Terrace on the South
This tasteful and luxuriously finished apartment serves as the pied-à-terre for our clients. They purchased it as a new-build property in 2017 and enjoyed staying here for several weeks each year. Upon moving into the apartment, they made several upgrades. Both bedrooms have been fitted with luxurious built-in wardrobes, and the kitchen was designed to maximize storage space, featuring high-end Siemens appliances. The layout of the apartment was entirely customized to their preferences, resulting in an optimal use of space.
For those who value sustainability, this apartment complex is the ideal place to live. It is connected to district heating and conserves gas through the use of residual heat, which reduces CO2 emissions by at least 50%. Additionally, the building has a separated sewage system that collects and recycles rainwater. The roof is well insulated with a moss-sedum layer, making the entire building extra environmentally friendly.
Located on the edge of the Zuidas, this area offers plenty of greenery, with parks such as Amstelpark and Beatrixpark nearby. Furthermore, all the city’s amenities—shops, restaurants, and schools—are within walking or biking distance. In short, this is a wonderful place to live.
Design Vision
The Terras op Zuid project is an apartment complex built in 2017, consisting of six floors and a semi-subterranean parking garage in Amsterdam South. The building is featured in the 2017-2018 Architecture Yearbook of the Netherlands Architecture Institute as one of the best residential buildings of the year.
During the urban planning explorations, a terraced building was determined to be the best use of the available plot. NL Architects, known for the renowned Forum Groningen, designed the building with a tiered setback facade on the southern side. This allows the spacious outdoor areas to receive plenty of sunlight, and residents enjoy expansive views of the lush Buitenveldert area across the canal. All apartments have sunny south-facing terraces. The terraces are adorned with hanging gardens, designed by landscape architect Jos van de Lindeloof. A fully automated system manages the irrigation, with planters embedded in the terrace floors, giving the appearance that the plants grow directly from the concrete. The greenery acts as a natural screen for the private spaces. The landscaping is owned and maintained by the Owners’ Association (VvE).
The architects aimed to create a sense of spaciousness within the apartments. The freestanding core containing wet rooms, the kitchen, technical facilities, and storage areas, allows for long sightlines. The large glass sliding doors make the deep and wide terraces feel like an extension of the living space.
Living and Cooking
The apartment on the raised ground floor is accessible via the shared, modern, and well-maintained main entrance, either by elevator or stairs. The spacious hallway in the apartment provides access to all rooms. The living room and open kitchen have a pleasant ceiling height of approximately 2.70 meters, with plenty of natural light streaming in through the glass sliding doors. The living room is located at the rear of the apartment and opens onto the south-facing terrace.
The modern kitchen is equipped with an island, which also serves as a space for breakfast or drinks. The kitchen features high-quality Siemens built-in appliances, including a combi-oven, induction hob, extractor hood, and fridge-freezer. The living area is finished with clean lines, with walls plastered in warm tones and a PVC floor with underfloor heating.
Sleeping and Bathing
The two bedrooms are located at the rear of the apartment and are equipped with luxurious built-in wardrobes. The terrace is accessible from both bedrooms through sliding doors. The view of the lush water feature is calming.
The bathroom is modern and fitted with a walk-in shower, bathtub, double washbasin, and toilet. In the hallway, there is a separate toilet and a utility room that can also serve as storage and a wardrobe.
The Terrace
The spacious terrace spans the entire width of the apartment and is equipped with lighting, an outdoor faucet, and a double electrical outlet. It is perfectly south-facing, ideal for sun lovers. The terrace is designed with planters embedded in the floor, creating the unique effect of a hanging garden. From the terrace, there is a beautiful, unobstructed view of the greenery and the water.
Parking
Parking is possible in the underground garage, with direct access to the apartment floor. There is also a separate storage for bicycles.
