A pioneer in wood and high-rise construction
HAUT stands on the banks of the Amstel River, on the border between the city and the water. It is a residential tower that whispers rather than shouts. At 73 meters, it is one of the tallest wooden buildings in the world—and perhaps the quietest statement in Amsterdam's skyline.
HAUT was built at a time when the housing market is dominated by quick fixes and concrete. But this building does things differently. Made of cross-laminated timber (CLT), constructed as a hybrid structure with a concrete core, HAUT not only offers views of the city, but also a view of the future. With a 50% reduction in CO₂ emissions compared to traditional construction methods, HAUT shows that sustainability can also be grand.
"It feels different here. Quieter ceilings, softer air, a kind of natural tranquility that you rarely find in high-rise buildings," says one of the residents in an interview with De Volkskrant.
Sustainability not a label here, but a feeling.
The apartments—only 52 in total—are spacious, light, and flexible in layout. No rigid grid of standard homes, but custom-made in wood. Wooden ceilings and floors have been deliberately left exposed, not as decoration but as a tribute to the construction and the material itself. The large windows and outdoor spaces provide a connection with the light, the air, and the Amstel River.
What makes HAUT truly special is that Sustainability is not Sustainability a tick on a list, but the starting point. The building has been designed to the highest sustainability standard: BREEAM Outstanding. Not only because of the materials used, but also thanks to a heat and cold storage system, solar panels, energy-generating facades, and a green roof garden with rainwater collection. Even the facade incorporates around a hundred nesting boxes for birds and bats. Nature-inclusive living is literally taking shape here.
Where many New build on efficiency and return on investment, HAUT opts for softness, warmth, and vision. It is a housing project that stands out—not because it is the largest, but because it dares to slow down. Because it wants to add something. To the lives of its residents. To the city. To the story of how we can live.

I have seen the area rapidly develop into a beautiful residential environment. The Haut building is perhaps the showpiece of the entire development, with its unique design and sustainable character thanks to the materials used and the construction method. Restaurant Merkelbach is located in one of the oldest mansions in the city, situated in Frankendael Park. Owner Geert Burema is closely involved with Slow Food and the Slow Food Youth Network. He is co-initiator of the Slow Food chefs alliance in the Netherlands. The signature fish soup made from bycatch from De Goede Vissers (which you can visit every Saturday at the Noordermarkt) is not to be missed. Restaurant Merkelbach is named after the city architect Ben Merkelbach andis located in the coach house of the 18th-century Huize Frankendael.

Café Susy was founded by Kick van Doorn and Nicole Lieuw, who previously opened the successful Yusu and wanted to show their love for authentic flavors once again with Susy. The name playfully refers to Yusu, but the mission is serious: an all-day café with a menu that doesn't follow trends but remains faithful to traditional Brazilian-Surinamese dishes.
