Cromhouts Buiten

There are houses that quietly maintain their place in the city — undisturbed by time, fashion, or movement. Herengracht 362 is such an address. With its monumental facade, four windows on the canal, and a rare balcony on the first floor, this apartment offers something that is almost never found in the city center: space, view, and tranquility in one line. Inside, the atmosphere is similar to the outside: bright, spacious, and balanced. The high ceilings, continuous floors, and original details have been preserved, without making the whole feel heavy. The layout is well thought out, with a clear separation between living and sleeping. The result is an apartment that effortlessly adapts to different living needs.
We call this apartment Cromhouts Buiten — a reference to the original client and to the rare balcony on the canal. A home with a view, history, and an effortless elegance.

Architecture

This apartment is located on the first floor of a monumental canal house dating from 1660, designed by Philips Vingboons. The facade is richly detailed and exceptionally wide: 12.54 meters. At the front, there are four tall windows overlooking the canal—a rarity in the city center—and a characteristic balcony with a natural stone balustrade. Inside, the apartment opens up into an impressive living space of almost 70 m², with a ceiling height of approximately 3.5 meters. The beamed ceiling, the fireplace, and the generous dimensions give the living room a powerful yet understated character. Large windows on both sides provide daylight and views of both the Herengracht and the quiet rear courtyard. At the front is a study or library with French doors opening onto the balcony — one of the most distinctive areas in the apartment. The walls are panelled and decorated with stucco ornaments, which reinforce the historical context. The floors are finished with wide, white-lacquered wooden planks that give the space an airy and tranquil feel.
The layout of the apartment is clear and balanced. The living areas are on the canal side, while the bedrooms Bathrooms the rear. The whole combines classic elements with modern living quality, without compromising on sober elegance.

What the residents will miss

What makes this house so special to us is above all the tranquility and the view of the canal, right in the middle of the liveliness of the city. Large windows and a characteristic balcony offer a view of one of the most special parts of the Herengracht. The living space at the front is light and spacious, with city life as a tranquil backdrop. Another favorite is the rear of the house with its view of the green courtyard gardens with centuries-old trees, an oasis of tranquility in the middle of the city.
Everything else is within walking distance, including the Spui with my favorite bookstore, Athenaeum, and Café Hoppe. Another favorite is Pompadour, just around the corner on Huidenstraat.
After living here for over forty years with great pleasure, it is now time to pass the house on to its future new residents.

Southern Canal Belt neighborhood.

The apartment is located on a quiet, central part of the canal, near the intersection with the Leidsegracht. It falls exactly in the area between the Leidsegracht and the Vijzelstraat, adjacent to the Spiegelkwartier. The position in the bend of the canal provides a particularly panoramic view over the water. A piece of Amsterdam that distinguishes itself by its openness and serenity: without houseboats and with a remarkably generous width. Thanks to the proximity of the Rokin metro stop, accessibility is optimal, with Immediately connections to other parts of the city. The area offers a balanced mix of metropolitan amenities: fine restaurants, specialized caterers, galleries and cultural institutions are located a short distance away. Neighborhood guide

The small streets around the canals have an almost village-like character with coffee bars, bookstores, and artisanal specialty shops. A few minutes' walk away you will find the Spiegelkwartier, the neighborhood that has been the beating heart of art and antique trade in the Netherlands for more than a century. Moreover, you are close to the major cultural centers: the Rijksmuseum, the Stedelijk, and the Van Gogh Museum are literally within walking distance, as are the theaters around Leidseplein.

The Lebanese Sajeria

Every day, long queues form in front of the The Lebanese Sajeria branches in Amsterdam. This establishment started as a food truck where the owners served Lebanese fast food with a twist. In 2016, they opened their first restaurant in the 9 Straatjes (9 streets) and it became a great success. They now have three locations in Amsterdam where they serve delicious dishes from Lebanese cuisine every day. At The Lebanese Sajeria, they cook with a traditional Saj; a dome-shaped plate on which breads can be baked. They make their manoushes and saj breads on the saj, which are used for the flavorful wraps such as the Manoushe Zatar and Halloumi or the Beef Labneh.

Hoppe

This cafe is a classic: Café Hoppe has been located on the central square called t’ Spui since 1670. Café Hoppe has a rich history: the foundation for one of the largest political parties in the Netherlands was laid here, former Queen Beatrix honored the traditional Amsterdam pub with a visit, and Freddy Heineken, founder of the most famous Dutch beer, was a regular at this centrally located cafe. Hoppe is still one of the most vibrant cafes in the center of Amsterdam. Settle down here for a (Heineken) beer, enjoy the sun, and look around.

It is a brown café with a creative edge, sandwiches with 'kroket' and a daily special on Mondays.

With each cup of coffee, Pomadour also serves a homemade financier, a delicious French cake made with Spanish almonds and brown butter. In short, this is the place to be for the best pastries with pure flavors.

Then you can always just take the food with you. The range of dishes is fairly fixed and not very large, but this promotes quality. Fancy tasty, healthy, and not too complicated food? Two Story

Two Story was born out of the belief that art is for everyone and that contemporary art does not have to be distant or intimidating. The founders transformed a historic canal-side building into a two-story combination of gallery, design store, and café that feels like a real home. Their vision revolves around creating that Sunday Morning Feeling, with the smell of fresh coffee, soft music, and art that blends into the daily rhythm. For the design, they collaborated with Copenhagen-based Atelier Axo, known for their spatial storytelling and sense of balance between old and new. The atmosphere is warm and accessible, a place where nostalgia and innovation come together in an environment that makes art feel natural.

Spui Book Market

The Book Market on Spui is held every Friday, throughout the year, from 10:00 a.m. to 6:00 p.m. Only in cases of force majeure (such as very bad weather) is the market canceled. But this doesn't happen often, because true book lovers aren't deterred by a little rain, and neither are the sellers. You'll find second-hand and antiquarian books here, and the market has been a household name for thirty years, even abroad. You can also find prints, pamphlets, posters, documents, and magazines here, in multiple languages!

The Frozen Fountain

Whether you're a tourist or a native Amsterdammer, it's always a pleasure to stroll through the nine streets. The Frozen Fountain is one of those shops that catches your eye when you pass by the window display with its eccentric designer furniture. The foundation for The Frozen Fountain was laid in 1992 as a platform for designers, mainly graduates of the Design Academy in Eindhoven. Because Dutch Design had already gained considerable international renown, the collaboration with young Dutch designers was a huge boost to The Frozen Fountain's reputation. In addition to being a store with a beautiful collection, the frozen fountain also calls itself an institute: for and by designers, to uphold the honor of Dutch Design. And how!
