My colleague and I have been invited to discuss the sale of Falckstraat 10, also known as Serafine. The residents say the main reason for this is the way we handled the sale of Number for their former neighbors in the past. Even back then, we were enthusiastic about the attractive block of three that this home is part of.
We walk through the house and see beautiful, high ceilings and wonderful light. The sunny terrace shines out at us. It is evident throughout that the residents of this house are creative: our host is an author and program maker, and the hostess has her own studio on the top floor. The new residents will likely want to incorporate their own taste and finishes, but in this location, with such a beautiful, spacious property, that is a challenge that can only succeed. Because this mansion has a lot of potential.
After many years of wonderful living, the current owners are saying goodbye to this elegant mansion, having opted for a more compact home in a green environment. A great opportunity for house hunters.
Otte van Apeldoorn I Broersma Wonen

The dimensions are generous with high ceilings and wide Rooms. In Location a garden, this stately home has a regal terrace that Immediately accessed Immediately from the living room. A guided tour
The ground floor
The entrance leads to both the upper floor and the lower floor, which has been used as an office but offers a great deal of (living) space. The hall provides access to all other rooms on the ground floor: a front room, a hallway, two spacious Rooms, a kitchen, a large bathroom, and a living room at the rear with windows on two sides. Under the stairs, there is also a large storage room with the central heating system for the ground floor.
The first floor
The staircase is spacious and light, and each floor has a toilet on the landing. The generous layout of the house is striking. With a width of 6.65 meters and a ceiling height of more than 3.50 meters, this floor feels more than luxurious. The attractive en-suite room has French doors opening onto the sunny terrace, which is comparable in size to a large city garden. An ideal place to dine outside with friends in the summer. The kitchen at the front overlooks the square and is directly connected to the dining area.
The second floor
Above the kitchen is the simple but functional and very spacious bathroom, with a bathtub, walk-in shower, and two sinks. The wonderfully light room at the quiet rear now serves as a study. In warm weather, the awnings are lowered here to provide the necessary cooling. The spacious room at the cooler front has been furnished as a bedroom.
The top floor
According to the current residents, this is perhaps the most beautiful room in the house. Upon entering, the six Velux windows immediately catch the eye, allowing plenty of light to flood in. The already spectacular space has been further enlarged with a chapel on the west side. This has created a pleasant, studio-like space that invites creativity. In the bathroom on this floor, a lovely dormer window provides extra light and space. A loft ladder provides access to the attic, which offers a sea of storage space. The central heating system for the three upper floors is also located here.
The outdoor space
On the first floor, there is a wide and deep south-facing terrace with plenty of sun and privacy. It features a charming terrace house whose facade mirrors that of the main house. Currently used for storage, it would also be perfect as a workspace.
The building
Together with Falckstraat 12 and 14, this city villa forms an elegant block in classicist style, with a plastered side facade on Huidekopersstraat and a hipped roof. The three residences commissioned around 1870 and designed by architect, carpenter, and real estate agent Coenraad Wiegand, a common combination at the time. The wide buildings each have three window axes, with the added feature that the middle one is beautifully plastered with a classic pediment. The windows and doors of Serafine, as Number is called, differ slightly from those of its neighbors, a result of renovations in the past. Due to its architectural-historical value, its intact condition, and its aesthetic qualities, this block of three was declared a municipal monument in 2007.
The surroundings
In earlier times, Falckstraat was a drill ground for French soldiers, but now it is a remarkably quiet city square with beautiful wingnut trees and a children's playground. Around the corner is the lively Amstelveld, with its Monday flower market and the famous NEL terrace. The same goes for Utrechtsestraat, with its wide range of delicatessens and restaurants, including several with Michelin stars. Cultural life also takes place in the immediate vicinity: the Stopera, Carré, and the Hermitage, where there is an organic market with local products on Saturdays, are within walking distance. And a reassuring thought for families with small children: the two neighborhood elementary schools, ASVO and De Kleine Reus, are both highly regarded in their own way.
Accessibility
This property is located in a very central location with multiple routes in and out of the city, making it easy to reach by car. Via Wibautstraat, both the IJtunnel and the highways to Utrecht and Het Gooi are easily accessible. Public transportation stops on Utrechtsestraat, Weteringschans, and the Noord-Zuid stop on Vijzelgracht is less than a five-minute walk away.
Parking
Parking is available via a permit system in parking area Centrum 2g. The estimated waiting time is currently two months (source: Local authority ). The cost is €287.09 per six months. In addition, there are several parking garages in the vicinity with For Sale and rental options.
