Guided tour
This exceptionally spacious apartment is located on the first floor of a monumental building on the stately Herengracht canal. The façade features four tall windows, a balcony with balustrade, and a classic front door framed by natural stone.
The entrance floor opens with a spacious reception hall that provides direct access to the living room at the front. This living space measures almost twelve and a half meters in width and offers unobstructed views across the full width of the canal. The spacious effect is enhanced by the beamed ceiling and the white-lacquered wooden floor, which continues through to the dining area at the rear. Centrally located in the room is a fireplace – subtly designed and positioned as a connecting element.
At the rear, adjacent to the courtyard, is the dining area with adjoining kitchen. The layout is spacious and functional, featuring a cooking island and natural light through large windows. The layout facilitates a smooth transition between cooking, working, and relaxing.
A hallway with stained glass windows leads to the more private part of the apartment. At the end is the master bedroom, which is spacious and overlooks the inner gardens. The en-suite bathroom is finished with natural stone and features a freestanding bathtub, walk-in shower, and sink. On the opposite side of the hallway is a second bedroom with an adjoining bathroom, finished in marble.
At the front, adjacent to the study, is the balcony—a fully-fledged outdoor space with morning sun and a view of the canal. This outdoor space on the façade is rare within Amsterdam's canal profile and is a distinctive feature of the apartment.
Cromhouts Buiten is a single-story apartment with historical value, a well-thought-out layout, and a quiet location—a residential property with character, balance, and clarity.

Cromhouts Buiten
There are buildings that quietly retain their place in the city—undisturbed by time, fashion, or change. Herengracht 362 is one such address. With its monumental facade, four windows overlooking the canal, and a rare balcony on the first floor, this apartment offers something that is almost unheard of in the city center: space, views, and tranquility all in one.
Inside, the atmosphere is similar to the outside: bright, spacious, and balanced. The high ceilings, continuous floors, and original details have been preserved without making the whole feel heavy. The layout is well thought out, with a clear separation between living and sleeping areas. The result is an apartment that effortlessly adapts to different living requirements.
We call this apartment Cromhouts Buiten — a reference to the original client and to the rare balcony overlooking the canal. A home with a view, history, and a natural elegance.

Architecture

This apartment is located on the first floor of a monumental canal house dating from 1660, designed by Philips Vingboons. The facade is richly detailed and exceptionally wide: 12.54 meters. At the front, there are four tall windows overlooking the canal—a rarity in the city center—and a characteristic balcony with a natural stone balustrade.
Inside, the apartment opens up into an impressive living space of almost 70 m², with a ceiling height of approximately 3.5 meters. The beamed ceiling, the fireplace, and the generous dimensions give the living room a powerful yet understated character. Large windows on both sides provide daylight and views of both the Herengracht and the quiet rear courtyard.
At the front is a study or library with French doors opening onto the balcony — one of the most distinctive areas in the apartment. The walls are panelled and decorated with stucco ornaments, which reinforce the historical context. The floors are finished with wide, white-lacquered wooden planks that give the space an airy and tranquil feel.
The layout of the apartment is clear and balanced. The living areas are on the canal side, the bedrooms Bathrooms the rear. The whole combines classic elements with modern living quality, without compromising on sober elegance.

Living and cooking

The living room extends across the entire width of the building and covers almost 70 square meters. Thanks to the four tall windows on the canal side, the ceiling height of approximately 3.5 meters, and the continuous sightlines to the rear, this space feels both monumental and light. A fireplace forms the focal point of the room, with space for seating and reading corners on either side. The wide, white-painted wooden floor contributes to the bright, tranquil appearance of the interior.
At the rear of the living space is the dining area, visually connected to the kitchen. The space is large enough for a long dining table or multiple functions side by side. The wooden beams on the ceiling emphasize the length of the room and bring rhythm and scale to the whole.
The kitchen is located in a spacious corner and features a central cooking island. The cabinets are finished in a light color scheme with perforated fronts, creating a subtle interplay of texture and transparency. Large windows on the courtyard bring in pleasant daylight. The island offers Location several bar stools and serves as an informal meeting place between cooking and dining.
The routing between the kitchen, dining area, and sitting area is fluid. The spaces flow into each other, but each retains its own position and function within the whole. This creates an open, well-organized living landscape in which light, space, and symmetry set the tone.

