Neighborhood Guide
At the end of the 19th century, as Amsterdam’s city center became increasingly crowded, there was a growing need for a green neighborhood close to downtown. At Van Eeghen’s initiative, architect Zocher designed Willemspark in 1881, which borders Vondelpark. A few decades later, the first villas began to spring up there, surrounding the ponds. Stately buildings in classical architectural styles welcomed affluent families to this quieter and greener part of the city. The grandeur of that era remains intact. Most of the buildings have been renovated, and the avenues and greenery, as originally envisioned, have matured. Both the residents and the culinary offerings—including the Vlaamsch Broodhuys, chocolatier Linnick, greengrocer Wessels, Michelin-starred restaurant Ron Gastrobar, the French seafood restaurant VISQUE, and several caterers—give this residential neighborhood its contemporary allure. Located between Vondelpark, Koninginneweg, and Amstelveenseweg, with the Museum Quarter within walking distance, this is a unique oasis within Amsterdam to call home, where relaxation and inspiration are always close at hand.

Design Vision
Koninginneweg 1 is located on the corner of Van Eeghenstraat, Immediately one of the most distinctive entrances to Vondelpark. The first stone of this remarkable building was laid in 1896, and it was put into use in 1898 as a Lutheran Deaconess Institution. Architect Carel Frederik Bögeholtz designed the original building in an eclectic style, with expressive facades and refined ornaments. After decades of serving as a care facility, the building was transformed in 2015 into a residential building of exceptional quality, while retaining its monumental elements. The apartment on the first floor occupies the entire floor and was created after the redesign of three separate apartments. The interior was designed by Promemoria in Italy in consultation with interior architect Eric Kuster and the owner. The signature is recognizable in every detail: tactility, layering, and unparalleled refinement in the use of materials. Natural stone, grained wood, leather, and suede come together in a harmonious whole that blends with the daylight and the
The living areas face south and benefit from optimal light throughout the day. The living room is spacious, with a ceiling height of approximately 3.6 meters and corner windows that ensure constant interaction between indoors and outdoors. The space is divided into a sitting area with a fireplace, a separate dining area, and a second lounge with a library wall and television corner.
The kitchen is custom-made to the highest standard, a combination of wood, natural stone, and steel. The interior is completely custom-built and equipped with high-quality appliances. A glass wine cabinet with leather finish adds a special accent. Adjacent is a second dining room with a fireplace and French doors to the covered terrace, overlooking the Vondelpark, like a living painting. There is a spacious home office overlooking the courtyard garden.
The independent guesthouse is accessible via its own entrance and offers complete privacy. The living room adjoins a covered balcony with a view of the chapel and Van Eeghenstraat. The open kitchen is also custom-made. The guesthouse comprises a bedroom with en-suite bathroom and a gym with French doors opening onto a balcony overlooking the park, which can be converted into a fourth bedroom with en-suite bathroom if desired. An alternative layout by Pieter Laureys is Available.
The master suite on the park side offers an unparalleled living experience. Large windows on two sides provide panoramic views of Vondelpark. The en suite bathroom is designed as a private wellness area, with a bathtub, walk-in shower, double sink, and sauna. The finish is completely customised, with marble, wooden cabinet walls, suede accents and rye skin. The suite has two spacious dressing rooms, each with its own signature.
The second bedroom is in a quiet location and has its own bathroom and a south-facing loggia.
Adjacent to the dining room is a covered terrace with direct access to Vondelpark, ideal for long dinners with a view of the greenery. The various balconies and loggias provide access to the outdoors from almost every room. The park can also be felt indoors, thanks to the strategic placement of windows, sightlines, and materials that embrace natural light.
