Design vision
Along the broad, tree-lined Jan van Eijckstraat in the heart of desirable Amsterdam Zuid lies an apartment that unites classical allure with a contemporary signature. The residence forms part of a striking building block in the Amsterdam School style, recognised by its expressive brickwork, robust entrance portals and asymmetrical window compositions. Behind this façade unfolds a surprisingly modern interior, completely renovated in 2021 under the direction of Den Older/Vleugels Architecten and executed by Trustan Bouw. The renovation refined the home down to the smallest detail: composite walls and floors were applied in all bathrooms from floor to ceiling, creating a seamless and minimalist aesthetic. All rotating windows and exterior doors were replaced and fitted with insulated glazing, enhancing both comfort and energy efficiency. The roof was fully renewed as well, with new bitumen covering, insulation on the flat section and insulation beneath the tiled roof. While the classical layout has been carefully preserved, it has been modernised with new electrical, plumbing and drainage infrastructures. The result is an energy label A. Light and sightlines play a defining role in the design: the rhythm of the staircases, the axial views from façade to façade and the strategic openings towards the roof terrace make the home not only highly functional, but also visually remarkably rich.
Living and cooking
The living floor spans more than ninety square metres and is arranged into three harmonious zones: a lounge with fireplace and dining area at the front, and an intimate television room at the rear. This configuration is subtly defined by bronze pivot doors that separate the spaces without diminishing the open character. Large window openings on both façades allow abundant daylight to fill the apartment. The kitchen is of a calibre immediately recognisable to design enthusiasts: a handleless, fully integrated SieMatic. The cooking island forms the central anchor of the space, finished with a Cosentino/Dekton marble-look worktop that is mirrored in the wall-mounted buffet cabinet. Nearly all appliances are by Gaggenau, including a wine climate cabinet, combi ovens, steam oven, teppanyaki plate, gas wok burner, induction hob, warming drawer and a Wave extraction system with Plasma filter. Lighting and material choices contribute to the refined, luxurious atmosphere of the kitchen. The floor is finished in solid oak parquet laid in a block pattern, installed over a floating insulated subfloor with zoned underfloor heating, which can also be controlled via smartphone.

Accessibility

Parking
Parking is available on the public road through a permit system, within permit zone Zuid 2.2. A permit for Zuid 2.2 allows parking in Zuid-1, Zuid-2 and Zuid-8. A residents’ parking permit costs €192,81 per six months, with the duration of the first permit period possibly varying. Een rustpunt in het mooie Amsterdam
Toen wij 25 jaar geleden de Jan van Eijckstraat verlieten om buiten de stad te gaan wonen, voelden wij al dat we hier op een goed moment weer terug zouden keren. Midden in Amsterdam-zuid is deze rustige straat een hele fijne plek om te wonen.
De locatie om de hoek van de gezellige Beethovenstraat en vlakbij de trendy Cornelis Schuytstraat met alles binnen handbereik, van groenteman tot brasserie is een van de dingen die we aan de buurt gaan missen. Even een paar minuutjes lopen naar et CLAIRE voor een Franse croissant of bij de ondergaande zon een drankje halen aan het water in de tuin van het nabij gelegen Hilton hotel.
Het fijne aan dit appartement is de grote oppervlakte op een vloer. Door de breedte van 12 meter konden wij al onze wensen hierin realiseren. Vele uren hebben we met architect Florentijn Vleugels van DENOLDERVLEUGELS Architects & Associates aan de keukentafel gezeten om tot het perfecte ontwerp te komen met de beste zichtlijnen, looproutes en lichtinval. Van bouwmuur tot bouwmuur werd de woning compleet gestript en totaal nieuw opgebouwd met o.a. domotica, vloerverwarming en airconditioning geheel geïntegreerd. Tevens ontstond er een veel logischer indeling. De keuken is bijvoorbeeld verplaatst naar de voorzijde waar je vrij uitzicht hebt door de ligging direct tegenover de Albrecht Dürerstraat. Hierdoor heb je ook het hele jaar door profijt van de zon in de living en de keuken. De lage herenhuizen aan de overkant dragen hier ook aan bij. De diepe tuinen met groenblijvende bomen aan de achterzijde van de Apollolaan zorgen aan die zijde dan weer voor veel privacy.
Een favoriete plek van ons huis is ’s ochtends in de openslaande deuren van de keuken met een cappuccino genieten van de eerste zonnestralen. Dit was altijd een heerlijk begin van de dag. Maar ook van het dakterras hebben we zeer veel gebruik gemaakt. Door het verplaatsen van de trap is vanuit de keuken de routing beter geworden waardoor je makkelijk via het atrium naar boven loopt om te barbecueën of te borrelen.
Door nieuwe plannen in ons leven gaan we deze fijne plek nu toch verlaten. We hebben er met zeer veel plezier gewoond en zullen het appartement maar ook de buurt, de bereikbaarheid van Schiphol (ca 20 minuten vanuit huis tot in de vertrekhal met tram en trein) de vele restaurants en het spectaculaire uitzicht op de Zuidas vanaf het dakterras gaan missen. Wie weet komen we hier over een paar jaar gewoon weer terug!
