Between city and tranquility: how the housing market around Amsterdam moves with the dynamics of the city.
What determines the value of a home?
It seems like a simple question, but the answer is nuanced. No two homes are the same, transactions never take place under identical circumstances, and "value" is often nothing more than the sum of scarcity, timing, location, and perception.
Nevertheless, we see clear movements around Amsterdam. The city influences the surrounding municipalities—and vice versa. Anyone who really wants to understand the housing market needs to look at how supply and demand relate to each other within and just outside the city limits.
In Amsterdam, only about 30% of the housing stock is privately owned. Outside the city, that share is considerably higher. The chance of buying a home in the city is therefore smaller, competition is greater, and price pressure is structurally high. As a result, some buyers—often those with accumulated equity or substantial capital—look beyond the city limits. Not out of dissatisfaction, but out of a search for something different.
That buyer is looking for something specific:
• Character, atmosphere, and a unique style
• Space and comfort
• Good accessibility (train, metro, bus—or just by e-bike)
• And above all: experience
Places such as Abcoude and Weesp benefit from this. There, you can feel the proximity of the city, but with more peace and quiet and residential enjoyment. The romance of a detached house, an old dike house, or a home with a distinctive design often proves to be the deciding factor. This type of home increases in value faster than the average New build the post-war neighborhoods.
Not every home outside the city is performing well. residences do not sufficiently meet the wishes of Amsterdam buyers—such as generic New build character or with poor accessibility—are lagging behind in terms of value development.
In the long term, inflation, interest rates, and fiscal measures naturally play a role. But ultimately, the most decisive factor remains the enjoyment that a place offers.
Broersma Wonen that every home is unique—and that every purchase is a personal choice, shaped by context, timing, and experience. That is precisely why we look beyond the bricks and mortar. We interpret not only the market, but also the stories behind it.
