment at Montferlandstraat 4 H that we as an office are allowed to sell is a very practically laid-out apartment and has 3 bedrooms. The green surroundings and the large communal courtyard garden provide an oasis of tranquility, while you are still close to the city’s dynamics, near main roads and public transport. Should you have further interest, I would like to invite you to come by sometime. Of course, I will then tell you more about the apartment. Hopefully see you soon.
The Amstelhof complex is an ensemble designed by architect J.F. Berghoef in 1951/1952 and built by the Dutch Housing Association (Nemavo). In the reconstruction period after the Second World War, due to the scarcity of material and financial resources, experiments were carried out with new, industrial construction methods. This ushered in a period of reconstruction architecture. In addition to various newly developed Dutch prefab construction systems such as the Welschen system, there was the longer-established English Airey system. To adapt and implement this system for the Netherlands, the Dutch Housing Association (Nemavo) was founded in 1947. Work was carried out using standard dimensions, standard floor plans, and prefab construction components. The residential blocks are constructed with lightweight floors and the facades are clad with concrete panels. The ground floors (plinth) of the blocks, which include the entrances with large canopies, garages, and storage rooms, are finished in red brick. The windows and roof trusses of the Airey houses are made of steel, the roof is boarded with wood, and has a bituminous covering. A nice detail is that in the Netherlands (between 1949 – 1965) almost ten thousand Airey houses were built, more than half of which are located in Amsterdam.
The through living room is located on the ground floor. The high ceiling in combination with the large windows provides plenty of natural daylight, making the living room very light in character and a pleasant space to stay in. There is also sufficient space here for a sitting and dining area. Unique for this type of apartment is the through living room, which makes the living area very light in character. Throughout the entire apartment lies a special PVC floor with insulating underlay. The open kitchen is located at the rear, where the washing machine connection can also be found in a separate cabinet. All connections have already been installed, so the new owner can choose to cook traditionally on gas or by induction. The kitchen can be installed at one’s own expense and to one’s own taste. In the basement, the separate storage room of approximately 7 m² can be found.
In total, the apartment has 3 bedrooms. The master bedroom is located at the quiet front side with an adjoining balcony. The room perfectly fits a double bed and wardrobe. The other two bedrooms are situated at the rear and have a view of the large communal courtyard garden. The smallest room also provides access to the other balcony. The large windows allow for beautiful natural daylight. This makes it a pleasant space to stay in. The bathroom can be reached from the hallway and features a shower and washbasin cabinet.
Enjoy sitting outside in the sun; this is perfectly possible here in the large communal courtyard garden or on one of the two balconies. The balcony of approximately 3 m² at the front of the building, adjacent to the master bedroom, is located on the east side. Here you can enjoy the morning sun with a cup of coffee. The second balcony of approximately 2 m² overlooks the communal courtyard garden and is situated on the west side. But the large communal courtyard garden, with clear garden etiquette, remains a wonderful place to enjoy the tranquility and forget the dynamics of the city for a while.
