Ground floor apartment of approximately 59 m², located in the Van Galenbuurt neighborhood. The apartment is currently in shell condition and has a spacious southwest-facing garden.

Guided tour
Hoofdweg 379 H is a property in rough condition, but with great potential. A private entrance on the street side leads to a shell ground floor apartment; undivided, unfinished, but spacious, light, and full of possibilities.
The space extends from the facade to the garden, with high ceilings and natural light on two sides. In its current state, there are no interior walls or finishes, which gives you complete freedom to design your own layout. The alternative floor plan shows one of the scenarios: with a kitchen on the garden side, a bedroom on the street side, and a central bathroom in between.
The Rear garden, facing west, is spacious and still unfinished. The boundary fence with the adjacent plot still needs to be built. What is currently an open outdoor space could be transformed into a fully-fledged city garden: sheltered, green, and connected to the living space inside.
This property is not an end point, but a beginning: a shell in a monumental setting, ready for transformation.

The Perfect Canvas
As an agency, we assist with the sale of a wide range of properties. As a real estate agent, this variety is very challenging and contributes to the picture you get of the overall housing market in Amsterdam. Personally, I have a soft spot for Amsterdam West, where I lived for a long time. The neighborhood has a great vibe and good amenities. Hoofdweg, Jan van Galenstraat, Mercatorplein, and Jan Evertsenstraat, among others, offer a variety of shops, specialty stores, and caterers. There are also several good restaurants and cozy cafés in the neighborhood.
Some residences no finishing touches to make an impression. This ground floor apartment on Hoofdweg shows how powerful the combination of monumental architecture, a spacious garden, and the freedom to create your own living environment can be.
What is on offer here is not a standard apartment but a promise. The current shell provides a clear starting point for those with vision, a sense of space, and an eye for detail. With the right interventions, this could become a home where light, tranquility, and architectural quality come together, right in the heart of West.
A place where living takes shape as it was intended: with attention, in your own way.
If you are interested, I would like to invite you to come and take a look. I will, of course, tell you more about the apartment. Hope to see you soon.

Architecture

In the heart of the West-Indische Buurt, on the lively Hoofdweg, stands a building that has stood the test of time without losing any of its power. The façade is a lesson in Amsterdam School style: meticulous brickwork, expressive details in concrete and stained glass above the doors. The entrance—robust, understated, and rich in ornamentation—marks a home where architectural quality and craftsmanship go hand in hand.
This ground floor apartment is part of a municipal monument and status bears that status . The rhythm of the windows, the refined profiling of the woodwork, and the sturdy front door in monumental blue-green give the whole a stately yet human scale. The facade exudes craftsmanship: understated, but unmistakably special in detail.
Inside, a shell space awaits, offering complete freedom. Here, the contours are ready for a new layout, a new interpretation. The spaciousness is enhanced by the ceiling height of over three meters, which not only provides airiness but also offers countless possibilities. Large windows at the front and rear provide transparency and light across the full depth of the space, creating a powerful canvas for contemporary living in a historic context.

Living and cooking

Upon entering, Immediately potential of the space is Immediately apparent: an open space, completely shelled and still undivided. The raw state of the walls, floor, and ceiling reveals the original structure: a deep rectangle with high beams, traversed by light entering through windows on both sides. There is no finish or furnishings here, but rather an empty space that invites you to think in terms of lines, proportions, and possibilities.
The attached impressions show a possible interpretation of this space. A layout in which a kitchen-diner is directly connected to the garden, with a spacious seating area, built-in wall cabinets, and natural materials in a soothing palette. French doors connect the living space to the west-facing garden, making the outdoors part of everyday life.
These visualizations are not a representation of the current state, but illustrate the potential that lies within the shell. The open layout allows for a variety of living solutions with room for customization in terms of atmosphere, function, and finish. At this stage, everything can still take shape: from floor type to lighting plan, from routing to materialization.
A basic-level home, ready to be brought to life according to your own vision.

Sleeping and bathing

According to the proposed plan, the bedroom is located at the front of the house, separated from the living area by a central hall. This location offers peace, privacy, and a clear functional separation between day and night. The space is generously sized, with Location a double bed, custom-made closet space, and a quiet work or reading corner under the window. The location on the street side is softened by the depth of the facade and the seclusion of the park.
A bathroom can be installed adjacent to the bedroom. This central positioning makes the space efficient and flexible to use. The ceiling height also provides air and comfort here, while the chosen layout ensures a smooth flow through the house.
Like the rest of the house, this part is also in shell condition. Interior walls are still missing; finishing and furnishing are completely up to you. The alternative layout shows how the space can be organized logically and clearly, without compromising on ease of use or aesthetics.

Garden

At the rear of the apartment is a spacious garden of approximately 55 m², facing west. This outdoor space forms an essential extension of the living area. Its location in the afternoon and evening sun makes it a place where you can enjoy long hours of pleasant relaxation. A natural buffer between home and city, where shelter and openness come together.
The garden is currently unfinished and not formally separated from the adjacent plot. The boundary fence still needs to be installed, which will clearly define the boundaries of private use. The current state offers an invitation to redesign the green space: with Location a dining table under the sky, a lounge area against the facade, and plants that bring peace and privacy.
The connection to the interior is via double doors in the façade. This direct transition strengthens the relationship between inside and outside and makes it possible to significantly increase the living space on sunny days. The alternative design opts for a minimalist terrace with greenery along the edges. An outdoor space that is still waiting to be filled, but has the potential to become an integral part of everyday living.

Daalder (*)

Chef Huwaë's Indonesian roots and Asian influences spice up his inventiveness. He does not shy away from contrasting flavors. This chef's talent lies in the harmony he achieves with such combinations. Sometimes he is a little more classic, such as with a perfectly cooked langoustine served with a butter sauce enriched with champagne, orange, and Grand Marnier. Subtle, intense, explosive. Totally Dennis Huwaë. Daalder has 1 Michelin star.
