Local authority intends to designate neighborhoods in Oud-West and Oud-Zuid as protected cityscapes.

The area in Oud-Zuid and Oud-West that would be covered by the protection is the Overtoom and Vondel neighborhoods north of Vondelpark, the Concertgebouw and Museumplein neighborhoods, and De Pijp with the banks of the Amstel River.

What does this mean for you?

This is a decision with advantages and disadvantages. The neighborhood will be protected in terms of its appearance, which is always a good thing. At the same time, designating it as a Protected Cityscape will impose additional rules and restrictions on what you can and, more importantly, cannot build or renovate on your home. Provided your house is not a listed building, you are now no longer allowed to carry out a large number of 'permit-free' renovations. This right lapses as soon as the Local authority issues Local authority formal designation.

Advice and note.

If you intend to renovate and/or make your home more sustainable, we recommend that you Immediately so Immediately before the designation becomes formal. Currently, these renovations are still being handled on the basis of the current laws and regulations. Immediately designation, the Local authority will suspend Local authority application or you will no longer be allowed to build without a permit.