Sleeping and bathing

A long hallway—lit by stained glass windows—leads to the quiet rear of the apartment. Here you will find the master bedroom, which is spacious and located on the garden side. The room is quiet and light, with enough space for a sitting area, wall-to-wall cupboards, and a large mirrored wall that enhances the depth of the room. The adjoining bathroom is en suite and finished in beige natural stone. There is a freestanding bathtub, a wall unit with integrated sink, and a separate toilet.
On the other side of the apartment is a second, compact bedroom, suitable as a guest room or study. Immediately is the second bathroom, fully clad in light gray marble. It features a walk-in shower, sink, and toilet, and is finished in the same understated, high-quality style as the rest of the apartment.
The transition from the lively living area on the canal side to the more private bedrooms at the rear is subtle and logical. The layout ensures privacy without compromising the open character of the home. The sleeping area is functional and comfortable, with carefully chosen materials and a calm atmosphere.

Balcony

At the front of the apartment is a balcony with a view over the Herengracht. The balcony has a natural stone balustrade and is accessed via French doors from the study. This outdoor space is exceptional in this part of the canal belt and is a distinctive feature of the apartment.
Thanks to its eastern orientation, it enjoys morning sun. The balcony overlooks the water, the bridge, and the other side of the canal. Its location on the first floor provides views and openness, with sufficient distance from street level. The presence of mature trees along the quay provides shelter and a sense of the seasons.
The balcony is wide enough to be used as a seating area and Immediately the interior. The combination of location, view, and use of materials makes it an outdoor space with clear added value—rare in this context, but self-evident in this apartment.

The apartment is located on a quiet, central section of the canal, near the intersection with Leidsegracht. Its position on the bend of the canal offers a particularly panoramic view over the water. This is a part of Amsterdam that stands out for its openness and serenity: without houseboats and with a strikingly generous width. Thanks to its proximity to the Rokin metro stop, accessibility is optimal, with direct connections to other parts of the city. The area offers a balanced mix of metropolitan amenities: refined restaurants, specialty caterers, galleries, and cultural institutions are all within easy reach.

accessibility The apartment is easily accessible by bicycle, car, and public transportation. The A10 ring road can be reached within 5 minutes by car via exit S108 (Oud-Zuid). From both Koningsplein and Rokin Rooms tram, metro, and bus lines, such as tram 2, 4, 12, 14, and 17 and the metro to Station Noord and Station Zuid. By bike, Central Station is a 5-minute ride away.

What the owners will miss

What makes this house so special to us is above all the tranquility and the view of the canal, right in the middle of the liveliness of the city.
Large windows and a characteristic balcony offer a view of one of the most special parts of the Herengracht.
The living space at the front is light and spacious, with city life as a tranquil backdrop. Another favorite is the rear house with a view of the green courtyard gardens with centuries-old trees, an oasis of tranquility in the middle of the city.
Everything else is within walking distance, including the Spui with my favorite bookstore, Athenaeum, and café Hoppe. Another favorite is Pompadour, just around the corner on Huidenstraat.

After living here happily for over forty years, it is now time to pass the house on to its future new residents.

The Lebanese Sajeria

Every day, long queues form in front of the The Lebanese Sajeria branches in Amsterdam. This establishment started as a food truck where the owners served Lebanese fast food with a twist. In 2016, they opened their first restaurant in the 9 Straatjes (9 streets) and it became a great success. They now have three locations in Amsterdam where they serve delicious dishes from Lebanese cuisine every day. At The Lebanese Sajeria, they cook with a traditional Saj; a dome-shaped plate on which breads can be baked. They make their manoushes and saj breads on the saj, which are used for the flavorful wraps such as the Manoushe Zatar and Halloumi or the Beef Labneh.

It is a brown café with a creative edge, sandwiches with 'kroket' and a daily special on Mondays.

Two Story

Two Story was born out of the belief that art is for everyone and that contemporary art does not have to be distant or intimidating. The founders transformed a historic canal-side building into a two-story combination of gallery, design store, and café that feels like a real home. Their vision revolves around creating that Sunday Morning Feeling, with the smell of fresh coffee, soft music, and art that blends into the daily rhythm. For the design, they collaborated with Copenhagen-based Atelier Axo, known for their spatial storytelling and sense of balance between old and new. The atmosphere is warm and accessible, a place where nostalgia and innovation come together in an environment that makes art feel natural.
