A bright and airy apartment spanning two and a half floors, with approximately 112 m² of living space. Living on the canals is a dream for many; this apartment stands out for its location, exposed beams, and three windows facing the canals. The apartment is located on freehold land.

Guided tour
The entrance to the apartment is on the second floor. From here, the staircase leads up to the living area on the fourth floor, where the space opens up from wall to wall. At the front, you look out over the Prinsengracht canal. The living room is spacious and light, with white-painted beams and a wooden floor that adds warmth. The sitting area faces the view, so you always feel connected to the outside. In the middle of the room, an open staircase leads to the floor above, without interrupting the view or the openness. At the rear is the dining room, with direct access to the sunny balcony. Wide folding doors open completely, making the terrace a natural part of the living space. The kitchen is understated in style, brightly designed with clean lines and white fronts. A granite worktop and built-in appliances complete the look.

The bedrooms are spread over three levels, each with its own character. On the third floor is a spacious bedroom on the canal side, with high windows and a view over the water. This room has space for a bed, workspace, and dressing area, and has its own bathroom with bathtub, shower, toilet, and sink.
The second bedroom is located at the rear of the living floor and is currently used as a quiet guest room or study. This room also has a washbasin. On the same floor, there is an additional shower room and a separate toilet — functionally integrated into the floor plan.
At the top, on the fifth floor, there is a third bedroom under the sloping roof. The exposed rafters and high ridge give the room character. Built-in cupboards provide storage space. Opposite this room is an open work corner on the mezzanine level, overlooking the floor below — a place to retreat to without being completely closed off.

The Prinsengracht itself is one of Amsterdam's most famous canals and stretches through the heart of the city. It is surrounded by elegant mansions, graceful bridges, and lush trees that form an idyllic backdrop. The view of the canal is breathtaking, and every day offers new surprises.
The neighborhood around the property is also home to many iconic landmarks. One of these is the Westerkerk, an imposing church with a distinctive tower that rises high above the city. The light prince
Charming and light apartment spread over two and a half floors of approximately 112 m², located on one of Amsterdam's most beloved canals. The location, the characteristic beamed ceilings, and the view of the canal through three wide windows make this home a special living experience.
The layout includes a spacious living room with open kitchen, three bedrooms, one and a half bathrooms, a sunny balcony, and a practical storage room in the basement.
Centrally located in the canal belt, in the middle of the characterful Nine Streets area.
The building was renovated in the 1980s, during which the foundation was also repaired, and subsequently divided into three apartments. The owners' association is small but active; the exterior painting was carried out approximately two years ago.

Design vision

Prinsengracht 403 C is part of a characteristic row of canal houses that were built during the 19th century, at a time when Amsterdam was growing rapidly and the canal belt was becoming increasingly densely populated. This particular building is designed in a modest neoclassical style, recognizable by its sleek façade composition, symmetrical window arrangement, and subtle decorative elements. The facade is constructed of warm red brick with natural stone moldings and a classic cornice under the eaves. These refined details and high-quality materials contribute to the building's elegant appearance and firmly anchor it in the architectural tradition of the 19th century. The large, tall windows not only provide an abundance of daylight, but also give the building a stately and open appearance. The deep sills, bluestone thresholds, and the carved hoist beam under the roof testify to craftsmanship and function: the building was once partly used as a live-work space, as was common during this period. The dark window frames form a stylish contrast to the light paintwork of the cornice and emphasize the vertical articulation of the building.
The house is located in a street where 19th-century grandeur and modest modernization meet. Prinsengracht 403 C exudes the history of the canal belt, but has been adapted to contemporary living requirements while retaining its original character. The foundations were repaired in the 1980s.

Living and cooking

The entrance to the apartment is on the second floor.
The living area is on the fourth floor and extends from facade to facade, with light coming in on two sides. At the front, an elegant three-part window opens onto the foliage and water of the Prinsengracht. The view is like a living painting that changes with the seasons.
The living room is spacious and airy. White-painted beams and wooden floors add warmth and character. The sitting area is oriented towards the view, maintaining a direct connection with the outside. In the middle of the room, a floating staircase subtly marks the transition to the upper floor without disrupting the open character.
The dining room is located at the rear of the living room, Immediately to the balcony. Wide folding doors open completely, making the terrace a natural extension of the interior. The kitchen has a bright and understated design, with clean lines, high-gloss white fronts, and a granite worktop. The L-shaped composition is equipped with various built-in appliances.

Sleeping and bathing

The bedrooms are spread over three levels, giving the house a pleasant layered and dynamic feel. Each room has its own atmosphere and function.
On the third floor, at the front of the house, is a spacious bedroom with floor-to-ceiling windows and a beautiful view over the canal. The room offers Location a large bed, a work corner, and a dressing area, without compromising on light and air. The en-suite bathroom is functionally equipped with a bathtub, shower, toilet, and sink.
The second bedroom, equipped with a washbasin, is located at the quiet rear of the house. This floor also has a separate toilet and a second, compact shower room — carefully fitted into the floor plan.
On the fifth floor is a third bedroom under the sloping roof. The ridge height is impressive, with exposed rafters that add structure and character. Here, the architecture comes together with the interior: understated, tranquil, and perfectly balanced. Built-in cupboards provide storage space. This room is ideal as a guest room or children's room. Opposite this room, on the mezzanine level, is a workspace with a view of the living area below — a place to retreat without losing contact with the house.
