A new foundation for the future

Adriaan Dorgelo of DME has been developing in Amsterdam for 25 years. Together with his business partner Walter de Haan of WJ Projects, they handle both development and construction. He recognizes the challenges of building within a historical context. "This isn't New build you can just knock something down," he says. "You work on every square centimeter, with an eye for aesthetics, neighbors, and history."

Sarphatistraat 30, Birkenstock's new Benelux headquarters, is a striking example of this. Everything from the foundations to Services and installations rebuilt, with only the front and rear façades remaining. Beulingstraat was also stripped down and rebuilt, retaining details such as the monumental staircase. And Oosteinde? According to Adriaan, this is the most intensive project date: 200 years old, technically dilapidated, and now being transformed into a gas-free, BREEAM Excellent office with 120 solar panels, heat recovery units, rainwater collection, and green parking spaces.

At Birkenstock's headquarters, even the furniture in the showroom is inspired by the profile of the iconic Birkenstock sole.

"It's difficult to build in a truly sustainable way within the regulations governing historic buildings," Merijn acknowledges. "But it is possible. DME demonstrates that, even within the limits of legislation and regulations, you can still deliver a building that meets tomorrow's requirements." All buildings are equipped with heat pumps, heat recovery units, solar panels (up to 120 on Oosteinde) and have an A+++ energy label. They also achieve the BREEAM-NL 'In-Use Excellent' Certificate. This is an exceptional achievement in listed real estate.
