A remarkable example of this architectural movement, the villa is characterized by its rich detailing and monumental presence. Since 2003, this extraordinary property has been occupied by its current owners, who have carefully renovated it. Architecture
The villa on Albert Hahnplantsoen was built between 1928 and 1930 as part of a semi-detached pair, together with number 23, and designed by architect Edmund Nijsten. Executed in a refined interpretation of the Amsterdam School style, the residence is distinguished by its sophisticated and monumental appearance. It is centrally positioned among similar villas of matching architecture and surrounded by an expansive, beautifully landscaped garden. The ensemble also includes two characteristic garages, seamlessly connected to the villa through the boundary wall. Albert Hahnplantsoen forms part of Berlage’s renowned Plan Zuid. Original features such as stained-glass windows, decorative brickwork, and wrought-iron details enhance the authentic allure of the property. The rear of the villa opens onto a lush, landscaped garden with terraces, French doors, and a generous patio. Architectural highlights, including the tower, bay windows, and dormers with horizontal mullions, contribute to the property’s distinctive character. The garden is further complemented by original wrought-iron fencing and three interconnected garden pavilions, adding a sense of harmony and timeless elegance to the ensemble. In 2003, the villa was meticulously renovated by architecture firm Dik Smeding into a luxurious and spacious family residence. The layout was optimised and the house was upgraded for improved sustainability, aligning it with contemporary living standards. More recently, an irrevocable permit has been granted for the expansion of the basement level. This additional space offers numerous possibilities, such as a gym, home cinema, or guest suite, providing enhanced flexibility and comfort for future residents.
The impressive front door, designed in the distinctive Amsterdam School style, opens into an elegant vestibule featuring a built-in wardrobe. The central hall welcomes with high ceilings and remarkable natural light, enhanced by a large vertical stained-glass window in the staircase. Finished with a natural stone floor, the hall includes a guest toilet and provides access to all main areas of the villa.

Featuring a central cooking island and premium appliances from Gaggenau—including a double American fridge, wine climate cabinet, steam oven, dishwasher, and Quooker tap—the kitchen is a true haven for culinary enthusiasts. Together with the dining room, it forms an inviting space for hosting and entertaining. Elevated positioning allows the kitchen to overlook the garden. A connected utility room, equipped with a sink and providing separate access to the side garden, adds practical functionality to the space.

In addition, a spacious study, equally suitable as an extra bedroom, completes this level. The entire floor is finished with an elegant oak parquet floor, lending warmth and sophistication throughout.
Second Floor
The second floor offers remarkable versatility and is divided into two sitting rooms and two mezzanine-level bedrooms. These areas effectively function as independent studio spaces. The bright landing, with a ceiling height of nearly four metres, enhances the sense of openness. A shared bathroom features a bathtub, separate shower, and double vanities, while the toilet is separate.
Each studio space is equipped with air conditioning and lends itself perfectly to a variety of uses, such as a home office, children’s bedrooms, fitness room, or guest accommodation. A convenient laundry room completes this floor.

The rear and side gardens have been meticulously landscaped, offering an oasis of tranquility and privacy. With multiple seating areas and a spacious terrace, the garden is an ideal spot to relax or enjoy outdoor living. The garden borders a quiet plantsoen, enhancing the sense of nature and serenity. Thanks to its favorable south-facing orientation, the garden enjoys abundant sunlight throughout the day. Both garages are directly accessible from the garden, adding to its convenience.
