Single-story living with spacious Rear garden one of Amsterdam's most beautiful squares!

A guided tour
Entrance via the communal entrance from the street. The staircase at the rear is accessible via a long corridor. The private entrance to the apartment is on the first floor.

Bel-etage
Entrance into a spacious hall with cloakroom and toilet. From the hall, there is a beautiful view to the front through an interior window. This generates natural light in this hall area. The living room with dining room is on the entire right side of the apartment and has a width of almost 6 meters at the front. This front has two large windows with a beautiful view of the park on Frederiksplein. At the rear, there is a window facing the garden. On the other side, there is a spacious bedroom at the front with an adjoining bathroom. This is equipped with a walk-in shower, bathtub, double sink, and cupboard with connections for a washing machine and dryer. On the garden side, the semi-open kitchen in an L-shape is equipped with various built-in appliances. From the kitchen, there is access to a spacious balcony with stairs to the garden.

Basement
Accessible via a fixed staircase from the hall. This space is divided into two Rooms by two wall-to-wall cupboards. At the front, there is a window at street level, and at the rear, there are French doors leading to a terrace with steps down to the garden.

outdoor space The Rear garden approximately 132 m² faces west and therefore offers plenty of sun in the afternoon and evening. This garden is beautifully landscaped and features several terraces. The garden has various types of plants, from evergreens to flowering shrubs and trees. Due to its depth and width, this garden offers both privacy and the opportunity to enjoy the sun to the fullest.

The building
This stately former city villa was designed in 1869 by architect Johan Heinrich Schmitz (1821–1891) for the J.H. Doths family. Few other buildings by this architect are known, but he was known for his tendency to go overboard with ornamentation.

An interesting fact is that in 1874 he created a design for the Concertgebouw, but the current design was preferred.

In 1880, it was known that the ridge was slightly raised, and in 1970, the building was converted into offices for British Petroleum, which remained there until the mid-1990s. It was then transformed into four apartments in 1996, which is how it is still used today. Due to the renovation in 1970, there were no longer any old style features in the building, so four modern apartments could be created that are extremely pleasant to use and live in.

neighborhood The apartment is located in a sought-after residential neighborhood: right in the historic heart of Amsterdam, but away from the tourist crowds.

The area is characterized by stately houses, built during the World's Fair in 1883—a period beautifully described in Thomas Rosenboom's novel Publieke Werken (Public Works). Utrecht Street offers a high-quality and diverse selection of boutiques, caterers, restaurants, shops, coffee shops, and terraces.

Accessibility
The central location in the city is very convenient. There are several escape routes by car and it is easy to reach. The entire city is easily accessible by bicycle. The neighborhood borders De Pijp on one side—with the Albert Cuyp market within walking distance—and Oost on the other. Via the tram and metro stop on Weesperstraat, both Central Station and Amstel Station can be reached within 10 minutes.

Parking at
Parking is available through a permit system. There are several parking garages in the vicinity, with units available For Sale rent. Public transportation stops at Weteringschans and Wibautstraat. From there, there are direct connections to Central Station and Schiphol Airport.

In an accessible setting (in the spirit of an Amsterdam café), the cuisine here is (now truly) Michelin-star quality. The kitchen serves casual dishes to share, and the now famous wine selection is divided into a menu of "affordable" wines and an extensive menu of 800 different bottles.  Zoldering is very popular, so book well in advance. You can also try walking in on the day itself for a glass of wine at the bar. The owners have now opened a wine shop (Lof, de wijnwinkel) and a second restaurant, Boon en de Koot.
