The commercial building has a total gross floor area of 1,499 m². Approximately 505 m² of commercial space on the first floor is vacant and rent-free, making it ideal for an owner-occupier. The commercial building is located on a 1,045 m² leasehold plot, was built around 1954, and was last extensively renovated in 2002.

In the adjacent former factory tower, four floors have been built in, creating (partly leased) office space. The office tower offers a beautiful view of the IJ and Amsterdam North.

History

The Oranjewerf is located at the beginning of Nieuwendam in Amsterdam North. Immediately is the (former) Gembo site, now known as the Noord 9 business park. The commercial building at Nieuwendammerdijk 536 B-F, For Sale is part of this site. The name of this site derives from a former factory that produced water glass, a raw material used in the sulfuric acid production of neighboring company Ketjen.

The industrial building was constructed in 1954 as a former storage warehouse for the Gembo water glass factory. The warehouse had a crane track with supports in the long walls and in the middle of the hall. The storage warehouse was used to store sand and soda. The sand and soda were delivered by cargo ship and brought into the building via the rear by crane. In the 1980s, the Gembo factory closed, and various types of small businesses appeared on the site. The current users are very diverse: garage companies, painting companies, stonemasons, coffee roasters, and diving companies.

In 2002, the current owner carried out extensive renovations to the former factory, adding a floor to the warehouse and four floors to the former storage tower. In recent years, the former factory space has been used as a car garage, storage space, and office/showroom space.

Layout

The red brick factory building is divided into various commercial spaces. Garagebedrijf Oost is located on the ground floor (left), and The Big Lab Sports Center is located on the ground floor on the right (behind the middle overhead door). On the far right, behind the overhead door, there is a freight elevator that connects to the large commercial space on the first floor. This space is unique due to its impressive ceiling height of 6.3 meters, the roof construction with windows at the top, and the steel and glass partition walls at the rear of the space. The high office tower is accessible via its own entrance. The staircase leads to the office spaces located in the high office tower, which offer a beautiful view of the IJ and Amsterdam North.

536 Nieuwendammerdijk (9)

Outdoor area

The (enclosed) outdoor area is accessible via a gate on the Nieuwendammerdijk side. The area is approximately 265 m² in size. Two overhead doors provide access to the commercial building itself. In addition, the freight elevator is accessible from the outdoor area. The area is suitable for loading and unloading or for parking several cars.

At the rear of the commercial building is an outdoor area measuring approximately 85 m² with a quay of almost 19 meters, located on open waterways with a direct connection to the IJ.

Redevelopment opportunity

The Gembo site, which includes Nieuwendammerdijk 536 B to F in Amsterdam, is one of six business parks in Amsterdam-Noord that is undergoing (or may undergo) a transformation into a mixed residential and working area. The Gembo site and the adjacent Oranjewerf have the potential to be used for living, working, and recreation due to their favorable location on the IJ. Currently, the Oranjewerf, together with a number of plots on the Gembo site, is owned by a single leaseholder. This party has Local authority the Local authority about the future development of the area. Neighbourhood + hotspots

The commercial building is located at the head of the (former) Gembo site (also known as the Noord 9 industrial estate). The site is home to various small-scale businesses. On the other side of the canal is the Oranjewerf. In the future, the Oranjewerf will be developed into a residential/working area with many public facilities.

The green area between the Gembo site and the Nieuwendammerdijk offers a beautiful and peaceful view of the charming old dike houses. The historic center of Nieuwendam is located near the lock. In summer, the IJ neighborhood ferry sails to Central Station from the terrace of café 't Sluisje.

The Nieuwendammerdijk itself is one of the most picturesque and historic streets in the city. It is a long dike that winds through the village of Nieuwendam, a neighborhood with a quiet, almost village-like atmosphere, despite its proximity to the hustle and bustle of Amsterdam. The area is characterized by a nautical atmosphere, partly due to its proximity to the water and its history as a shipbuilding location.

Accessibility

The commercial building is easily accessible by car. From the A-10 ring road (exit S115), the commercial space can be reached within a few minutes via Zuiderzeeweg. The bus stop for lines 37 (from Amstelstation to Noord) and 245 is also located on the main road IJdoornlaan. The ferry from Central Station to IJplein/Meeuwenlaan also makes it easy to reach by bicycle.

Parking facilities

The property includes a lockable outdoor area of approximately 265 m² with sufficient space for parking cars. Parking is also possible on public roads via a payment or permit system. Information about the conditions and options for obtaining a (business) permit and any waiting times can be requested from the Local authority .

Café 't Sluisje

This old brown café has been around for over 100 years. For a moment, it looked like 't Sluisje was going to disappear, but it was bought by 85 local residents and a new manager was found. It is a really cozy neighborhood café where everyone knows each other and meets up. The terrace is located on a lock, and it's a wonderful place to sit in the summer. But even in winter, with a nice hot chocolate with whipped cream and a winter coat, you can enjoy the view of the beautiful Nieuwendammerdijk and the rest of rural northern Amsterdam.

The restaurant is located in a huge industrial warehouse on the waterfront in Amsterdam North, which, despite its size, has excellent acoustics and is very well and stylishly decorated. Every evening, it is filled with regular customers who keep coming back for the (pickled) poussin and the dessert 'heavenly mud', among other things. In summer, you can sit on the terrace and enjoy the view of the IJ river. Goudfazant now also bakes its own bread! The 'group' now also includes other businesses such as Café Modern and (in collaboration with Sander Overeinder) restaurant VRR.

FC Hyena is a charming combination of cinema, bar, and restaurant. You can watch cult films here in the two cozy cinema theaters. The menu is compact and good, and most of the dishes are prepared in a large wood-fired oven. Camarat

Camarat is a new restaurant-bar concept in Amsterdam-Noord that came about after friends Beau van Haren and Ruben Andriesse took over the catering location of the former Chateau Amsterdam to realize their own vision. Wout Langendijk is in charge of the kitchen. He learned his trade at In den Doofpot, did an internship at Noma in Copenhagen, and then worked at Cantine de Caron for several years. This background forms the basis for what he himself calls "Noord Cuisine," with French technique, Scandinavian influences, and a touch of Amsterdam stubbornness. The menu changes with the seasons and feels both refined and relaxed, with dishes that invite sharing. Schellingwoude Farmers' Market

Landmarkt Schellingwoude is a large indoor supermarket selling products mainly from local entrepreneurs and small growers. The Landmarkt is known for its artisanal suppliers from the neighborhood and therefore has a very wide range of high-quality products. You can also pick up freshly prepared meals here or eat in the restaurant next to the supermarket. There, you can eat whatever the chef has prepared, so it's different every day. You can also have a cup of coffee and look out over the beautiful Schellingwouderdijk.
