Design vision

OpZuid was designed as a multi-layered residential complex within the urban fabric of the Zuidas, in accordance with the urban master plan by Claus en Kaan Architects. Two building volumes enclose a green courtyard garden and open up in terraces toward the sun and water, creating a natural orientation toward light and views. Balconies and recesses soften the transition between private and public spaces, with a formal north side and a more open, expressive south facade. In terms of materials, the building takes on a warm, almost Mediterranean character through the use of sand-colored brickwork, generous glazing, and tall stories. The facades are composed of staggered planes and carefully placed openings, adding depth and nuance. On the courtyard side, transparency dominates, where large glass surfaces and integrated planters create a green, vibrant facade. The building’s design focuses on space and flexibility. Minimal load-bearing structures and large spans create freely configurable floor plans that adapt to various living needs. Combined with the generous ceiling heights, this results in a living environment where light, air, and freedom of movement take center stage.

Living and cooking

The kitchen is a serene and refined space, where light and materials set the tone. Thanks to its corner location and tall windows, natural light floods in, making the space feel open and inviting. The finishes are meticulous and high-quality, with a clear focus on comfort and aesthetics. Along one wall stands a custom cabinet unit with subtle upper cabinets, into which the sink and dishwasher are integrated. The design is sleek and precise, allowing this wall to serve as a calm focal point within the space. Opposite this unit is the kitchen island, which functions as the central workstation. It houses the induction cooktop, range hood, and a wide oven, logically positioned within the layout and with ample space around it to move freely. Three bar stools are placed around the island, making it a place to sit and gather. The countertop in light natural stone adds a soft texture and creates a refined contrast with the clean lines of the cabinets. A tall cabinet is integrated on the side, housing a wine climate cabinet, a large American-style fridge-freezer, and a built-in coffee maker. These elements have been carefully incorporated into the design, ensuring the kitchen is fully equipped without visual clutter. The kitchen flows seamlessly into the dining area, where the space opens up and takes on a more social function. Here, a spacious dining table takes center stage, positioned near the facade and directly connected to the terrace. The glass door makes the transition to the outdoors seamless and enhances the sense of space and light. The light-colored floor continues uninterrupted, uniting the various functions into a single whole. Combined with the underfloor heating, this ensures a pleasant and consistent level of comfort. Dark accents in the furniture and the warm glow of the pendant light above the table bring balance and depth. This creates a space where cooking and socializing come together naturally, with an atmosphere that is both calm and distinctive.

The room has space for a full-size bed and features a custom-built wardrobe, where clothing is stored neatly and within easy reach. The second bedroom has a compact yet functional layout and also benefits from pleasant natural light streaming in through the tall window. Built-in cabinets and open shelves make efficient use of the space and give the room a playful, functional character. The bathroom is finished in warm, dark tones and provides a clear contrast to the light-filled bedrooms. Large tiles extend across the floor and walls, reinforcing the calm, uniform aesthetic. The bathtub is recessed and blends seamlessly into the wall, while the walk-in shower with a niche and integrated faucets features a sleek design. The vanity unit floats slightly above the floor and is subtly illuminated, adding extra depth to the space. The entryway also features a practical niche housing a washer and dryer, carefully concealed behind a cabinet door. The outdoor space consists of a spacious terrace that extends from the living area and Immediately onto the dining room. The wooden decking provides a warm foundation and makes the terrace suitable for both seating and dining arrangements. The terraces are part of a continuous structure that connects the two buildings, creating long sightlines and an open, spacious feel. On the street side, a glass screen provides shelter from the wind, while its transparent nature allows light to pass freely and maintains the view. The terrace overlooks the communal courtyard garden, where greenery and winding paths create a tranquil setting. What the owners will miss

What appeals to us so much about the Zuidas is its international flair, its distinctive architecture, and the fact that it’s a place that’s still very much under development.

This was the first home we bought together. It marked the start of a new chapter, focused on building, growing, and the future. Since we bought the house off-plan, we were able to decide everything ourselves: from the floor plan to the floor-to-ceiling doors and the interior design. Every detail in the house was a conscious choice that suited us. Not long after, we had children, which gave this house even deeper meaning. It became not only our home, but also the place where our family began and grew.

Because the building is smaller in scale than the surrounding towers, it feels intimate and personal, while at the same time allowing you to be part of that impressive urban setting. Another thing we really appreciate about the neighborhood is the wide variety of charming bars and restaurants. There’s a nice balance between upscale restaurants and more accessible, casual spots. There are also great little coffee shops where you can stop by on a Saturday morning for a good cup of coffee.

“You won’t find the atmosphere and vibe of the Zuidas anywhere else in Amsterdam. With a mix of people from all over the world, striking architecture, and an ever-growing number of places to gather, a dynamic has emerged that suits us perfectly.”
